Overview:
tmtj was founded in 2004 by Moira Tlhagale, a Quantity Surveyor by profession and Thembi Jacobs an Architect by profession. tmtj had offices in Gauteng and Cape Town headed by the two founders respectively. Due to economic pressure the Cape Town office has been closed and therefore tmtj is currently operating from the Gauteng office only where Ms Moira Tlhagale is the sole Director.
tmtj is 100% black woman owned and offers these services:

tmtj has undertaken various projects in both the public and private sector. tmtj is a Level 1 B-BBEE

Ms Tlhagale is the Owner and Managing Director of tmtj Consulting Gauteng (Pty) Ltd. She is a Quantity Surveyor by profession and a registered Construction Project Manager with the South African Council for Project and Construction Management Professions (SACPCMP) and a member of the Institute of Directors in Southern Africa (IoDSA).
She holds a National Diploma in Building Surveying from Peninsula Technikon (1993) and a BSc Honours Degree in Quantity Surveying from University of Cape Town (1998), Certificate in Property Intermediate Programme, Certificate in Shopping Centre Management. She has completed the JSE AltX Director Introduction Programme, Being a Director (Part 1- 4) and Mastering Chairmanship with IoDSA.
Ms Tlhagale has over 20 years’ experience in the Built Environment ranging from being a Quantity Surveyor, Property Development Manager and Construction Project Manager. Ms Tlhagale has been involved in various projects in the public and private sector. These include her role in projects such as the Cape Town International Departures Terminal as a Quantity Surveyor, to the Development Management role at Propnet (Division of Transnet) and V&A Waterfront focusing on Retail and Commercial Developments.
She was also the Leader of the 2010 FIFA Local Organising Committee of South Africa Technical Team, with the role of the team being Oversight Project Management to ensure successful delivery of all 10 Stadiums that were used for the 2010 FIFA World Cup. Furthermore, she was involved as an Oversight Project Manager for the performance of Flagship Projects for the Office of the Premier of Gauteng. Lastly, one of the key projects she was involved with was as a Programme Manager in the Accelerated Schools Infrastructure Delivery Initiative (ASIDI) where 50 schools were built in the Eastern Cape.
Currently, Ms Tlhagale is a Project Director on various projects undertaken by tmtj Consulting in project management which vary from Housing Developments, Stadiums, Offices Refurbishments and Shopping Centres Development and Refurbishments.

1. Project Management:
This is the process of initiating, planning, executing, monitoring and controlling the project to achieve set goals. This process typically includes the following:
• Identifying requirements • Addressing various needs, concerns, expectations of the stakeholders throughout the planning & implementation phase • Balancing of the project constraints i.e. Scope, Quality, Budget & Time
Construction Project Management services is divided into the following 6 project stages:
• Inception • Concept & Viability • Design Development • Documentation & Procurement • Construction Monitoring • Close-Out
We at tmtj apply the necessary technical and administrative skills to help our Clients meet the desired objectives. We oversee the adherence to the project deliverables per project stage, coordinate the flow of information amongst the project stakeholders and manage the process to ensure that the project is successful.

2. Programme Management:
Programme Management is the process of managing multiple related projects to obtain maximum benefits. Our key focus on managing multiple projects in on the Strategy and Implementation. Our sucess in undertaking Programme Management underlies in our ability to:
• Define the programme • Careful preparation of a Project Execution Plan • Implementation of the Project Execution Plan • Monitoring of the programme and Project Execution Plan
tmtj has successfully managed interdependent projects under one programme.
3. Development Facilitation:
Real Estate Development or Property Development is a multifaceted business process, encompassing activities such as renovations/extensions of existing building structures to the development of new building structures on either green or brown fields. Some developers require the services of development facilitation which is the process of enabling development that comprise of a range of activities with the end result being a constructable, bankable, sustainable development. tmtj therefore offers development facilitation services and the key processes to undertake such entail the following:
• Project Viability • Identifying all Statutory requirements • Project Sustainability - both cost and design to ensure a successful project • Recommendation for the appointment of a relevant and appropriate consultant team for the project

4. Tenant Installation:
Changes made to the interior of a commercial or industrial property by its owner such as floor and wall coverings, ceilings, partitions, airconditioning, fire protection and security is to accomodate the needs of a tenant.
tmtj undetakes the management of the tenant improvement where necessary and specific tenant installation. In doing this, we ensure that we adhere to the design guideline parameters by the property owner as well as execute the brief by the tenant to ensure a successful quality space to be handed over to the tenant within budget.
