    BUILDING STRUCTUREThe building structure is steel-framed. The exterior walls are clad with prefinished steel siding. There are two flat roof levels, all with conventional built-up roof membrane systems with gravel embedded in an asphalt top coat. The windows consist of double-glazed windows (sealed insulating glass units) and metal spandrel panels, all in prefinished extruded aluminum frames. The vision glass and spandrel panels are glazed from the exterior.

    HEATING AND AIR CONDITIONING The central heating plant consists of two RBI boilers rated to deliver maximum heat input rating of 2,800,000 Btu/hr. The central cooling plant is Trane® CenTraVac™ chillers. The capacity of the chiller us approximately 400 tons. The cooling tower is on EVAPCO with cooling capacity of 460 tons. The Building Automation System (BAS) is a Johnson Control Metasys system. The equipment is controlled by pneumatic control actuation. The office space air distribution is controlled by VAV’s and perimeter heating and cooling systems.

    AIR HANDLING The majority of the building is ventilated by a central air handling unit that contains hydronic coils supplied by the central heating and cooling plants. The unit contains both supply and return fans which have variable speed drives and control dampers.

    TERMINAL UNITSPrimary heating for the majority of the building is provided by induction units fed by the central plants. They are controlled by pneumatic thermostats.

    FIRE SAFETY SYSTEMS The building is served by a Mircom FX 2000 fire alarm panel. It contains both a sprinkler and standpipe system. The standpipe system serves fire hose cabinets located throughout the building. Speakman Drive provides access to the fire department route on the south side of the building. There are two standalone fire department located beside the front entrance.

    ELECTRICALThe main electrical switchgear is rated to deliver 1600A, 347/600V, 3ph 4w.

    EMERGENCY POWEREmergency backup power is provided by a natural gas-fired 50kW (62.5 kVA) generator

    ELEVATORSOne direct acting hydraulic elevator.

    LIGHTINGOffice spaces: Ceiling mounted fixtures withfluorescent T8 lamps.
