• Purpose group to be established based on 5th

Schedule (By-law 134);• Percentage perimeter road access based on

volume of building (By-law 140);• Limit of compartment to be based on 5th

Schedule (By-law 136);• Maximum travel distance to be based on 7th

Schedule (By-law 165)

ARCHITECTURAL CONSIDERATIONS

• Capacity of exits to be based on occupant load based on 7th Schedule (By-law 175);

• Location of exits to be within maximum permissible travel distances (By-law 164);

• Dead end limits to be within maximum permissible under 7th Schedule (By-law 164);

• Internal finishes to comply with Restriction of Spread of Flame under 8th Schedule (By-law 206);

FIRE REQUIREMENTS

Fire requirements must be checked against the following:

• Purpose group of building;• Height and size of building;

The active fire safety systems must follow the fire requirements approved with the building plan

BOMBA REQUIREMENTSSITE PLAN

1. Provide XX No. of two-way outlet pillar hydrants with discharge of 1135 l/min at each hydrant as shown in the plans;

2. Provide 2 length of hose of 65mm dia. 30 m. long with jet and spray nozzle in a box cabinet near each hydrant;

3. Provide fire appliance access road of not les than 6 m. wide and capable of withstanding a load of 25 tons;

4. Gradient of access road shall be not more than 1 in 12;5. Overhead clearance for access road shall be not less

than 5 m.6. Distance between buildings shall comply with the Sixth

Schedule of the Uniform Building By-laws.

BOMBA REQUIREMENTSGENERAL REQUIREMENTS

1. All electrical wiring for emergency systems shall be in metal conduit or of mineral insulated fire rated cables routed in areas of minimum fire risks;

2. All structural elements shall have the fire resistance period complying with the UBBL;

3. Provide ventilation system of the natural or mechanical type for escape staircases;

4. LPG system of the bulk storage type shall comply with the requirements of MS830 and MS930;

5. For buildings exceeding 30 m. all exit staircases shall extend to the roof to provide access;

6. All fire safety signs shall comply with MS982.

BOMBA REQUIREMENTSACTIVE FIRE REQUIREMENTS

1. Provide wet riser system complying with MS1489 Part 1 and as required in the UBBL;

2. Provide first aid hose reel complying with MS1489 Part 1 or as required by the Fire and Rescue Department;

3. Provide fire alarm of the manual break glass type in accordance with the requirements of the Fire and Rescue Department;

4. Provide smoke extractor system complying with MS1780 or requirements as approved by the Fire and Rescue Department;

1. Provide fire lift as indicated in the plan in accordance with BS 2655;

2. Provide fire extinguishers complying with MS1539 Part 1 as indicated in the plans;

1. Provide fixed gaseous extinguishing systems accordingly to the requirements of the Fire and Rescue Department as indicated in the plans;

2. Provide automatic sprinkler system complying with MS1910 or requirements accepted by the Fire and Rescue Department;

1. Provide firemen intercom system with 3-way communication in the escape staircase/ fire lobby, lift motor room, fire pump room and generator room;

2. Provide public address system in accordance with the requirements of the Fire and Rescue Department;

3. Provide electrical isolation switch in accordance with the requirements of the UBBL;

1. Lift lobbies to be constructed of materials with 2 hour fire rating and protected with smoke detectors in accordance with UBBL;

2. Provide emergency exit signs with dual source of current as indicated in the plans;

3. Provide emergency lights with dual source of current as indicated in the plans;

4. Staircases and fire lift lobbies are to be provided with pressurization systems in accordance with MS 1472.

BOMBA REQUIREMENTSPASSIVE FIRE REQUIREMENTS

1. Installation of ceilings shall comply with the requirements of Schedule Eight of the UBBL;

2. All exit staircases shall be of masonry of 115mm thick or open in accordance with the requirements of UBBL as shown in the plans;

3. Provide 1 hour rated fire doors of the self-closing type as indicated in the plans;

4. Walls for store rooms of hazardous materials shall be of 100mm thick masonry with 1 hour rated fire doors and door-closers;

BOMBA REQUIREMENTSPASSIVE FIRE REQUIREMENTS

1. All service shafts shall be sealed at every floor with 2 hour rated fire seal;

2. All fire pump rooms and generator rooms shall be constructed with masonry walls of 2 hour fire rating with fire doors of 1 hour fire rating;

3. Separating walls shall be of masonry 200mm thick constructed to a height of 225mm above the roof level or as approved by the Fire and Rescue Department;

4. Provide deflector wall of 450mm and 115mm thick as indicated in the plans.

SITE PLAN

• Fire hydrants to be indicated along fire appliance access roads at not more than 90 meters apart.

• Complete list of fire requirements to be described.

• Bomba file reference no. to be stated.

M&E ASPECTS

Active fire systems to be identified in the building plans include:

• External hydrants• Portable fire extinguishers;• Hose reels;• Dry or Wet risers;• Fixed gaseous extinguishing systems

HOSE REELS

• Number and locations of hose reels to be indicated;

• All spaces to be covered with a 30 m hose with a 6 m throw;

• Preferred to be beside staircase exit doors;

• Design to be based on MS1489 Part 1

DRY OR WET RISERS

• Number and locations of landing valves to be indicated;

• All spaces to be covered with a 30 m hose with a 15 m throw;

• Preferred to be within fire lobby with access to staircase;

• Design to be based on MS1489 Part 1

FIXED GASEOUS EXTINGUISHING SYSTEM

• Electrical rooms to be provided with fixed gaseous extinguishing system;

• Extinguishing agent can be carbon dioxide;

• Type of clean agent to be identified otherwise;

FIRE ALARM SYSTEM

• Number and locations of manual call points and alarm bells to be indicated;

• Occupant to travel not more than 30 m to reach manual call point;

• Preferred to be beside staircase exit doors;

• Design to be based on MS1745 Part 14

FIRE LIFTS

• Number and locations of fire lifts to be indicated;

• Distance between fire lifts must not exceed 60 m;

• Fire lift must have hoistway segregated from other passenger lifts;

EMERGENCY LIGHTS

Number and locations of self-contained emergency lights to be indicated for:

• Emergency generator room;• Main electrical switch room;• Fire pump room;• Lift motor room;• Staircases and lift lobbies;• Along escape corridors.
