The Operations Manual is a set of record documentation, (manuals and drawings), for the client/facility

manager focused primarily on the technical/mechanical systems in the assigned buildings.

It is the requirement of the operation to coordinate, monitor, and facilitate the maintenance (PM & RM)

works in the buildings.

The Manual should be made available for any person who needs to coordinate and make sure any building

related tasks are done.

Al Jazri is a Laboratory Facility with the area of 59, 545 Sqm. The occupied areas are predominantly on

levels 2, 3, & 4 and each level in the buildings is consisted of six areas as follows:

Areas 3 & 6 consist of 1 meeting room, 5 huddle rooms, and 72 workstations.

Areas 2 & 5 consist of 16 PI offices, 2 meeting rooms, and 32 workstations.

Areas 1 & 4 consist of 12 PI offices, 5 meeting rooms, 3 huddle rooms, and 80.

Areas 1 & 4 in level 5 consist of 2 main conference rooms with sky fold partitions and 6 meeting

rooms.

All meeting rooms are equipped with a state of the art audio visual system.

Levels 0, 5 & 6 rooftop: in level 0 we have an auditorium seating 135 persons for big workshops/seminars.

There is also a state of the art mechanical workshop serving all the PIs & researchers in Campus. In addi-

tion, to SOL maintenance storage rooms, workshops, and mechanical systems serving both buildings with

water, nitrogen, and other general services.

Level 5 consists of HVAC units cooling the facilities and extraction systems from the labs to the roof

stacks. Solar panels are installed in level 6 rooftop and that’s to provide the buildings with hot water and

solar energy through a converter in level 0.

Heating, ventilation, and air conditioning is the technology of indoor and vehicular environmental comfort.

HVAC Equipment/s:

AN AIR HANDLER, or air handling unit (often abbreviated to AHU), is a device used to condition and

circulate air as part of a heating, ventilating, and air-conditioning (HVAC) system. An air handler is usual-

ly a large metal box containing a blower, heating or cooling elements, filter racks or chambers, sound at-

tenuators, and dampers. Air handlers usually connect to a ductwork ventilation system that distributes the

conditioned air through the building and returns it to the AHU. Sometimes AHUs discharge (supply) and

admit (return) air directly to and from the space served without ductwork.

Air handling unit ( AHU 200 & 100 ) made HUNTAIR, 24 AHUs located in Bldg.4 level 5 mechani-

cal and 1 located in level 0 of both buildings. Fan Coil Unit ( FCU 100 ) : they are mostly located in staircases of Building 4 level 5 and level 0. FAN COIL UNIT (FCU) is a simple device consisting of a heating or cooling coil and fan. It is part of

an HVAC system found in residential, commercial, and industrial buildings. Typically a fan coil unit is not connected

to ductwork, and is used to control the temperature in the space where it is installed, or serve multiple spaces. It is

controlled either by a manual on/off switch or by thermostat.

Due to their simplicity, fan coil units are more economical to install than ducted or central heating systems with air

handling units. However, they can be noisy because the fan is within the same space. Unit configurations are numer-

ous including horizontal (ceiling mounted) or vertical (floor mounted).

Air Cooling Unit ( ACU 101 ) : Air Cooling Unit is a major or home appliance, system, or mechanism designed to change the air tempera-

ture and humidity within an area (used for cooling and sometimes heating depending on the

air properties at a given time). The cooling is typically done using a simple refrigeration cycle, but some-

times evaporation is used, commonly for comfort cooling in buildings and motor vehicles. In construction,

a complete system of heating, ventilation and air conditioning is referred to as "HVAC"

Exhaust Fan Unit ( EXF 100 ) : located in level 5 mechanical area by the atrium of both bldgs.

A mechanical ventilation device that helps to draw out stale and impure air from your occupied area and

bring in fresh air, thereby improving the quality of indoor air. Exhaust fans are typically ducted to the exte-

riors of your facility, through which bad indoor air can effectively be removed.

STAIR PRESSURIZATION SYSTEMS: located in level 5 mechanical areas 2 & 5 of both Bldgs.

Are the most commonly utilized means for protecting exit stairwells in high-rise buildings from smoke in

the event of fire. Stair pressurization systems are difficult to design for tall buildings due to the impact of

stack effect on maintaining uniform pressures over the building’s height, and creation of excessive

door overpressures that may impact exiting is a concern. The effectiveness of a stair pressurization system

is also dependent on maintaining the doors predominately closed to maintain the required pressure differen-

tial to keep smoke from entering the stair, a situation that may not be possible during the event of a full

building evacuation or where catastrophic damage has occurred to the stair.

Control Valves: located in Building 4 level 5 mechanical areas and level 0 & it s installed on every

AHU.

Are valves used to control conditions such as flow, pressure, temperature, and liquid level by fully or par-

tially opening or closing in response to signals received from controllers that compare a "set point" to a

"process variable" whose value is provided by sensors that monitor changes in such conditions.

Chilled Water Pump: located in pump rooms in building 4 level 0 areas 3 & 6.

Is a commodity often used to cool a building's air and equipment, especially in situations where many indi-

vidual rooms must be controlled separately, such as our academic buildings.

Motor Control Panel: located in level 5 mechanical areas of both bldgs.

It is a Power distribution systems used in large commercial and industrial applications & can be complex.

Power may be distributed through switchgear, switchboards, transformers, and panel boards.

Power distributed throughout a commercial or industrial application is used for a variety of applications

such as heating, cooling, lighting, and motor-driven machinery

Variable Air Valve & Volume Unit: located in all catwalks and level 5 mechanical areas of both Bldgs

Is a type of heating, ventilating, and/or air-conditioning (HVAC) system. The simplest VAV system incor-

porates one supply duct that, when in cooling mode, distributes approximately 13 °C supply air. Because

the supply air temperature, in this simplest of VAV systems, is constant, the air flow rate must vary to meet

the rising and falling heat gains or losses within the thermal zone served.

Fume Hood:

Is a type of local[1] ventilation device that is designed to limit exposure to hazardous or toxic

fumes, vapors or dusts. A fume hood is typically a large piece of equipment enclosing five sides of a work

area, the bottom of which is most commonly located at a standing work height. Two main types ex-

ist, ducted and re circulating (aka ductless). The principle is the same for both types: air is drawn in from

the front (open) side of the cabinet, and expelled outside the building.

Cold Rooms: located inside labs.

Are designed to control temperature and humidity levels at very close tolerance control. The levels based

on the requirements of each specific application. Many rooms are utilized for medical and biopharmaceuti-

cal research and development, with other applications requiring close tolerance control for human perfor-

mance test labs, film testing and development, materials testing, and stability testing. The designs of these

rooms based on the fundamental guideline

that no compromises concerning room temperature gradient, microprocessor controls, refrigeration system

quality, and humidity control devices can be allowed past our doors.

Fire Smoke Dampers: located in level 5 mechanical areas on the fire damper system and areas 2 & 5.

Are passive fire protection products used in heating, ventilation, and air conditioning (HVAC) ducts to pre-

vent the spread of fire inside the ductwork through fire-resistance rated walls and floors.

Reverse osmosis (RO): the system is located in areas 3 & 6 mechanical rooms in level 0 in each building.

Is a water purification technology that uses a semi permeable membrane. This membrane-technology is not

properly a filtration method. In RO, an applied pressure is used to overcome osmotic pressure, a colligative

property, that is driven by chemical potential, a thermodynamic parameter. RO can remove many types

of molecules and ions from solutions and is used in both industrial processes and in producing potable wa-

ter. The result is that the solute is retained on the pressurized side of the membrane and the pure solvent is

allowed to pass to the other side

Liquid nitrogen (N2): Nitrogen plant is located behind the loading area of building 5.

Is nitrogen in a liquid state at an extremely low temperature.

It is produced industrially by fractional distillation of liquid air. Liquid nitrogen is a colorless clear liquid

with density of 0.807 g/mL at its boiling point and a dielectric constant of 1.43. Liquid nitrogen is often

referred to by the abbreviation LN2.

LN2 Withdrawal Vessels: Primary Vessel; 34,070 Liters feeding to the Vaporizers then converted to Nitrogen gas for the Buildings

nitrogen gas system.

Secondary Vessel; 22,712 Liters supplying directly Liquid Nitrogen-LN2 thru vacuum jacketed (VJ) piping

system to NMR & Clean room.

Vaporizers at South Pad: There are total of 2 Vaporizers in the same area of the nitrogen plant behind building 4&5.

Vacuum Systems:

Their purpose is to remove the toxic gases released from chemical reactions. The system is located in

Building 4 areas 3 & 6 mechanical rooms in level 0.

Compressed Air System: the system is located in Building 4 areas 3 & 6 mechanical rooms in level 0.

It is needed to supply air in the labs.

Air Quality:

Adsorption dryers remove water vapor by passing air over a regenerative adsorbent material known as des-

iccant, which strips the moisture from the air. All adsorption dryers remove water vapor using this method,

however the adsorbent must be periodically regenerated to ensure a continuous supply of dry air. A number

of different regeneration methods are available.

Pressure Dew Point, PDP:

Pressure dew point is the term used to describe the temperature at which condensation will occur and the

water removal efficiency of a dryer is expressed as a pressure dew point (written as a temperature). Adsorp-

tion dryers are extremely efficient and typically provide pressure dew point's of -40°C or -70°C. This

means for water vapor to condense into a liquid, the air temperature would need to drop below -40°C or -

70°C respectively.

Typically, a pressure dew point of -40°C is used in most applications as compressed air with

a dew point below -26°C will not only prevent corrosion, it will also inhibit the growth of microorganisms

within the compressed air system.

Solar Panels: located in Building 4 level 6 roof top.

Their purpose is to provide hot water and solar energy into the building

Fire Alarm System:

Cultural property management is entrusted with the responsibility of protecting and preserving an institu-

tion's buildings, collections, operations and occupants. Constant attention is required to minimize adverse

impact due to climate, pollution, theft, vandalism, insects, mold and fire. Because of the speed and totality

of the destructive forces of fire, it constitutes one of the more serious threats. Vandalized or environmental-

ly damaged structures can be repaired and stolen objects recovered. Items destroyed by fire, however, are

gone forever. An uncontrolled fire can obliterate an entire room's contents within a few minutes and com-

pletely burn out a building in a couple hours. The first step toward halting a fire is to properly identify the

incident, raise the occupant alarm, and then notify emergency response professionals. This is often the func-

tion of the fire detection and alarm system.

Vesda (Early Warning Aspirating Smoke Detection):

VESDA by Xtralis very early warning aspirating smoke detection solutions with continuous air sampling

provide the earliest possible warning of an impending fire hazard. VESDA ASDs buy the critical time

needed to investigate an alarm and initiate an appropriate response to prevent injury, property damage or

business disruption. VESDA detectors have multi-level warnings and a wide range of sensitivity that does

not degrade or change over time, so even minute levels of smoke can be detected before a fire has time to

escalate. In addition, VESDA systems are manufactured using targeted Six Sigma techniques and ISO 9000

standards and have been certified by regulatory bodies worldwide.

Supply Piping Network:

The riser diagram below shows the supply network for the campus buildings.

Each branch controlled by check valve and alarm control gate valve.

Three control valves installed on the main line between building 18 and 5 ,building 3 and 1,the third inside

the pump room between building 2 and 14 .

The main line supply to RPIC and two hydrants FH9 and FH11 a crossing the

road under the ground by 200mm UPVC pipe.

Sprinklers: The ones used in the campus are of different manufacturers but of the same specification. There are differ-

ent types of sprinklers used and they are manufactured by two different companies Tyco and Reliable.

The ones used in Campus by Tyco are:

Fast response pendent sprinklers.

Rapid response residential pendent sprinklers ( white cover ).

Recessed pendent sprinklers.

The one used from Reliable is:

Concealed pendent (chrome cover ) RFC 43.

The common specifications for all types of sprinklers are:

Ambient temperature : 38 C.

Operation temperature : Varies from 68 to 74 C.

Minimum distance between sprinklers : 2200 mm .

Maximum covers : 3600*3600 mm2.

Maximum pressure discharge :12 bars.

Minimum pressure discharge : 7.2 bars.

Stand pipes:

The stand or the main riser is installed in the corner of the emergency stair case. The role of this riser is to

supply the water to each branch in the building. The landing valve is installed on stand pipe per each level

to supply water to the fire hoses in emergency cases. The check valve and alarm control gate valve is in-

stalled per each level.

Hose Cabinets:

Are installed in each level behind the landing valve for emergency cases. Each cabinet contains two high

pressure fire hoses and one water regulator gun. These cabinets should be checked every month.
