DRAFTBROCHURE
as of May 2015
The Bellerby Apartments is an exciting new development in the heart of Surrey’s county town, bringing a dramatic and vibrant new dimension to the centre of this historic community. As part of a landmark project to bring the first Waitrose into central GU1, it is set to become an iconic
destination for all residents of the Guildford area.
WELCOME
BELLERBY
GUILDFORD
A striking new addition to the range of buildings in Guildford’s town centre, The Bellerby Apartments is a unique collection of just 30 exceptional apartments above a state-of-the-art Waitrose supermarket. These distinctive one and two bedroom homes combine inspired architecture with modern living, pushing the boundaries of design yet respecting the rhythm of the existing streetscape. Arranged over four storeys, with a spacious communal terrace at the centre of the building, almost every property also opens onto its own private balcony or terrace, and secure car parking is provided in the basement, with lift access throughout. Just a 5 minute walk from the town’s bustling and beautiful High Street, and 10 minutes from the station, residents are perfectly positioned to take advantage of all that Guildford has in store.

VIS IONARY ARCHITECTURE
Commissioned to create a dynamic mixed-use development that would link the main shopping area with the adjacent residential Conservation Area, high calibre architects B&R conceived a contemporary design that not only respects its context but also preserves and enhances it. The Bellerby Apartments were designed to respond to the surrounding properties: the building rises towards Leapale Lane where the fi ve-storey BT Exchange is located, which enables the taller corners to act as way-fi nding elements within the urban fabric. By wrapping the building around a central courtyard, the existing pavement line could be redefi ned, while a boulevard of trees and new areas of planting soften the overall landscape. At the same time, materials have been carefully selected to blend with the surrounding architecture.
Introducing an iconic modern masterpiece into the heart of Guildford’s historic community,
the sleek profi le of The Bellerby Apartments is as unexpected as it is inspiring. Standing proud of its predominantly Victorian streetscape, it layers pristine planes of render, glass, timber and stone to create a building of exceptional
elegance and complexity.

DISTINCTIVELY INDIVIDUAL
State-of-the-art architecture opens up to reveal innovatively planned interiors, each one an individually articulated response to the abstract angles around the site. With floor to ceiling windows as standard, and most homes opening on to their own private balcony or terrace, each of these innovative new homes is light, bright and spacious. Interiors have been carefully considered to optimise convenience and quality, with superior fittings and finishes throughout. The result is a stylish, low maintenance living environment that’s perfect for entertaining or relaxing in.

A THRIVING COMMUNITY
Ancient and modern, timeless and trend-setting, a bustling centre with a relaxed and rural charm: Guildford has it all. Surrounded by glorious countryside and yet less than half an hour from central London, it is little wonder that The Sunday Times recently declared it one of the best places to live in Britain. Day or night, the town gleams with affluence and atmosphere. Named after the golden sands next to the River Wey, and with a history that dates back to the Romans, Guildford will always be a glittering prize for aspiring homeowners.

GUILDFORDTOWN
With Waitrose literally on your doorstep and Marks & Spencer on the High Street, shopping for necessities is no longer a chore. Fresh produce is always available from the fl ourishing weekly market, while a Farmers’ Market is a monthly attraction. Guildford is also awash with coffee houses and tea shops providing a vibrant coffee culture.
Traditional Italian, fragrant Thai, rustic Argentinian, exquisite Chinese: Guildford’s diverse range of bars and restaurants offer an eclectic menu of tastes and experiences from all corners of the globe. Even the ubiquitous chains are tempting, with Jamie’s Italian, Bill’s, Maison Blanc and Côte Brasserie among the most popular. Outside the town centre, celebrity chefs and successful restaurateurs are primed to sate their customers’ sophisticated tastes. Drakes on Ripley High Street, London House in Old Woking and Kinghams in Shere are a few of the hottest tables in the area, while the Queen’s Head and the Onslow Arms in East and West Clandon respectively are the epitome of gastro-pub cool.
Chic London boutiques line the delightfully cobbled High Street... almost every conceivable luxury high street brand is represented here, from Heals, Anthropologie and Gerard Darel to Jo Malone, Jack Wills and LK Bennett. High fashion lines the rails in the House of Fraser, while between the glossy shop-fronts and enviable lifestyle brands, Guildford’s quaint side streets and picturesque old stable yards spill out with café seating, traditional teahouses and overfl owing fl ower stalls.
With its own Shakespeare company, symphony orchestra and the most visited art gallery in Surrey – the Guildford House Gallery – Guildford can give any cultural centre in the South East a run for its money. Just a few minutes’ walk from The Bellerby Apartments, you have a choice of two theatres, a cinema, and a museum, while G Live and the highly acclaimed Guilfest in nearby Stoke Park offer the best of international music and performance.
EVERYDAY ESSENTIALS
FROM DELI TO F INE DINING
LABELS TO LUST AFTER
THE CULTURE SHOW
With an ancient castle, a modern cathedral and cobbled streets in abundance, Guildford is considerably more than the typical market town. Surrey’s administrative epicentre is one of the southern counties’ most sophisticated communities. Once a staging post for travellers on the banks of the River Wey, it was also a major market town and location of a royal hunting lodge. These days, Guildford combines historic architecture – from chocolate-box almshouses to the imposing Tudor Guildhall – with excellent amenities, including a prestigious university and world-class sporting facilities, offering everything that is a prerequisite for a contemporary cosmopolitan lifestyle.

Guildford is an ideal place for children to grow and thrive. Parents have a choice of nursery, primary, junior and secondary schools within easy reach of Bellerby, offering both private and state educations that are second to none. Some of the best include the Royal Grammar School (for boys), founded in 1509, Guildford High School (for girls), Kings College and Christ’s College, while the University of Surrey is ranked among the top ten UK universities.
EXCEPTIONAL EDUCATION
AN UNRIVALLED SETTING
With not one, but two superb sports centres in town, not to mention its own football, ice hockey, volleyball and basketball teams, to name but a few, Guildford is a sports aficionado’s paradise. Between the Spectrum, a national prize-winning leisure centre and the Surrey Sports Park, there is a choice of swimming pools, a bowling alley, Laser tag and an athletics track, along with squash courts and floodlit tennis courts and pitches. Cricket, hockey, rowing and rock climbing are all well represented, while there is an outstanding choice of prestigious golf courses just waiting to be played. Walking, horseriding and cycling are de rigueur, while the town even boasts its own Lido.
THIS SPORTING L IFE
From the tree-lined walks and perfectly manicured planting around the Keep in the Castle Gardens, to the family area, putting green and all-weather tennis, football and basketball courts at Allen House Gardens – not forgetting the vast expanse of rolling grassland and woodland within the award-winning Stoke Park – Guildford offers a wide variety of green open space in which to picnic or pass a lazy afternoon.
PARKS AND RECREATION
Flowing right through the heart of the town, the River Wey winds through lush green meadows and tranquil pasture as part of the 15 mile stretch linking Guildford to Weybridge on the Thames. Offering delightful river walks and boat trips surrounded by nature, it is celebrated at the National Trust’s award-winning Dapdune Wharf, while the picturesque canal plays host to everything from narrow boats to canoes.
R IVERSIDE RELAXATION
Nestling amidst the rolling Surrey Hills, Guildford is surrounded by one of England’s finest landscapes. This extraordinary Area of Outstanding Natural Beauty offers some of the South East’s most stunning and accessible countryside, from Leith Hill and the Devil’s Punchbowl to Frensham Ponds. With an extensive footpath network, open commons, breathtaking views and attractive market towns and villages, the grandeur and tranquility of the Surrey Hills is waiting to be discovered.

EFFORTLESS CONNECTIONS
Conveniently located, the mainline station is in the heart of the town, just a 10 minute walk from your front door. This major commuter terminal has regular, fast links to London’s Waterloo, with trains leaving every 10-15 minutes at peak times and reaching the capital in 38 minutes. There are also direct lines to Aldershot, Reading, Redhill and Gatwick Airport. In addition, alternative London routes (from Guildford, London Road station) pass through Cobham, Stoke D’Abernon and Epsom, albeit on a slightly slower service.
LONDON WATERLOO IN JUST 38 MIN
With dedicated parking and an excellent road system in and around the town centre, travelling by car is easy from The Bellerby Apartments. Just over a mile from the A3, you can reach Junction 10 of the M25 easily within 20 minutes, for access to the motorway network beyond. Alternatively, Junction 3 of the M3 is just over 10 miles away.
ON THE ROAD
The gorgeous gardens at RHS Wisley, the National Trust’s Winkworth Arboretum and Hatchlands Park and the magnifi cent Loseley Park are all worth a visit. You can picnic at Newlands Corner, amidst lovely views of the Surrey Hills, explore chocolate box villages like Shere, Albury and Ripley or sample the latest vintages at Denbies Vineyard near Dorking. For a change of scene, Windsor, Kingston-on-Thames and Farnham offer sophisticated shopping in historic surroundings, while Ascot, Epsom – and Goodwood – are all a short drive away. Brooklands Motor Museum (and racing circuit) offers a great day out for the family, as does the Farnborough International Airshow, which takes place every two years.
CLOSER TO HOME
One of the benefi ts of apartment living is that it’s easy to lock up and leave. For international travel, Heathrow Airport is just 27 miles from your door (a 36 minute drive) while Gatwick Airport is a little further away at 35 miles (44 minute drive). For exclusively business air travel, TAG Farnborough Airport is just 13 miles away, while Southampton Airport is also easily accessible, just 48 miles away.
FL IGHT PLANS
Straight down the A3, sun, sand and sea awaits, as the coastal playgrounds of Portsmouth, Bognor and Worthing are accessible in around an hour. Nearby Chichester and Brighton are also cultural hotspots, where you can immerse yourself in music, literature and visual arts celebrated in festivals, concerts and exhibitions, while the beaches, coastal walks and simple pleasures of seaside living are available all year round.

OUTSIDE SPACE
Designed by Hillier Landscapes, the amenity deck at the centre of The Bellerby Apartments provides a perfect complement to the vibrant architecture. Conceived to bring people together, the elegantly landscaped terrace is divided into zones to encourage friends and neighbours to linger and chat. Part paved, part laid with warm timber decking, and with seating made easy amidst broad-walled raised planters, this delightful garden offers an exclusive retreat for all Bellerby’s private residents, while those living in the apartments fronting onto the terrace have their own clearly defi ned private space. Naturalistic planting, including small ornamental trees, banks of fl owering shrubs and fragrant perennials, create an atmospheric haven from dawn to dusk.
