Synectics helps general contractor to reduce cost and schedule during construction through an efficient implementation of BIM. Synectics will set up involvement during Pre-construction by assisting GC in delivering Target Value Design procedure, Model-based Estimating process to better manage project budget. These innovative processes will ensure that cost and quantities generated from BIM models are well managed. In addition, Synectics’ expertise in constructabilities review and clash detection helps GC to resolve design issues and to complete project on time and within budget. Synectics also has the ability to set up shopdrawing team, using latest BIM technology during construction. Synectics assists real estate developer/owner in studying the profitability of design options during feasibility study stage. We can set up Multidisciplinary Design Optimization process by integrating BIM model with financial model to quickly study the financial profitability of multiple project options. We also assist developer/owner in managing cost of the project through the setting up Model-based estimating process. With implementation of model-based estimating process, developer/owner can ensure the design changes are well managed and follow the budget of the project. Synectics helps design companies in delivering 3D modeling scope of the project. Our core experience in 3D modeling puts us at the forefront of BIM/VDC company in Asia. We have the capability to produce high volume 3D model deliverables that meet the quality standard. Synectics can also set up a team to produce architectural detail drawings and deliver as Construction Documentation from 3D models. Architectural Detailings 3D BIM Modeling Clash Detection Constructabilities Review

4D CONSTRUCTION SIMULATIONAssist in developing 4D construction simulation to show the construction sequence. 4D simulation can then be used to evaluate the impact of design options and to plan better construction logistics. With real-time 4D simulation, project manager can better manage resources and materials.

CLASH DETECTIONAssist clients in performing clash detection during design and construction stage. Clients find value in analyzing designs and eliminate clashes before construction. Synectics’ clash detection services can help client save cost by reducing the number of RFIs downstream of the project.

MULTIDISCIPLINARY DESIGN OPTIMIZATIONAssist property developers in applying numerical optimization techniques to the design of engineering systems to maximize the internal rate of returns for projects. These services include developing financial model, generating multiple design options using BIM process and optimizing the financial model based on real-time quantities produced by BIM models.

TARGET VALUE DESIGNAssist clients in managing cost of the project by setting the right target cost and benchmarking project cost against historical cost of previous projects. To ensure these goals are fully recognized and understood, the TVD team conducts comprehensive collaborative sessions with the project architect, design/consulting general contractor and owner. The TVD approach keeps the estimator informed of all potential design changes during the preconstruction stage.

CONSTRUCTABILITY REVIEWSAssists clients in performing constructability reviews on construction project. With an innovative approach through BIM process, Synectics determines construction issues, design issues along with modeling issues to achieve optimum project values. Synectics offer insights in constructability method that helps guide the clients from conceptual design to close-out.

MODEL-BASED QUANTITY TAKE-OFFAssist in delivering model-based quantity take-off from 3D BIM models. Synectics will set up a process to view the takeoff items in the context of the 3D model, and gives client clear feedback to improve team communication, and gives client the confidence that no quantities are missed.

3D BIM MODELINGAssist in full BIM modeling scope from LOD 100 to LOD 500 based on the need of the project. Synectics is specialized in producing detailed MEP, Architectural and Structural models. Synectics can take 2D AutoCAD drawings to model in 3D components. 3D BIM models can be exported to 2D drawings to produce construction documentations.
