The communities of Branson CreekThe Communities at Branson Creek is the area’s largest residential development, spanning 6,500 acres of the Ozarks. While still in the early stages of residential build out, over $240 million has been invested in backbone infrastructure including the $155 million Branson Regional Airport which the property surrounds. The History of Branson Creek Branson Creek is a place of history and legends. During the days of the old Wild West, settlers and miners moved through the area in search of new homes and new places to mine. During the Civil War, notorious bushwacker Alfred Bolin and his gang were known to ambush travelers on the eastern edge of Branson Creek.

Remnants of Melva Township—a railroad and mining town located within the borders of Branson Creek—can be explored along some of the community’s hiking trails. The area is also home to many caves thought to have been former hideouts for outlaws during the early days of western settlement.

Buffalo Ridge Already acclaimed as the region’s top golf course, Buffalo Ridge has been transformed by the guiding hands of visionary conservationist Johnny Morris and renowned golf course architect Tom Fazio. Adding new approaches, water features and bunkers, Morris and Fazio have redesigned the course layout to bring players in clost contact with nature, native grasses and free-ranging buffalo from nearby Dogwood Canyon Nature Park.

Ozarks Course The much-anticipated Ridge Course at Buffalo Ridge will cement Branson Creek’s reputation as a bucket-list destination for golf enthusiasts. Currently under construction and more than 70% completed at the beginning of this year, the Ridge Course at Buffalo Ridge is designed by legendary course designers, Bill Coore and Ben Crenshaw who are responsible for such storied courses as Bandon Dunes and the Plantation Course at Kapalua. Coore and Crenshaw knew that they wanted to be a part of the Branson Creek when they first toured the site and saw the unique beauty and topography that the Ozarks have to offer.

“When we visited the site on Buffalo Ridge, we were immediately reminded of some of the terrain we have successfully worked in locations such as Clear Creek at Lake Tahoe and Old Sandwich Club in Massachusetts. Getting HereBranson is conveniently located within a day’s drive of more than 1/3 of the country’s population. The Branson Airport (BKG), which is located approximately eight miles south of Branson, began operation in May 2009. There are currently two airlines, Buzz Airways and Branson Air Express that serve Branson. They provide direct service to Austin, Cincinnati, and New Orleans. Connecting through these cities, more than 100 national and international cities are only one stop away from Branson. The terminal is 58,000-SF and has the capacity to handle more than one million enplanements annually. Individuals and groups flying into Branson have access to the auto-services on-site, as well as taxi and shuttle service into Branson. May 2009 brought the opening of the Branson Airport. Constructed on a budget of $155 million on land formerly owned by Tennessee Ernie Ford. The airport is privately owned, and it is thought to be the largest privately owned commercial airport in the United States. The Communities at Branson Creek is the area’s largest residential development, spanning 6,500 acres of the Ozarks. While still in the early stages of residential build out, over $240 million has been invested in backbone infrastructure including the new $155 million Branson Regional Airport which the property surrounds. In addition, recently Big Cedar Lodge, owned by Johnny Morris of Bass Pro Shops, has acquired a major land holding within Branson Creek and has undertaken a large-scale redevelopment of the two existing golf courses on the property and is currently constructing two additional golf courses nearby. Branson Development is considering the sale of 100% of its remaining holdings at Branson Creek Communities. The offering represents a once-in-a-generation opportunity for a buyer to acquire and control over 1,600 acres immediately adjacent to one of the most dynamic resort developments in the country. Bulk bids for the entirety of the project are requested but the seller may also consider the sale of smaller portions dependent on purchaser proposed project and terms.

DepositsThe initial deposit shall be equal to 5% of purchase price (first deposit) and shall be paid at opening of escrow. first deposit shall remain in escrow and shall remain refundable until buyer has approved feasibility. Upon buyers approval of feasibility, buyer hall make a second deposit into escrow which together with the first deposit shall equal 10% of the purchase price. Upon buyer’s approval of feasibility and placement of required deposits, but first and second deposit shall become nonrefundable and shall be released to seller.
