TENURELeasehold. The wood is held on a 999 year lease dating from the 9th January 1956 at an annual rent of £7.54p. There are no provisions for a rent review. DESCRIPTIONBox wood is an attractive mixed lowland woodland which lies at the north east edge of Stevenage. In broad terms, the woodland is bounded by minor roads to the south and west, by agricultural land to the east and to the north it adjoins woodland and parkland managed by the local authority. The legal boundaries have been identified with yellow markings on the boundary posts for ease of identification in the field. The site is level with a slight slope to the southeast, and lies on fertile loams overlying chalk.
The current crop of trees was planted by the Forestry Commission, mainly in the late 1950s and 1960s and comprises mixed stands of conifers and broadleaves with the main species being beech, hornbeam, oak, Douglas fir, red cedar, and European larch. Other species present include Grand fir, western hemlock, birch, ash and sycamore creating a diverse and interesting woodland.
Trees have previously been thinned and crops are now approaching maturity, offering the opportunity to harvest some timber, subject to felling licence approval. A small area of felling has recently been carried out, amounting to around 0.3 hectares, and could now be restocked with a range of broadleaved species.
Box wood is subject to two important land-based designations. The full extent of the woodland has been identified as Ancient Replanted Woodland on Natural England’s Ancient Woodland Inventory (AWI). This indicates that forest soils are likely to have remained undisturbed by agriculture for millennia and therefore retain many important woodland characteristics. In particular, the woodland produces a fine display of bluebells and other woodland flowers in the spring.
The southern half of the woodland has been designated as a Scheduled Ancient Monument by English Heritage (now Historic England) due the presence of earthworks thought to be the remains of a settlement dating back to the medieval period. The designation indicates that the site is of national importance, but does not impose any maintenance liabilities or give any public access rights.
The woodland contains a good network of tracks and rides both surfaced and unsurfaced, and enjoys direct road access from the entrance to the south.
MANAGEMENTThe wood is currently managed by Pat Hart of Astwick Forestry Services (Tel: 01453 731 095) He will be pleased to discuss future management with prospective purchasers.
TAXATIONAfter two years’ ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land.

SPORTING RIGHTSThe sporting rights are reserved to the lessor although the lessee may shoot deer and wood pigeons and control squirrels and vermin. Muntjac deer are often seen in this woodland.
MINERAL RIGHTSThese are reserved to the lessor. The lessee may utilize any stone, sand or gravel under the property for the construction and maintenance of tracks and rides within the woodland.
FENCINGThe lessee is responsible for the maintenance of the boundary fences and will be required to indemnify the lessor in respect of the fencing obligations specified in the lease.
RIGHTS AND EASEMENTSThe woodland is sold subject to and with the benefit of all rights, including rights of way, whether public or private, light, support, drainage, water, gas and electricity supplies and any other easements.
WAYLEAVESThe woodland is sold subject to all existing wayleaves and purchasers will be deemed to have satisfied themselves as to the routes thereof.
