    Its the question every seller wants an-

    swered:HowdoIsell forthemostthemar-

    ket will pay?

    In answering the question there are a

    numberof issues toconsider.For thepurpose

    of this article we will focus on some of them,

    andfuturearticleswilldealwithotherimpor-

    tant influencing factors.

    The first truth to appreciate is that your

    property will sell for the most

    money if it sells early on in the

    listing process.

    The longeraproperty stayson

    the market, the less it will sell

    for. Why? Because at any point

    in time there is a pool of buyers

    in the marketplace.

    When your property is listed

    these buyers will respond to the

    marketing and view it. If your

    property is overpriced they will

    votewith their feet andmoveon.

    Even if you drop your price lat-

    er, its very difficult to get these

    buyers back.

    A property that is listed for an extended

    period of time becomes known as a stale list-

    ing. Buyers will think there is something

    wrong with the listing and will almost never

    offer full price making very low offers, if

    any.

    Contrast that scenario with the seller who

    lists his property at the correctmarket value

    right at the very start of the marketing proc-

    ess. Buyers will see the property and show

    interest as it represents fair market value.

    They will compete for the property and put

    their very best offer in and you will sell

    quickly for the maximum the market will

    pay.

    So, in order to achieve the highest price

    possible, its critical to listat thecorrectprice

    right at the beginning. Overpricing will cost

    you in the long run.And dont be tricked into

    listing with the agent who overvalues your

    listing just to get the mandate. An agent has

    no control over market value so base your

    decision solely on an accurate comparative

    market analysis.

    Whatelsewillassistyouingettingthemost

    themarket will pay?Make sure your proper-

    tystandsout in thecrowd.Whenyoulistyour

    property for sale you are marketing your

    propertyincompetitiontooth-

    erpropertiesnotin isolation.

    Make sure your property is easi-

    ly visible to buyers. Take your

    property to the buyers, rather

    than wait for them to stumble

    across you.

    How can you do this? Massive

    marketing. Period. Yes, website

    marketingisveryimportant,and

    its not something you can do

    without. But print marketing re-

    allymakesyour listingstandout.

    You are visible to passive buyers

    aswellasactivebuyerswhenyou

    have printmarketing and youneedmassive

    buyer activity to achieve the best price. So en-

    sureyougetthebestprintmarketingpossible.

    Next you will need to consider how your

    property presents itself. Try and view it

    through the eyes of apotential buyer. Is there

    anything you can do to show off the most de-

    sirableattributesofyourproperty?Are there

    any maintenance issues that would detract

    from the value?

    In future articles we will explore this as-

    pect in more detail.

    that needs to be addressed if you want to sell

    for the money you deserve.

    When the Flemish botanist Clusi-

    us travelled through Spain in

    1564, hewas so fixatedby theblue

    Iris xiphium that he sent bulbs

    back to Belgium, introducing

    what is known as the Spanish iris

    to the country.

    Fast forward to the end of the 19th

    century when this Spanish variety

    had spread to the Netherlands and

    was crossed with Iris tingitana from

    north-west Africa The resulting

    plant, because of its hybridisation

    taking place in the Netherlands, was

    immediatelyknownastheDutchiris,

    its flower presenting as larger and

    broader than its two parent plants.

    The spectacular iris is a plant that

    does not easily pass the eye without

    eliciting a sigh. Even master artists

    suchasVincentvanGoghhavepaint-

    ed these blooms to last an eternity on

    canvas. Luckily for non-painters, a

    garden canvas is possible if we plant

    our irises with care and water them

    with the regularity they require.

    One of 260 iris species, the Dutch

    iris follows thesame formasall other

    plantsinthisgenus,displayingsixex-

    quisite petals (three central, upright

    standards; three larger outer

    falls that recurve outward).

    This species, which falls into the

    iris bulbous category, grows up to

    80 cmhigh,a lovely length ina flower

    bedthatallows it toshowoff itsblues,

    whitesandyellows,dependingonthe

    type coloursbefitting therootof the

    word iris, which stems from the

    Greek word for rainbow.

    For natural planting, choose to

    plant your bulbs at the beginning of

    May,whenautumntemperaturesare

    cooler, as this is not a heat-loving

    plant at all. Thiswill result inblooms

    during late September and early Oc-

    tober.

    However, youre easily able to ma-

    nipulate this adaptable plant and

    make it flower in early September if

    youdlikespringtomakeitselfvisible

    in your garden earlier. Place the

    bulbs in the fridge for sixweeks from

    mid-March until the end of April be-

    fore planting them, and the flowers

    will appear sooner in your garden.

    Createa separatedspace in the fridge

    for these bulbs (one that allows them

    to be stored without being in contact

    with food, preferably in their own

    drawer,astheymayhavebeenincon-

    tact with certain poisons that you

    dont want contaminating your edi-

    bles).

    The advantage of this fridging

    method is that, because Dutch irises

    love a cooler climate, theyll flower

    for longer at this earlier time of year.

    Have you noticed the affinity for

    thewordcoolassociatedwiththese

    plants? This iswhy,when it comes to

    plantingthem,makesureitsinaspot

    where the soil is cool too not any-

    whereclose tohotpavingor touching

    anorth-facingwall,anddefinitelynot

    in a position that receives full sun.

    Keep your spot somewhat shaded

    overhanging branches work well

    because they serve the dual purpose

    of protecting the plants from frost.

    As for the soil, ensure it has suffi-

    cientcompostworkedinto it, andadd

    more on top of the soil surface so that

    you have a cooling mulch. Place

    bulbs 5 cm below the ground, 7 cm

    apart from one another, which will

    allowspaceforlayeringwithanother

    plant suchas thehyacinth, eventual-

    ly creating a denser display of

    blooms.

    In November, when the foliage be-

    gins to turnyellow, its timeto lift the

    bulbs. Unfortunately, because of

    SouthAfricas hot spring season, the

    bulbsgenerallydontperformaswell

    during repeat seasons, although

    small bulblets can be pulled off from

    the mother bulb for replanting the

    following year. Store these bulbs at

    room temperature until autumn

    comes around and its time to start

    the cycle again. However, do not fret

    if your garden is not cool enough for

    these beauties theyre generally

    available from florists as cut flowers

    throughout the winter months. Or,

    youcouldalwaysjustpurchaseaVan

    Gogh print and have irises in your

    sitting room all year round, no mat-

    ter the flowering season.

    spiring sounds, but fuel economy is

    of just 6.5 F per 100 km on the com-

    bined cycle, and carbon emissions

    are low at 172 g/km. Fuel require-

    ments are strictly low sulphur or

    50 ppm diesel.

    Id like you tomeet a new friend

    of mine. Hes fun, friendly, kin-

    da new in town, wears a blue

    coat and thanks to the random

    collection of letters on his East-

    ern Cape number plate, I nick-

    named him Fayzel. His official

    name is Spark LS and you can

    find him in your nearest

    Chevrolet dealership.

    The Spark rangewas apparently

    updated a few months ago and

    holds five models. Campus is

    student fodder for R106 100, a regu-

    lar Spark starts at R113 600, the

    more luxurious Fayzel Spark LS

    costs R123 000, an even posher

    SparkLTrequiresR136 500and the

    panel-van Pronto is just

    R101 500.

    Pronto is poverty spec, but Cam-

    pus comes with power steering,

    air-con, radio preparation, two

    airbags, central locking and ABS/

    EBD brakes. The regular Spark

    tops that with 60/40 folding rear

    seats, ISOFIX anchors, odometer,

    radio, two speakers, remote cen-

    tral locking, alarm, immobiliser

    and optional alloys.

    Our LS model uses the extra

    R9 400 to give you front powerwin-

    dows, height-adjustable multi-

    function steering wheel, powered

    and heated exterior mirrors, front

    fog lights, some exterior colour

    coding and shiny trim, 14-inch al-

    loywheels, auto-locking doors and

    two more speakers.

    The audio systems quality is de-

    cent and we enjoyed the multiple

    input options. Next to radio and

    CD, a Spark (except Campus and

    Pronto) can reproduce noise from

    Aux or USB sockets with mp3 and

    ipod capabilities. The button lay-

    out and basic steering controls

    take some getting used to though.

    My six foot plus frame had no

    major problems piloting Fayzel.

    Occasionally my left knee would

    touch the dashboard and I

    wouldve liked the steering wheel

    to be reach-adjustable as well.

    Rear space is a little less but the

    170 dm boot easily swallowed the

    six bags of a big weekly shopping

    spree.

    Although weight, altitude and

    heat will unravel the Sparks per-

    formance, I was impressed by the

    vocal antics of the 1,206 cc 16-valve

    petrol four-cylinder. It stems

    60 kW (82 hp) or 108 Nm against a

    kerb weight of 1 355 kg to reach

    100km/h in 13,3 seconds (we hit

    12.5) and a top speed of 164 km/h.

    Claimed average fuel consump-

    tion is 5,4 F/100 kmwith 129g CO2/

    kmandwe can confirm that Fayzel

    wasquite economicalwith the con-

    tents of his 35 F tank. Thanks to

    lightweighting of pedals and steer-

    ing, hewas adelight to dart around

    town with except at crawling

    speeds throttle take-up is a bit

    sharp.

    High speeds, cross winds and

    vigorous cornering are not his

    forte, confirming city car creden-

    tials. The rear suspension can get

    choppy, but follows safe, progres-

    sive under-steer beyond the im-

    pressive grip limits. Sparks dont

    have traction or stability control;

    they wouldnt be used very often.

    Rushing to the far reaches of the

    Boland for a meeting, Fayzel put

    up with quite a bit of abuse in the

    middle of a nasty cold front. On

    this trip I grew to lovehis combina-

    tion of basic technology, peppy en-

    gine and lively handling. Theres

    something refreshing and amus-

    ing about a simple, energetic little

    car. Other things our new friend

    acedwere a bit of gravel road, Cape

    Towns afternoon traffic and tight

    parking spots.

    The instruments are slightly

    Lexus IS: 1,6millionkilometresof testing

    Before the all-new Lexus IS ar-

    rives in South Africa in July, it

    has already accumulated over

    1,6 millionkilometresof testing

    and development enough kilo-

    metres for two return trips to

    the moon.

    At the heart of the IS develop-

    ment process was the desire to en-

    sure that all IS models maintained

    their outstanding dynamic capa-

    bilities while increasing overall

    space and comfort.

    Testing of the all-new IS took

    placeon the road, trackand labora-

    tory with the IS tested to breaking

    point in the ice and snow of the

    northern hemisphere, the heat of

    the southern hemisphere, along

    with the gruelling test bed of cir-

    cuits such as the Nrburgring in

    Germany andFuji Speedway in Ja-

    pan.

    Key to attaining the fun to

    drive characteristics of the new

    IS was a new development process

    that saw driving dynamics priori-

    tised over all other functions, ex-

    plained ISChief Engineer, Junichi

    Furuyama.

    The conventional approach to

    development would involve devel-

    oping each of the individual as-

    pects with fun to drive as the out-

    come, much like a pyramid would

    be built by first constructing the

    foundation and then proceeding to

    build up from there, he said.

    The problem with this ap-

    proach is that there is no knowing

    whether it will result in achieving

    a fun to drive experience.

    In contrast, development of the

    new IS flipped this process on its

    head.

    It called for first establishing

    the pleasurable driving experi-

    ence users will sense as the peak

    of the pyramid, and then develop-

    ing the individual performance el-

    ements to support it, Mr Furu-

    yama said.

    The process resulted in the adop-

    tion of new body strengthening

    techniques, including laser screw

    weld and body bonding (25 metres

    of which is contained in the new

    IS), and a suspension system that

    delivers a 20% increase in roll ri-

    gidity.

    of 2013 when compared to the same period in

    2012. The sales growth is 5% better than the

    market average of 5,9% for this period.

    sales inJanuary toMay2013were44103units

    (39 777 in 2012: 10,9%).Volkswagen sold 36 143

    units (33 033 in 2012: +9,4%) and Audi deliv-

    ered 7 960 units (6 744 in 2012: +18%).

    The sales performance further strength-

    ened Volkswagen Group leadership position

    in the South African car passenger market

    in 2013 resulting in a passenger car market

    share of 23,8% (22,7% in 2012: +1,1%).

    Polo Vivo, which is manufactured at

    Volkswagens Uitenhage factory, was the

    best-selling passenger model with 15 135

    units.Vivohasbeenthetop-sellingpassenger

    car in South Africa for the past three years.

    It was followed by Polo with 11 987 units.

    Audis market share has grown in the pre-

    mium segment during January to May 2013.

    It gained a 1,9% further and now stands at

    22,3%. This performance has been supported

    I intend writing something posi-

    tive about the Italians. I wont

    mention their Prime Minister

    once, nor will I discuss the ongo-

    ing unrest in their country.

    After testing the Fiat 500 Abarth

    Iwould like towrite something fun,

    happy and exciting about the pas-

    sionate Italians.

    For those of you who are not fa-

    miliar with Abarth (and my guess

    is there aremany) it is Fiats hi-per-

    formance models. You could, to a

    certain extent, compare Abarth to

    AMG of Mercedes and M- of BMW.

    Its the sort of car that is sportier

    anddemands thedrivers attention.

    Currentlyonsale inSouthAfrica,

    you can buy three Abarth models,

    two ofwhich can be found in the 500

    shape and one in the Punto.

    I recently had the privilege of

    driving the 500 Abarth for a week-

    end, andboy, did I enjoy it! Visually

    onewouldnever think that this tiny

    city car is capable of leaving many

    sportier (and more expensive cars)

    behind. For the trained eye, the

    changes from the standard 500 are

    not subtle at all. But for the pe-

    destrian or general public, this

    may just look like a zooped-up

    500.

    That is until one has a closer

    look that you realize there is

    more to this car than meets the

    eye. In the front a lowscoop,wid-

    ened wheel arches and xenon

    headlights catch the eye. The

    wheels are splendid, all 17 inch-

    es of them. The Abarth is low-

    ered and with low profile tyres

    you feel every stone, rock or

    bump on the road. At the back,

    things look even more serious

    with a diffuser and twin chrome

    exhausts.

    Step inside and youre greeted

    by more surprises. Sport seats,

    a thick flat-bottomed steering

    wheel, aluminium pedals and a

    shift light on the dashboard. Fiat

    goes a little furtherwith their at-

    tention to detail and they colour

    your dashboard the same as the ex-

    terior of your car. Finished with a

    gloss, the black inside my Abarth

    looked awesome. Retro stainless-

    steel door handles are a nice touch.

    The speedo and rev counter is rath-

    er confusing at the start, but then

    you do get use to them. One switch

    I need to mention is the red SPORT

    button. Once pressed, maximum

    fun is had. All the torque and rum-

    bling exhaust notes are available.

    Combine this with a large red shift-

    light and you briefly feel like a For-

    mula 1 driver.

    Fromaperformancepointofview

    the little Fiat does not disappoint.

    A punchy 1.4 Turbo is fitted with

    power rated at 99 kW and 206 Nm of

    torque.

    These figures are surenot to blow

    you away, but keep inmind that 500

    weighs a little over a ton. I was sur-

    prised by theway the little Abar-

    th pulled.With each gear, the 500

    leapt forward, pushing me back

    in my seat. Acceleration, as ex-

    pected, is brilliant.

    The Abarth gets from stand-

    still to 100 km/h in 7,9 seconds

    and runs out of puff at 207 km/h.

    When it comes to handling,

    think of the Abarth as a go-cart.

    With a wheel placed on each of

    the corners of the car, the way

    the500goesaroundcorners is ex-

    emplary.

    The steering feedback is di-

    rect. When approaching a cor-

    ner, you simple select your gear

    and choose a line while the car

    takes care of the rest.

    In the super-mini category

    there are only two main rivals.

    The 500 Abarth and the illustri-

    ous Mini Cooper S fight it out in

    a two-horse race.

    At R247 990 the Fiat is almost

    R50 000cheaper thantheequivalent

    Mini. For the same amount of fun,

    you could opt for the Abarth which

    is also way more exclusive.

    The Fiat has a 3- year/100 000 km

    warranty, accompanied by a com-

    prehensive maintenance plan.
