Simplicityofpropertyinvestment still abigattractionThe collapse of African Bank and African BankInvestments Limited has, inmany people’sminds,reinforced the relative security and simplicity ofproperty as an investment.

This was said last week by Bill Rawson, chairmanof the Rawson Property Group to a group of investorsat Rawson Developers’ new Claremont sectional titledevelopment, The Beaumont.The construction team at The Beaumont is now

working to achieve an ahead-of-schedule completionwith initial handovers before the December shutdownthis year.“What you see here, is what you will get. The great

advantage of a property investment is that it is rela-tively straight forward – most people can understandit without difficulty. You are not putting your fundsinto the hands of a fund or asset manager or analystwho may or may not be reading the stock market andthe economic scene correctly – and who will chargeyou a monthly management fee whether or not yourassets increase in value,” he said.“I am not saying that there is no risk in property

investment – obviously that cannever be true.Howev-

er, the risks here are more easily understood and as-sessed: the investorhimself can inspect, see, touchandhandle the ‘product’ from which he hopes to benefit(along with all the fixtures and finishes that will gointo it).”This fact always was and always will remain one

of the chief reasons the ordinary man-in-the-streetshould invest in property and should endeavour to seethat it comprises at least 30% of his asset portfolio,Rawson said.“The second main reason for the wisdom and popu-

larity of a property investment is that such invest-ments are often quite easily gearedwith bank finance.“The third reason is that in the major urban areas

demand from tenants now exceeds supply, ensuringthe owner of on-going leases”Asked whether he has any advice on whether to opt

for a residential or commercial investment, Rawsonreminded his audience of what he has said previously:commercial units, being bonded for amaximum of on-ly 11 to 12 years, are burdened with more expensiverepayments, but, can also usually also get higher rent-als, giving 2 to 4%higher returns on investments thanis possible with residential property.

“While that can make com-mercial property attractive,it has to be remembered thatfinding a tenant for suchproperties is far harder thanfinding a tenant for a residen-tial unit. In SouthAfrica’s bigcities and their suburbs rightnow, there is seldomanydiffi-culty in finding tenants, butin the commercial and indus-trial fields tenants are stillelusive,” Rawson said.

SomersetWest sellersurged toactwhile thegoing isgoodAswithmostof thehighdemandurban areas across the country,Somerset West agents are alsoreporting severe stock shorta-ges on the back of a strong de-mand for homes in the village.

This is according to Seeff’s man-ager for the area, Loretta Diab.

She says that, after a lengthy pe-riod of subdued demand, the mar-ket has finally picked up, “but nowwejustdonothavethestocktomeetthe buyer demand”.

The improved selling conditionsare borne out by statistics fromLightstone. During the 2007 – 2012period, around 1 000 transactionswere recorded annually.

“By last year, this improved byabout 20% to 1 387 transactions.This isalsoonlyabout15%offwhatwe would call normal activity ofaround 1 600 annual transactions.

“Clearly, the market is out of re-cession and well on its way to a fullrecovery, but unless the stock lev-els improve, sales volumes are un-likely to improve any further,” shesays.

Properties priced below the R1,8toR2 millionmarkareliterallysell-ingwithinaweekof listingas thereis almost nothing on the market inthat bracket, according to Diab.

The low levels of new develop-ment in the village have put pres-sure on the demand for existinghomesand, for those lookingtosell,now is an ideal time.

Gated and security estates espe-cially, are seeing significant de-mand for homes priced to aroundR4 million, she adds.

Again, the Lightstone figures

clearly show that demand for prop-erty above the R3 million pricemark is on the up. In the last 12months, sales above this mark rep-resented about 11% (155 transfers).

During the last three months,this has already shifted to over13% (50 transfers).

Seeff has for example recentlysold five homes in the Bel’AireWinelands Estate, priced upwardsof R2,3 million for a vacant plot toR4,5 million and R5,5 million for

luxury homes, again demonstrat-ing the demand for secure homes,says Diab.

Other high demand estates in-clude Olywenhof, SummerwoodEstate, Nutwood Gardens Estate,Knightsbridge Gardens and Hoëv-eld Estate.

The 700-unit Schonenberg Estatethat offers a mix of residential andretirement homes, too is seeingstrong demand according to Diab.

On the back of this, the entry lev-

el price for a small, two-bedroomedhome here is now R2 million andupwards of R2,5 million for biggerhomes, up from about R1,5 millionin 2009, she says.

On the whole, security is key formost buyers.

Asidefromlocalsmovingaroundin the area, Diab says that migrat-ing Joburgers now comprise abouta quarter of all of the agency’s re-cent buyers.

“We are also seeing a few Capeto-

nians heading here in search of amorerural lifestyle.Thegoodnewsby and large is that we are now ina sellers’ market. It is a great timefor sellers to not only get offers, butbetter prices.

“Those looking to downscaleright now can for example turn anice profit, but we would urge pro-spective sellers to act while the go-ingisgood.Inthecurrenteconomicclimate the good selling conditionsmay well be short-lived,” she adds.

more than 50 supercar-owners de-scendedon the stunningTableBayHotel in Cape Town’s picturesqueWaterfront. Scared pedestriansand angry residents were awaken-ed to the sounds of pure motoringbliss as some of the enthusiasticownersdecided tomake theirpres-ence know - as if arriving in a Fer-rari is not enough.Afteraquickintroductionbytel-

This was one of thethings I had onmy so-called ‘buck-et-list’.Myheartwaspoundingandmy palms sweaty, but I decided tonot let the opportunity passme by.The California was introducedback in 2009 as the first ever Ferra-ri to feature a front mounted en-gine. The 4,3 litre V8 produced338 kW and 485 Nm. All this in abeautiful cabriolet grand tourer.Fromthemomentyou fireup the

engine, yourhearing is altered for-ever. That signature high-pitchV8growl engulfs its audience. That isthe unmistakable sound a petrol-head such asmyself will never for-get. With my whole body coveredin goosebumps I slowly exited thecramped parking lot. My drive on-ly lasted about 10 minutes but theemotions I felt, are something thatI will take to the grave.Aswewereabout toboardamin-

I was amazed at the day I had. Allsupercar owners were friendlyand accommodating, and the en-tire event was well organised byVivid Luxury and IBV SupercarClub. Hopefully in the near futureIwillgetanotherchancetoshortenmy bucket-list.

Every now and then a car comes alongthat resets the bar… the Toyota 86 is ex-actly that kind of car.

In the words of Kerry Roodt, general man-ager of marketing communications for To-yota SA Motors, “the 86 has become a halomodel that demonstrates the company’scommitment to ‘waku doki’ – designing andengineering cars that really get your heartpumping.

“Without a doubt the 86 has helped gener-ate excitement in the brand with an influxof new, younger customers, including first-time buyers, who may never previouslyhave considered a Toyota.”

This is clearly reflected in the 86’s salesperformance: since its debut in 2012 morethan 1 600 units have been retailed (fromJu-ly 2012 to June 2014).

And, as Roodt points out, “the passion in-side the company that led to the 86 is alsoresulting in more emotional styling andgreater driving enjoyment in other Toyotavehicles such as the latest generations ofRAV4, Corolla and the soon-to-be-launched,face-lifted Yaris.”

The 86 had one of the simplest briefs: de-sign a car that delivers maximum fun atminimum cost. And that’s exactly whatchief design engineer, Tetsuya Tada, did. Inhis opinion, unlike many contemporarysports cars that have diluted the essence ofdriving by bolting on big turbos, big tyresand four-wheel drive, the 86 has kept it sim-ple.

Throughout thousandsofmanhours spentovercoming hundreds of development chal-lenges, Tada fought tooth and nail for threekey elements in the 86: a rear-wheel driveformat, no turbocharging and ordinary tyr-es.

The results are nothing short of astound-ing. Shunning a heavy, large displacementpowertrain for its performance, the 86 re-turns to Toyota’s sporting roots with theworld’s only combination of a compact,front-mounted, naturally aspirated, free-revving, horizontally opposed “boxer” pet-rol engine and, of course, rear-wheel drive.

You’d have to fork out vast sums ofmoneyto get something to rival the handling prow-ess of the 86, and then you would have tobegoingat twice thespeed to feel the incredi-ble adjustability of the chassis. Instead, fora little over R300 000, you can get behind thewheel of the Toyota 86, a car that is re-defin-ing how we view the bona fide sports car.Conceived to focus specifically on thepurityof the classic sports car experience, the 86inherits the spirit of former Toyota sportscars to rewarddriverswith pure, unadulter-ated fun.

Incorporating a front performance rodand front and rear anti-roll bars, the frontMacPherson strut and rear double wish-bone suspension systems have been fine-tuned to react instantly to driver input,witha direct handling feel, sharp response andsuperb controllability.

AnewMacPherson strut front suspensionlayout has been adopted, maximising thebenefits of the low centre of gravity and lowinertial properties inherent in the 86’s pow-ertrain. Allied to stiffer mounting points,the system features a newly designed uppersupport, shock absorber, coil spring, stabi-liser, knuckle, lowerarmandcrossmember.

The L-shaped lower arm has been reversepositioned to allow the engine to bemountedas low and as close to the centre of the vehi-cle as possible.

The steering gearbox has been positionedbehind the cross member. The cross mem-ber itself has been specially designed to fitwithin the limited space between the oil pan

and the exhaust pipe. Further lowering the86’s centre of gravity, the coil springs andstrut mounts have been positioned as lowas possible.

The 86’s front spring rates allow for slightbody roll on initial turn-in, creating the per-fect relationship between steering feel andvehicle behaviour exhibited by a classicfront-engined, rear-drive platform.

The rear, double wishbone suspensionsystem offers the ideal combination of sta-bility, grip and driver feedback. It also fea-tures stiffer mounting points, as well as anewly designed sub frame, shock absorber,coil spring, lower arm, stabiliser and trail-ing link.
