Brookfield Multiplex has been shaping skylines and delivering vital infrastructure assets for more than 50 years. From modest beginnings in Perth, Western Australia, we are now one of the world’s leading contractors with a presence in Australia, India, Europe, the Middle East and Canada. We’ve built our business on a can-do attitude. We are always looking for better ways of doing things and we work closely with our clients at the earliest point of a project to generate positive outcomes for our clients, our projects and the communities we work in. Over the years we have built a reputation for delivery. Our clients trust us to deliver on time and on budget – and this is proven by the significant proportion of repeat business that makes up our global workbook. It also speaks volumes to the quality of our people. Many staff members – including ourselves – have been part of the team for decades. With almost 5,000 people globally, clients benefit from our depth of knowledge and expertise, and our ability to draw on shared experience and world’s best practice. Safety is always our number one priority. We

challenge our people to identify and respond to health and safety issues before they even step on site. By collaborating with project stakeholders early we seek to eliminate, not just manage, risk.

We are immensely proud of our business and our team, and the strong relationships we have with our clients. We look forward to delivering more iconic projects all over the world and have every confidence that we will be outperforming for many years to come.

JW MARRIOTT MARQUIS Dubai, UAE

Brookfield Multiplex AdvantageOur creative, innovative thinking and can-do approach, coupled with the collaborative way we work with our clients, enables us to consistently exceed client expectations.

DRIVEN TO EXCEEDEXPECTATIONS

High quality, safe, on-time and on-budget are baseline requirements of every one of our projects – but we strive to exceed expectations and consistently outperform.

By thinking like owners and understanding our clients’ unique requirements we deliver long term, cost-effective outcomes that add real value to projects and achieve clients’ broader business objectives. This might be completely re-designing plans to reduce floor space and generate cost savings, undertaking detailed stakeholder liaison to improve project outcomes for the community or implementing environmental initiatives to achieve world-leading accreditation.

Whatever our clients’ objectives, we tailor competitive solutions that drive best-for-project outcomes.

INNOVATIVE THINKING

The drive to find a better way of doing things is inherent in all of our people. We are known for innovative excellence and we involve our best thinkers at the front-end of projects to share knowledge and create tailored solutions for clients.

Each project is unique, with its own specific challenges. Combining disciplined decision-making with innovative thinking, we bring a fresh approach to often complex projects. When others say it cannot be done, we deliver.

COLLABORATIVE WORKING APPROACH

We recognise the value of upfront planning and work closely with all project stakeholders to drive positive, long term project outcomes for clients. Our large number of repeat clients demonstrates our ability to bring together the best skills for the job. We are proud of the fact that 49% of our projects have been for repeat clients.

By collaborating throughout the lifecycle of our projects we gain a clear understanding of our clients’ objectives, are able to anticipate risks and opportunities, and implement tailored solutions to address situations as they evolve.

“Brookfield Multiplex worked closely with us from the initial stages of the contract through to completion. Their dedication and focus ensured that together we were able to achieve the best solutions for the project.”Janaka Wijayawardana, Emirates(client representative for the owner)

Page 11: BM corporate_profile_20_oct_2015

OUR SAFETY CULTURE ISBUILT-IN, NOT BOLT-ON.

Brookfield Multiplex is on a continuous journey to enhance safety culture and standards across the business and the broader industry, and our clients benefit from over more than 50 years of health and safety expertise.

We work with our clients to design and integrate safety controls during the planning phase of our projects, with the aim of minimising or completely eliminating risk on our sites. We embrace the Safer by Design approach and recognise that through early planning, we stand to have a much greater impact on project outcomes. As a business focused on the long term, we concentrate our efforts on controlling critical or high-consequence risks. We do this by looking for ways to move controls upstream to significantly reduce or eliminate risk, and we reward smart solutions through our internal Global Innovation Awards. All of our projects work with documented management systems that are third party certified to either AS/NZS 4801 or OHSAS 18001. REDUCING THE GAP BETWEEN PAPERWORK AND PRACTICE We don’t simply tick a box when it comes to health and safety; we strive to have a practical impact on the safety of our projects and this is enriched by collaboration between our staff, our clients and the people we work with. We focus less on paperwork and more on open conversation, with all of our people encouraged to share and record successes and near misses, and learn from each other in a mature culture that is driven by our leaders. We share our combined knowledge with our clients and translate our expertise to each and every project we work on.

Safety

19

By collaborating with clients early, we stand to have a much greater impact on health and safety by identifying, planning for and eliminating risk wherever possible.

Page 12: BM corporate_profile_20_oct_2015

BROOKFIELD MULTIPLEX:

Redefining SustainabilityWe see our projects as an opportunity to deliver high performance facilities that meet our clients’ unique mix of value drivers – be they environmental, social and financial.

Our approach is to engage with clients as early as possible to identify opportunities and ensure the project not only achieves their goals but delivers enduring benefits for all stakeholders.

Brookfield Multiplex has delivered more than 1.2 million square metres of sustainably rated space and has led the industry in environmentally sustainable design. But we define sustainability much more broadly.

We know how building assets function and understand the important role they play in enhancing health, productivity and performance of occupants. We also know the role they play in enriching and sustaining local communities, and we go out of our way to identify and respond to the unique needs of the communities we operate in.

We think like owners and deliver facilities that have a positive impact on everyone concerned while at the same time drive long term financial gains.

Brookfield Multiplex is leading the industry when it comes tomeasuring the performance buildings, and we are partnering with someof the world’s best minds to drive forward the sustainability agendaincluding the Co-operative Research Centre for Low Carbon Living(CRCLCL).

Chosen from over 130 submissions from 15 different countries, John Wardle Architects in Melbourne and NADAAA from Boston were eventually nominated as the successful winners of a competition to find the best design for Melbourne University’s proposed new Faculty of Architecture, Building and Planning (FABP) building, and Brookfield Multiplex secured the contract to manage its complex construction.

Spanning six levels and 17,488 square metres, an accelerated construction schedule saw work commence in May 2013 and Practical Completion achieved towards the end of 2014, in time for the 2015 academic year.

The four key themes for the building’s design were built pedagogy, the academic environment, the design studio and the living building. Brookfield Multiplex created a Living Lab in the building to enable students to learn about building and architecture on a live construction site.

The tight timeframe saw the Brookfield Multiplex team undertaking construction alongside a fully operable campus, modelling this delivery capability on similar successful projects with UNSW, RMIT and the Melbourne Brain Centre. This was aided by a design concept that featured a massive open chamber to facilitate collaboration and flexibility, and to enable passers-by to view the vibrancy of activity within.

An additional complexity of this building was to ensure the heritage listed façade – that came originally from the 1856 Bank of NSW on Collins Street - was retained.

The finished 5 Star Green Star building also features a suspended studio that hangs from the atrium and a Japanese room with cladding that alludes to traditional Japanese construction. Another special element of the building is an underground library with glazed skylights that open into the main building.

The redevelopment and expansion of Stockland Wetherill Park Shopping Centre is being conducted over three major stages, with the Stage One complete and the team moving straight into Stage Two construction.

With construction being carefully programmed to ensure minimum disruption to the existing and newly redeveloped areas of the shopping centre, the delivery of Stage One on budget and slightly ahead of schedule is a significant achievement.

On completion of the final two stages, which is scheduled for mid 2016, the entire redevelopment and expansion will provide an additional 17,000 square metres of new retail space, a total

of 2,700 car spaces, 200 specialty tenancies, comprising 175 in-line shops, 25 kiosk sites and eight pad sites, making it one of Western Sydney’s biggest retail hubs. The redevelopment will also feature two full-line supermarkets, two full-line discount department stores, ten mini-majors and a separate 800 seat indoor-outdoor food court and fresh food precinct.

The Stage One completion included an expanded outdoor restaurant, entertainment and leisure precinct spanning some 10,000 square metres with over 10 restaurants and cafes, a fully refurbished Hoyts Cinema lobby and candy bar, state of the art Fit ‘n’ Fast gym, JB Hi-Fi, 53 new specialty stores and an additional 750 car parking spaces.

Stockland Wetherill Park was awarded a 5 Star Green Star – Retail Centre Design rating by the Green Building Council of Australia in recognition of its industry-leading approach to sustainable design and development. The project incorporates sustainability into all aspects of the redevelopment, across design, management, indoor environment quality, water, materials, transport, emissions, land use and ecology.

Perth City Link Bus ProjectPerth, Western Australia

As part of the City Busport Alliance, Brookfield Multiplex is constructing a 195 metre long underground bus loop and passenger lounge to replace the Wellington Street Bus Station in Perth. The new terminal is an important component of the $4 billion Perth City Link Project. It will ultimately merge with an extensive network of bus, rail and pedestrian upgrades being undertaken to ensure seamless connectivity across the site to cater for future population growth. Perth City Link is one of the city’s most exciting and ambitious redevelopments ever undertaken. The project will reconnect the CBD with Northbridge for the first time in more than 100 years, with plans for the area - once just a network of bus and

train connections – to become an exciting new destination with housing, shops, restaurants, offices and more. The delivery of an efficient public transport system is undoubtedly the key to the overall success of the Perth City Link project and it is estimated that the new underground bus station will accommodate more than double the number of peak bus movements by 2031.

CONSTRUCTIONBased in Mumbai, Tata Projects and Brookfield Multiplex are focused on the delivery of buildings within the residential, commercial, hospitality, retail and healthcare sectors. We are currently delivering five projects with a combined value of US$260 million including Phase 2 of the TATA Medical Center in Kolkata; the Mantri Serenity residential towers in Bangalore; and the Candor Office Parks Project in the National Capital Region of India.

OUR DIVISION

ABOUT USBrookfield Multiplex was established in India in 2011 offering design management and technical advisory services.

In 2014 we partnered with Tata Projects to offer a General Contractor approach to managing projects from concept through to completion. The partnership combines Tata Projects’ strong reputation and local knowledge with Brookfield Multiplex’s global expertise in the construction of buildings.

With expertise across the entire project lifecycle, the strategic partnership offers a ‘one stop shop’ - streamlining processes and delivering a range of cost and time efficiencies to clients. However our services are modular and clients can also select the expertise they require depending on the project.

Candor Office ParksNoida and Gurgaon, IndiaCandor Parks Project consists of five major office parks located in the North of India, each at various stages of completion. Once completed, the entire project will provide more than 16 million sqm of commercial office space for blue-chip IT tenants from around the world. Following the acquisition of Candor Office Parks (COP) by Brookfield Asset Management (BAM) in 2014, the consortium of TATA Projects Brookfield Multiplex (TP-BM) was appointed to complete the construction of partially built assets and deliver the new construction of three office park projects. The three main office parks in which TP-BM are delivering new assets are located on plots of land ranging from 21 to 28 acres in India’s National Capital Region (encompassing Delhi). The G1 office park project, located in Gurgaon, will comprise 162,125 sqm of additional space to be constructed across five towers. The G2 project, also in Gurgaon, will comprise two towers and a multi-level car park with a total of 110,909 sqm of new build construction. Finally the N2 project, located in Noida, will comprise three towers with a total of 189,795 sqm in new construction to be delivered. TP-BM has been engaged by COP under a construction management model since the acquisition of the assets and has worked collaboratively to deliver their design and construction.

The project has inherited challenging construction delivery milestones post acquisition and the project team have worked vigorously post handover to deal with complexities surrounding the project, considering existing lease agreements, open contracts and inherited site conditions. Post-handover the initial focus was to implement BM’s approach to site safety on the partially completed buildings. In addition, TP-BM was required to investigate and rectify issues to assure quality and integrity of partially completed assets, recommence the design works for all assets including engaging new consultants, and work through contractual and commercial legacy issues with existing subcontractors and vendors alongside engaging new subcontractors to recommence construction activities. During this period the team has been undertaking feasibility studies for alternative construction methods and building materials to reduce programme duration as well as expedite and cover any delays to tenancy agreements. The new construction of the three office park projects is estimated at US$147 million.

The Opus Dubai, UAE

The Opus is an iconic mixed-use development located in Dubai’s rapidly expanding Business Bay district. Designed by world-renowned architect, Dame Zaha Hadid, this impressive structure will soon take its place amongst the city’s most striking architecture.

Essentially two towers linked by a shared podium and skybridge, once complete, the building will have the appearance of a single cube, with a free-form void. During daylight and thanks to the highly-reflective pixelated glass, the cube will stand out in its entirety. However, at night, with the assistance of bespoke LED lighting, the cube dematerializes as the void is filled with light.

Angled columns, referred to as “Dancing Columns”, are used throughout the structure to create the outline of the void. In contrast to conventional project sequencing, The Opus has progressed from the outside in, whereby the design of beams and slabs was developed after the façade design was finalised. This has required significant collaboration between all parties to ensure timely progress.

The Opus covers an area of 85,000 sqm, comprising a 5 star hotel, luxury serviced apartments and 15 levels of commercial “A” grade office space, as well as 6 levels of basement parking. The hotel will see Meliá Hotels International launch their exclusive “ME by Meliá” brand for the first time in the Middle East, featuring 100 rooms designed by Zaha Hadid and a host of premium F&B outlets. The skybridge is to be home to three levels of apartments ranging from studios to three bedrooms. Each apartment is uniquely designed and offers panoramic views of the city.

IRENA Headquarters Abu Dhabi, UAE

IRENA Headquarters is a “A” Grade office building located in Masdar City, Abu Dhabi - a sustainable city, designed, built and operated to provide the highest quality of life with the lowest environmental footprint.

The International Renewable Energy Agency (IRENA) is an intergovernmental organisation with over 100 member states, promoting the adoption and sustainable use of renewable energy. It marks the first intergovernmental organisation to be headquartered in the Middle East.

Brookfield Multiplex was appointed in 2012 by Masdar (Abu Dhabi’s renewable energy company) to undertake the design and build works for the Headquarters, as well as the fitout works for IRENA’s offices.

The project comprises three 7-storey oval-shaped buildings with a total floor area of 32,000 sqm. The buildings are linked by a shared community courtyard offering occupants a central place to meet, dine and relax.

IRENA Headquarters is one of the UAE’s most sustainable and energy-efficient buildings and will serve as a benchmark for the industry when it comes to sustainable construction.

It was awarded both a 4 Pearl Estidama Design rating and a 4 Pearl Estidama Construction rating (Abu Dhabi’s Sustainability Rating System). This is the highest Construction rating to be awarded under the Estidama Pearl Building Rating System to date.

The project has been awarded Most Sustainable Project on three separate occasions since completion. To receive both industry recognition as well as achieve an Estidama 4 Pearl Rating is a reflection of the commitment of the entire project team. The IRENA Headquarters is a prime example of how early involvement by key stakeholders as well as continuous collaboration between the end-user, developer, contractor and consultants can produce incredibly successful outcomes as well as a highly desirable end-product.

SUSTAINABLE FEATURES

A number of key environmental features help the building operate sustainably:

• Reduction in energy demand by over 50% when compared to benchmark Abu Dhabi commercial office buildings, facilitating further reductions in carbon emissions associated with building operation;

• Design and installation of 1000 sqm of rooftop photovoltaic solar panels supplying electricity to the building;

• Potable water use reduction by over 54% through the utilisation of high performance flow and flush fixtures;

• Diversion of over 93% of construction waste from landfill reducing the long-term environmental impacts associated with construction waste collection, transport and disposal.

• An air conditioning system which recovers up to 76% - 80% of the energy released into the exhaust air to cool incoming fresh air using high efficiency rotary wheels to reclaim the energy which is typically wasted with a traditional HVAC design.

• A high performance, low-energy artificial lighting design has been implemented to achieve a high standard of visual comfort, aesthetics and functionality while providing a 30% improvement in associated energy demand compared to minimum energy efficient design standards.
