The property This splendid property dating back to the 1920s, offers a spacious home with a host of period features. These include timber sash windows, original internal doors and door furniture, wood panelling, ceiling roses and decorative cornicing.

The two main reception rooms stand to the front of the property and both boast generous bay windows which make the most of the natural light. The charming sitting room with its dentil cornicing, also has a second bay which houses an attractive fireplace, as well as having double doors which open into a large conservatory.

The second reception room is currently set up as a dining room – it too has a feature fireplace. An archway at the far end leads through to a cosy and pleasant study fitted with bespoke bookcases.

Both reception rooms open off a welcoming hall, which once served as the main entrance. The original front door now leads into a beautifully bright conservatory with doors out to the garden. This versatile space makes an excellent

place for socialising, relaxing and entertaining and has a panoramic south facing view.

For convenience, the rear hall tends to be used as the main entrance to the property. It has a handy boot room and a downstairs cloakroom close by.

The sizeable breakfasting kitchen is fitted with handmade units which provide a wealth of storage. Appliances include an electric cooker and there’s space for a dishwasher, as well as a freestanding fridge/freezer. The area also boasts a large pantry and ample room for informal dining.

There are four bedrooms on the first floor. The pretty master bedroom with its south facing bay window overlooking open farmland mirrors the sitting room below - it has a second bay which once housed a fireplace. It also has a bank of fitted cupboards, a large en-suite bathroom and an elegant curved ceiling which enhances the proportions of the room.

The second bedroom has similar ceiling detail to the master bedroom and a large bank of

fitted wardrobes, while the third and fourth bedrooms are adjoining. This arrangement creates the perfect set-up for a child’s bedroom and playroom, or for a teenager’s den. These three bedrooms are all served by a family bathroom fitted with a full-size bath and over-bath shower.

Outside A gravel drive leads up from the village lane and provides plenty of space for parking and turning. It is lined by established shrubs that give a high degree of privacy. The detached garage has space enough for a large car and has the potential for the creation of storage space in the rafters. There are two brick outbuildings.

A flagged terrace runs along the south front of the property and looks out across the formal terraced garden, rolling countryside and the dramatic coastline with Coquet Island visible on a clear day. From here a short flight of steps lead down to the sheltered sunken lawn which is surrounded by well-stocked herbaceous beds.

The remaining land which surrounds the property includes woodland and an enclosed area which would be perfect for keeping poultry or as a dogs run.

Location Bilton East is set well back from the village lane. It is a peaceful and secluded home without isolation and within as easy reach of Alnmouth station as could be hoped for by a railway commuter. There are regular and direct Intercity services to Newcastle, Edinburgh and London King’s Cross from Alnmouth station.

The popular coastal village of Alnmouth lies less than 1.5 miles away. This quiet and friendly hub has a number of local amenities, including pubs and eateries, shops, and links golf course. Alnmouth Beach is one of Northumberland’s finest beaches.

The historic market town of Alnwick is just 4.5 miles to the south-east. Home to the famous Alnwick Castle and Garden, it has a good choice of shops and supermarkets, cafés, pubs and restaurants, a theatre, a hospital and other services.
