How's The Market?
The month to month signs are strong...
▪ Inventory is slightly down from the same time last year -2%
▪ Contracts are down -20% from the same time last year
▪ Days on market are up 45% from the same time last year
▪ The percentage of asking price sellers are receiving is down -
4% from this time last year
▪ Median price is up 18% from the same time last year.
The absorption rate, measured often as months of inventory
is only at 4 months (this is active inventory divided by sold.
Rates continue to creep up and are expected to rise abouve
5% next year. Each click up in rates means the buyers lose a
bit more purchasing power. Your home needs to be priced
correctly to attract the buyer quickly who can take advantage
of a good rate lock.
75 homes are active on the market. 46 homes are under
contract and 7 scheduled to close before the year end. On
average, these homes went under contract in about 80 days ,
and 13 homes had at least one price reduction.
The homes that went under contract quickly were across all
price ranges so it's not just a lower priced home that is
considered a value. A well priced home will sell!

very healthy median change and if sustained, buyers
will have be be careful in
their thought process about how they approach
negotiations.
Any loss since the peak of 2007 is almost made up
now.
