What Families Want

“One of the first things people fall in love

with is the kitchen,” Sheela says as we step

into the first display home. Her gesture

takes in the curved-glass hood fan, wine

fridge and microwave built into the centre

island, and my favourite, a large window

above the sink — definitely this is a space

In the adjoining living room, I discover a

lineal fireplace that I’m guessing must be

more than four feet wide and framed with

sculpture.

ONE THING TO KNOW about Steve: when

he commits to a project, he’s meticulous

about research. So when Steve decided

to downsize from a large family house

on Langley acreage, he took his time

examining options — lots of time and

lots of options.

The original plan had been to

purchase a smaller acreage that would

still accommodate two custom homes

— one for himself and his two adult

sons, a second for his daughter, son-

in-law, and their two children. But as

he started considering the logistics,

the maintenance-free lifestyle of a

townhome began to make sense.

“I spent months scouring every new

development from White Rock to Maple

Ridge and as far as Mission –but nothing

worked,” he says with a good-natured

shrug. Then one day, a friend mentioned

Heritage by Infinity Properties. Steve

checked the developer’s website and his

search suddenly took a different direction.

“I liked the Arts and Craft architecture,

and having three bedrooms with a

master on the main was perfect for our

family structure.” He smiles. “Let’s face

it, guys like their own space. Here, one

son will be able to have his man cave on

the lower level, the other can be upstairs,

and I’ll still have the whole main level.”

The open, contemporary floorplans

were winners too. “I’ve never liked

townhouses where you walk in, go up a

long set of stairs, and arrive on an upper

floor that looks like a bowling alley —

which is what my daughter and son-in-

law are living in right now. Heritage is

completely different — open and feels

more like the house we’re used to. This

will be a good transition for us. And at

the price point, it’s the best deal I found

anywhere. You could say all roads just

kept leading me back to Heritage.”

Cinching the deal was Heritage’s

location in the historic Murrayville

neighbourhood. “This is quieter and

more family-oriented community than

Yorkson, where I’d also looked, so it’s

really like having the best of all worlds.”

And there’s a unique, very cool

epilogue to his story. When Steve

brought his daughter and her husband

to see the presentation centre, they

were so delighted they decided to

purchase a new home there as well.

“So we’re going to see our family vision

come together in the end,” he says.

“Just in a slightly different format than

we originally thought.”

THOUGH ONTARIO passed this legislation

over 10 years ago, the deadline for

Depreciation Report compliance for

B.C. was December 13th, 2013. These

reports determine if reserve funds are

established and allocated properly,

reducing the risk to lenders by making

strata homeowners less likely to face

large special assessments. Depreciation

Reports are not meant to force people

to pay higher strata fees, although

they can illuminate the need for higher

contingency funds.

After initial preparation, the reports must

be reviewed every three years. The cost to

prepare the initial reports may be several

thousand dollars, but follow-up reports

may cost less, as much of the input may

just be revisions of existing data.

Now the part that everyone seems

to be going crazy about – increasing

condo fees! Legislation does not

force strata corporations to increase

condo fees or even follow the fi nancial

recommendations. For far too long

though, these fees have started artifi cially

low to get folks in the door and to keep

current owners complacent, only to have

many cry foul when they have to pay

cooperatively towards an “unexpected”

roofi ng project on a 35-year-old

property. Inevitably, some condo fees

should go up after a report is completed.

of your strata, as well as the scope

and cost of future repairs. Conversely,

Depreciation Reports grant the home

purchaser more transparency and

help anticipate the costs of upcoming

maintenance.

Basic functions of a properly prepared Depreciation Report

1. Document an inventory of the common property, and common assets, as well as other strata property to be maintained.

2. Provide for an on-site inspection of the properties and assets to determine the overall condition or current state of repair.

3. Establish the remaining useful life of the inventoried properties and assets.

4. Estimate a projected maintenance, repair and replacement cost over a 30-year period.

5. Prepare a forecast for how the strata corporation plans to raise the capital to fund the outlined anticipated cost of repairs and maintenance.

Rugs can look amazing layered too.

I love adding a cowhide rug to tie

together unusual furniture arrangements

or punctuate the centre of a space. A

sheepskin-style rug also makes a stylish

accent to areas such as the edge of the

over a chair or bar stool for a softer seat.

3. Pillows are one of my favourite ways

to add style – they can move from

living room to bedroom and beyond,

and dress a room up, or down. Rather

than picking dramatic new colours, grab

some neutral but bold patterns that can

layer behind your existing favourites for

a more fi lled-in feel.

4. Lush textures are great for adding

warmth to the eye and the hand. A

sumptuous blanket, folded neatly at the

end of a bed or tossed casually on a sofa,

adds some interchangeable luxury and

can move between rooms for new looks.

5. Don’t forget the vertical surfaces! An

extra layer of drapery helps avoid heat

loss through windows, so consider

mixing a sheer layer with a heavy

blackout-lined layer – you can keep your

existing curtains and add a double rod.

TIP: A lightly patterned inner sheer (try a

tone-on-tone white) under a solid heavy

drape, draws the eye’s attention to the

layered e� ect by adding drama to the

background instead of the foreground.

NDP leading in B.C., according to recent polls

It seems that the province may be

turning its back on Stephen Harper’s

federal Conservative party in favour of

Mulcair’s NDP.

A recent Insights West survey of over

800 British Columbians showed the

NDP was far ahead of the Conservatives

(an Angus Reid poll with about the same

number of respondents also showed the

NDP in the lead, though with a narrower

margin). Conventionally, the province

is divided between Conservatives and

New Democrats. It’s likely that Harper’s

Conservatives will be focusing some

energy on turning this around over the

next while in their campaign.

Conservatives promise home renovation tax credit

Prime Minister Stephen Harper

has promised to introduce a new,

permanent home renovation tax credit

if he’s re-elected this October. The

plan, which would cost the federal

government about $1.5 billion a year,

would likely be phased in over the

course of the 2016-17 fi scal year,

depending on economic conditions.

The Conservatives’ pledge to make the

home renovation tax credit a permanent

fi xture could either make the current

hot housing market all the hotter…or

have no impact whatsoever, according

to experts.

Many are critical of Harper’s

announcement because they believe

he is providing help to those who don’t

need it: people who already own their

own homes, rather than those who are

struggling to enter the housing market.

Vancouver, Surrey sourcing independent transit funding

With Metro Vancouver’s transit

plebiscite well behind us, Vancouver’s

mayors are still trying to decide who

will be responsible for funding the

$7.5-billion 10-year plan that they had

in mind for the future of the region’s

transportation. As it stands, there is

no alternative method to fund the

proposed transit improvements, but

some of Metro’s mayors are considering

separate, independent transit funding

for their cities. Although the outcome of

the plebiscite dictates that the mayors

should not introduce other funding

sources prior to the next municipal

election in 2018, operating costs at

TransLink are on the rise. With labour

agreements due for renewal in 2016

and upgrades to the 30-year-old Expo

SkyTrain line and stations soon to be

necessary, this problem will only be

exacerbated.

Green Acres? Developers sell farm livin’

Community gardens have become

increasingly popular lately, and

developers are paying attention to the

trend. Developments such as Creekside

Mills at Cultus Lake in Chilliwack,

Southlands development in Delta and

High Point Estates in Langley are making

outdoor pursuits such as farming and

horseback riding more accessible to the

average homeowner. Likely, both Eddie

Albert and Eva Gabor of TV’s Green

Acres would be on board with this kind

of farm livin’.
