Project Overview

• Batchelor Hall was completed in 1965.• Four Levels + Basement + Roof.• Type II-A Building.• Occupancy Classification: Group B, Research Laboratory.• Project Scope: Infrastructure Renovation.• The main focus of the Batchelor Hall Renewal Project is the replacement

and/or upgrade the building Mechanical, Plumbing, Electrical, Conveyance, and Fire Protection Systems.

• This will need to be supported by Structural work (Concrete & Structural Steel), Roofing, Demolition, and Hazmat Abatement (among other things).

Project Overview

• The project is divided into FOUR phases + a “prep” phase (Phase 0). • Each phase has a duration of approximately 6 months each.• Building will remain open and occupied during the entire construction

period. Emergency egress must be maintained for all building occupants.• Logistics, including access and egress, will be vitally important.

General Contractors who wish to self-perform mechanical ordemo/abatement, must attend the subcontractor prequalificationconference and turn in a subcontractor prequalification package foreach trade. Prequalified subs for Mechanical and Demo/abatementwill be the only ones allowed to bid that scope even if you are aprequalified GC.

• One (1) copy of all Audited Financial Statements • Notarized Statement from Surety • Written declaration from insurance agent/broker/carrier stating that

your firm can obtain insurance coverage in the required limits and ratings

• Insurance Certificate• Letter from Workers’ Compensation carrier evidencing your EMR for

the past ten years• Resumes of all proposed Superintendent, Project Manager, QA/QC

Coordinator and Safety Coordinator• TOC for IIPP, QA/QC Program• Claim Data Sheets (as applicable)• Signature on Declaration

This project is subject to compliance monitoring and enforcement by the Department of Industrial Relations.

This project is subject to General Prevailing Wages predetermined by the Department of Industrial Relations (DIR).
