THE PIED-A-TERREHomes for the Retired at Ballantine Garden Village.

The Pied-A-Terre is the first cluster of retirement homes set within a thriving greater housing scheme, that is Ballantine Garden Village. Rather than a remote, gated community, the Pied-A-Terre homes are a physical recognition of the desire which people of all ages have; namely to be close to their contemporaries, and near (but not too near!) their relatives.

The Homes for Retired at Ballantine have 3 particular areas that make Ballantine a unique choice for retired persons in Northern Ireland.

Firstly help at hand if it ever becomes needed. This is done passively through the remote care as follows: When the call button is pushed or the sensors programmed are activated, the “Fold” call centre is alerted, who will speak with the resident and if needed in turn will alert a relative or the concierge to assist.

In addition (on completion of sites 46 – 59) the concierge will be there for small areas of reassurance and assistance when needed, subject to his working pattern, plus higher levels of domiciliary help can be arranged either privately, or through the Ballantine Care Home planned for 2015. Pied-A-Terre owners may choose to buy into these service options at a later date. Costs start at £18 per quarter for the “Fold” remote monitoring.

Secondly, owners of the Pied-A-Terre may avail and buy into the facilities within the next retirement cluster at sites 46 – 59 at Ballantine. These have been thoroughly researched and implemented to optimise the benefit to the homeowners in a cost effective manner. Facilities here include the concierge where the cost is made reasonable due to being shared amongst some 30 homeowners. There is also the reception lounge, meaning one can socialise without having to be permanently worried about having ones own home spotless! There is the guest suite, where relatives can stay in a sumptuous 2 bedroom bespoke apartment, there are the garden facilities, greenhouse, potting sheds, raised planters and the like to keep one’s fingers green if needed. Lastly there are the Gents and Ladies WiFi office retreats, where gentlemen or ladies can get offside for a while, and be in a comfortable study type environment, alone with SKY Sports, or with a couple of pals. In Northern Ireland, many homes cost more to heat than the average mortgage, whereas the retirement homes are insulated and sound-proofed to the highest level, saving enormously on energy costs.

Thirdly these homes answer a need in the marketplace as follows: The actual concept of selling a larger home, and downsizing to an

easily managed home has many attractions, but has not been taken up by many in Northern Ireland. The reasons for this are varied, and are centred on there never having been an environment suitable for their needs, until now... The Pied-A-Terre consists of homes that afford privacy and style for busy “young at heart” buyers, and also a genuine alternative for elderly owners. Elderly owners may avoid the crippling costs of a residential care home at some £35,000 per year, plus of course retain ones independence and dignity. The design challenge that the “Homes for Retired” at Ballantine seek to fulfil is to create an environment where both these quite different types of owners may be pleased with the results. The challenge for the Pied-A-Terre is to make downsizing to Ballantine attractive before one becomes too old to be able to do so. These homes are designed to reach both those who believe they will never grow old, and provide independence for those who know they are already (possibly) there!

The Pied-A-Terre has drawn its design inspiration from Malone House at Barnetts Demesne, this classical architecture pleases the eye and follows the design principles which have evolved through the renaissance and have provided some of the UK and Ireland’s most admired buildings.

Of note on the plans is that the Ground floor homes enjoy the garden and orangery that is designed to provide additional security and privacy to these homes. In addition, the plans show that there are options at this stage for the room arrangements to be altered, particularly between having a separate Kitchen / dining room. Also of note is the sumptuous penthouse home, site 125. This Pied-A-Terre home is an amazing 1794 sqft, and truly a home of great style.
