T his year’s pool party was a huge
success! Saturday, June 7 gave us
a perfectly sunny afternoon and our
Heron Bay residents had a blast hanging out
at the Aquatic Center, spending time with
family and friends. Over 250 residents
came out to enjoy the pools, water slides,
sunshine, food, and
music. Lunch was ca-
tered by Papa John’s
Pizza and Chick-fil-a,
and a variety of ice
cream treats were
served for dessert.
Kids and grown-ups
alike showed off their
dance skills on the
lawn while a DJ played their favorite songs.
Party-goers also had the chance to compete
in hula hoop and limbo contests. The Chick-
fil-a cow was our special guest- she greeted
young residents and handed out prizes and
coupons.

R eady or not, Summer 2014 is coming to a close. Both Henry and Spalding County
schools will resume Monday, August 4!
Georgia tax-free days are Friday, August 1 and Saturday, August 2. Shoes and clothing
items under $100 each, computers and software under $1,000 each, and school and art supplies
under $20 each will be tax exempt. Plan now to take advantage of the tax exemption coupled with
upcoming sales and send your students back excited and prepared.

Although the past few years have been difficult for the housing
industry, things are looking up again here at Heron Bay. We are
currently working with four builders on the construction of over
forty different homes scattered throughout the community!
Castle Homes of Georgia is hard at work on 7141 Treveno Place
in The Preserve. This stately brick home will include 5 bedrooms,
4.5 baths, a 3-car garage and covered back patio. Castle will
also soon begin building one home in The Links and another in
Lakeview, both of which are pre-sells. Castle is proud to offer a
signature 9-step building process which walks the buyer through
every phase of his home construction. Their goal is to care for
their customers before, during, and even after the home sale.
Builder D. R. Horton has three available homes on Watson Circle
in The Summit and has plans to begin a total of approximately
twenty-five houses scattered throughout The Villas, The Enclave,
The Summit and The Links. Their decorated model home is cur-
rently located at 7566 Watson Circle and features 5 bedrooms, 3
baths, hardwood flooring on the first level, and granite counter-
tops. Known as “America’s Builder,” D. R. Horton crafts “livable
and affordable new homes built with unmatched efficiencies and
uncompromising quality.”
Heron Bay has also recently welcomed Ryland Homes again.
They have built several homes in our community in the past and
have returned to begin construction on six houses in Northridge
and two in Parkwood. Every Ryland home is equipped with their
unique HouseWorks program which includes features such as a
tankless hot water heater, in-wall pest control, and low VOC paint
and carpet to make the home eco-friendly and extra luxurious.
Additionally, we are excited for Kerley Family Homes to begin
construction on five homes in The Preserve. Kerley was estab-
lished in 2007 by father and son team, Gene and Joe Ker-
ley. They pride themselves in “honesty in the way of communica-
tion, and integrity in doing business.” Kerley homes have a dis-
tinct, timeless outer appearance, and a spacious, stylish interior.
Homeowners, this is exciting news for you; all of these beautiful
homes will integrate seamlessly into the elegant community we
are so proud of here at Heron Bay. ☼

vanced Aquatics…. A huge thanks to Heron Bay Golf and Coun-
try Club, Heritage Community Management,
and parents of our swimmers for making the
2014 Summer League Season a big success!
Coach Amanda and Coach Ryan have done
an excellent job this summer with the Heron
Bay Hurricanes. Our swimmers gave it their
best at all of our weekly swim meets and
placed 4th out of 8 teams participating in the
League Championship meet that was held on
Saturday, June 28th. The Hurricanes placed
1st in 6 different events, 2nd place in 9 events,
3rd in 10 events, and 4th in 6 events with our
girls placing 3rd in the competition, boys plac-
ing 4th leading to an overall 4th place in the
League Championship! ☼
Resident SpotlightResident Spotlight Daniella and Jim Stamm have recently moved
into the Villas. Daniella is the assistant principal of
the new Hampton High- a Henry County public school with a fresh goal: personal-
ized learning.
Mrs. Stamm received her undergraduate degree in 2002 from Indiana University of
Pennsylvania. Her passion for teaching brought her to North Carolina, where she
began her career at Lumberton High School. During her tenure at Lumberton she
taught social studies and was the assistant soccer coach. In 2004, she accepted a job
at Eugene Ashley High School in Wilmington, NC, as a social studies teacher and
assistant soccer coach.
In 2013, Mrs. Stamm was awarded a Master of Curriculum and Instruction degree and administrative
license from the University of North Carolina-Wilmington. Mrs. Stamm was immediately hired as
assistant principal at New Hanover High School in Wilmington. A recipient of the Jay M. Robinson
scholarship at UNC-W, she achieved international publication of her master’s thesis on Multimedia
Use in the Classroom: The Integration and Utilization of Technology and its Alignment with Standard
4d of the N.C. Teacher Evaluation Tool.
Aside from proudly serving the students and families of Henry County, Mrs. Stamm is a dog lover at
heart. Daniella and Jim are the proud parents of a black lab-mix named Madden. ☼

Sergey and Marina Ishkova dreamed of emigrating to America to open a gym-
nastics studio. In 2001, they moved to the US and became head coaches at
the Vidalia Gymnastics Center in Vidalia, GA. They later opened Zenit Gymnas-
tics in Canton, GA, coaching a team which placed second in the state! Today,
they own and direct Stick It Gymnastics in Stockbridge. The studio offers a vari-
ety of lessons for all ages and skill levels, as well as camps and even private
birthday parties.
Both Sergey and Marina are Professional Members of USA Gymnastics and
AAU Gymnastics. With their extensive experience in gymnastics and coaching for state and regional
competitions, they make a powerful team. When they learned of the amenities and active lifestyle
offered here at Heron Bay, they knew that our community was one they wished to be a part of. We
are proud to welcome the Ishkovas to Heron Bay! ☼

Have you voted for the proposed Amend-
ment to the Declaration?
The Heron Bay Community Association is
constantly looking for ways to keep the
annual community assessment down. The
Association has a proposed amendment that requires a 67%
“for” vote. The amendment, in summary, recommends
changing the initiation fee for new homeowners from the
$275.00 as stated in the Covenants to 75% of the annual
assessment. Because only buyers of new construction homes
are currently being charged this fee, the Association would
also like to include re-sales in the collection of initiation fees.
This fee will not be paid by you, the current homeowner, but
will be paid by the future buyer of your home at clos-
ing should you decide to sell.
The goal and purpose of this amendment is to increase reve-
nue for the HOA’s operation which in turn will improve the
operational standards of the community. At the same time, it
will possibly detour future annual assessment fee increases.
Again, there will be no out of pocket expense to you, the
homeowner! If the amendment had been approved prior to
2014, the Association would have collected $30,000.00+/-
more in initiation fees.
Please vote in order to increase revenue for your HOA to-

Pick Your Neighbor Referral Program Have you heard? Minerva (the developer of Heron Bay) is currently of-
fering a credit of one year’s annual assessment fee or $500 cash to
any Heron Bay homeowner who refers a friend or family member to pur-
chase a NEW construction home in Heron Bay. Simply pick up a referral
form at the Lodge, complete it, and give it to the new homeowner to
turn in to their onsite agent before they go to contract. Once your refer-
ral has closed on their NEW construction, you will receive your credit or
check.

Y our Heron Bay home has been masterfully
crafted inside and out, but now, perhaps
you are facing the monumental task of inte-
rior decorating. Or, maybe you are a well-
established Heron Bay resident, and it is time to
bring a fresh touch to the interior of your home. Here
are a few suggestions to help you tackle the best
way to make the most of your beautiful dwelling.
If you are drawing a blank for décor inspiration,
hgtv.com is wonderful launching pad, chock full of
photos to spark ideas. Feeling like following the
crowd? This year’s home trends include bold colors,
wood tones, nature themes, touches of metallics,
and an overall eclectic, Bohemian feel. Color author-
ity Pantone, Inc. has named Radiant Orchid the
Color of the Year for 2014. Hgtv.com has created a
gallery of photo ideas for ways to incorporate this
bold color into your space.
Maybe you would like to spruce up a room or two,
but haven’t budgeted for a total makeover. Some-
thing as simple as new curtains, a couple of recov-
ered throw pillows, and some decorative plants can
turn a space from boring to breath-taking. Or, have
you considered the magic of paint? Treat your walls
and even some of your furniture to a fresh coat and
watch your room come alive!
While it’s too hot to play outside this summer, maybe
take some time to browse the internet for ideas,
then put your brilliant plan into action!
If you are interested in improving your lawn this sum-
mer, read on for some helpful information and ideas.
For both new and long-time residents of Georgia, the
University of Georgia has created georgiaturf.com, a
website offering an archive of informative articles,
pest control solutions, soil testing resources, and
information about local water conservation plans.
Another excellent resource for lawn maintenance
and gardening is walterreeves.com. Walter Reeves is
a prominent gardening authority in the Southeast.
Have you considered a vegetable garden? Even a
very small garden can enhance the look of your back
yard, provide hours of enjoyment and outdoor activity
for everyone in the family, and even help reduce your
grocery bill! If you are new to gardening, consider
starting out with a small box-style planter which can
be placed on your patio or deck. You may be sur-
prised at just how green your thumb is!
Before making any changes or additions, be sure to
check the Heron Bay Residential Design Guidelines.
In order to maintain the aesthetic value that draws
home-seekers to Heron Bay, residents are required
to submit a Lot Modification Request Form to the
HOA when they plan to do any landscaping or make
any change to the exterior of their home or property.
After the approval letter is received, residents can
enjoy beautifying their outdoor area and improving
their property value all at the same time. ☼
Please keep in mind that the speed limit throughout Heron Bay
is 25 mph. For the safety of everyone in the community, please
carefully monitor your speed.
