Board of Director’s Minutes Ozark Gateway Association of REALTORS® Director’s Minutes
Thursday, January 31st, 2019 at 9:30 am Present: Jennifer Reaves, Brandi Haddock, Allen Hall, Chris Nickle, John Yaple, Morgan Sprouls, Cheryl Barley and Courtney Denney. Staff Present: Kim Cox Roll call was taken by sign in. Meeting was called to order by President Jennifer Reaves. Motion was made to approve agenda as emailed. Motion made to approve the minutes from the December BOD meeting as emailed. Chris Nickle, Officer/Treasurer Report 1. Received financials for December 2018 as emailed. Motion made and approved to accept financials for December 2018
and YTD. 2. Reviewed Edward Jones portfolio. No motion or recommendation made. 3. Motion made to donate $50 to NAR’s AE Institute Professional Development Fund for the March meeting in Austin. 4. A recommendation was made to have Gov Docs consider looking at some long term spending goals and options for the
Strat Plan, this would be for revenue made outside of the proposed budget. Cheryl Barley, MLS Chair/1 Year Director 1. Motion made to change ALL schools to “Areas” (ex: Joplin Area for elementary and middle schools), just as we do now for Webb City schools. An educational piece will need to be shared with the members on this new rule from the Joplin School
District regarding how schools will be selected regarding overcrowding. 2. A recommendation is being made to also send out a reminder to agents on the proper way to handle the possession of
keys at closing; LA’s responsibility. 3. Discussed MR’s stance on not wanting to draft an Offer Submission Form (that agents could use when presenting an offer)
because it’s really not up to them to ask a Seller to sign. Proof of submission can still be requested from agent. 4. Sending a recommendation back to MLS regarding “Solar” options being input into “Exterior Features” or “Utilities” in the MLS. We may want to create a form for the Seller to sign regarding the legalities of the solar panels (leased, etc.) We want
to reduce the liability on the agents regarding this matter. 5. Motion made to add the verbiage “Mobile Generated Codes” to anywhere in the rules where it references “One Day
Codes” and “Combo Codes”. 6. Staff to talk to MR about the MLS ID on page 7 of 8 on form RES-2000; what ID are they referring to exactly. 7. Discussed “Municipalities” and reviewed the motion sent from MLS to add this as a YES or NO item to the MLS, but not as
mandatory. Motion failed and is being sent back to them for further research. 8. Discussed Inspection Notices; no motions made at this time. President’s Report – Jennifer Reaves
1. January Business Conference had over 450 agents attend; the largest one ever. 2. Kim hosted the state MLS Administrator’s Forum, as well as sat on the Emerging Issues panel of experts. 3. A new 2020 Treasurer was voted in at MR via a ballot vote; Mr. John Mayfield. 4. NAR is rolling out a new program called C2EX (Commitment to Excellence) to promote professionalism in REALTORS.
There is a $2500 travel voucher drawing for those that complete the program in 2019. Go to nar.realtor for info. 5. Kim and Jen met a member of SOMO’s BOD regarding their interest in having OGAR join in the future. No motions or
recommendations made. 6. New idea for this year; Catch someone doing something good and have them recognized by the OGAR BOD. Email

Board of Director’s Minutes (cont) AE’s Report – Kim Cox 1. The conference center is almost complete, it should be done in the next 10 days. 2. Kim met with MARIS Regional MLS in Branson to hear their opportunities of membership; no
motions or recommendations made. 3. Judy Lowe’s family sent a wonderful thank you card for her mom’s flowers. 4. The REALTOR R metal sign will be put up this week on the conf center building. 5. The Joplin Chamber ribbon cutting needs to be scheduled this first quarter. 6. NAR Economist, Lawrence Yun says he does NOT see any signs of recession for 2019 or 2020; Home prices should hold on and
gain modestly; no new foreclosure crisis. 7. White Bluetooth boxes are cracking easier than usual; staff to try and super glue number plates when seeing weak areas. Ask
Sentrilock about warranty. Brandi Haddock, President-Elect’s Report 1. Strategic Planning – Jen & Kim to schedule with John Sebree for April. 2. Program & Events – Reviewed minutes; meetings planned for the year. 3. Governing Docs – Will meet in the first quarter of this year. 4. Membership & Community Service – Reviewed minutes. A motion was made to approve the conditional memberships for the agents

Awards – 1st meeting is scheduled on March 19th at 2:00 pm. 2. RPAC – 1st meeting is scheduled on February 20th at 10:00 am. 3. Technology – Reviewed minutes; Tech plans for 2019 are being put into motion. 4. Nominating – Meeting not yet scheduled. 5. Local Leadership Academy – Students met on the 16th to discuss their class project; they are down to 3 projects and will present to
the BOD in February. Recurring business: 1. Accounts past due presented; 13 agents, 1 company. 2. Random listing update; every 100th listing. 3. Agency Task Force: MR continuing to work on video to be released on topic. New Business: 1. Reviewed a member complaint brought forward regarding: MLS Rules Section 8 “Lockboxes Systems”, section 4: Association shall maintain current records as to all keys issued and in inventory. This requirement may be satisfied by a physical inventory, alternatively, by receipt of a statement signed by the key holder and the Participant of the key holder’s firm, attesting that the key is currently in the possession of the key holder. In the event that a complaint is made about an agent giving one-day codes to non- members the agent and their broker will be requested to send a response to the board of directors and explain their usage. (NOTE: Neither one-day codes or combo should EVER be given to a prospective buyer or member of the public). Failure to respond will result in suspension of their Sentricard and access. (10/12) There shall be an audit, at least annually, of all keys, whether issued or in
inventory. a. After much discussion a motion was made to send the offending agent a letter of reprimand stating that they are now put in a probationary status for the next 12 months and should they repeat the same offense, they will lose their MLS
access and keycard access for a 30 day period. 2. The Board of Directors meeting in February has a new date of Feb 27th at 9:30 am. All of the above motions passed with majority vote. Meeting adjourned.

Should Your Marketing Feature Your Clients?

pieces if the clients have a compelling story
about their time living in their home.
Whether you’re selling a property or promoting your skills as a real estate professional, you need to convey a
message that resonates with consumers. Your customers may have more convincing words. The most compelling marketing goes beyond presenting listings as products consumers should invest in. It tells a
story about a home in a way that connects with buyers.
But who is the best person to tell that story? In some cases, it’s someone who has lived in and loved the home.
That’s why some agents are using the power of video to capture first-person accounts from sellers. If your clients
are game for the task, consider putting them on camera so they can speak directly to prospective buyers about
their experience.
Customer videos are also a great way to market yourself as a local real estate expert. Instead of a self-promotional
video ticking off your annual sales volume, industry accolades, and years of experience, try filming clients who can
tell relatable tales about how you helped them with one of the biggest milestones of their lives.
However you decide to employ this technique, make sure your clients’ stories have teeth, says Ray Ellen, broker-
owner of Pixel Properties Realty in Little Rock, Ark. Telling stories that have emotional resonance will stick with
your prospects. “It’s difficult to generate any excitement or intrigue about a home when the sellers’ story is, ‘We
got promoted at work, and we want more space, so we’re moving.’ That’s not a great story,” says Ellen, who has
featured select sellers in video home tours.
How do you determine whether the seller’s story should be part of your marketing? Ask questions. Learn as much
as you can about your customers and their time living in their home. If you find they talk more about their
experiences as homeowners than the properties themselves, Ellen suggests, that’s an indication you have clients
who are good storytellers.

Keep It Positive When using clients in your marketing, be sure their story is a positive one that will reverberate widely, Ellen says. Death and divorce are perfectly good reasons for selling, but they may not make the best video stories. “Look for a
scenario in which there isn’t any sad news,” Ellen says. “Create a story people want to buy into. It will better serve
your clients, your properties, and yourself.”
