NELSON SQUASH AND ATHLETICS SOCIETY AND KOOTENAY CLIMBING
ASSOCIATION BUSINESS PLAN
EXECUTIVE SUMMARY
This proposal is for two non profit societies, the Squash Club and Climbing Club, to enter
into an agreement with the City of Nelson to occupy the Nelson Cinema. The plan will
have space for squash and climbing as well as a multi use sports area assigned.
The Climbing Associtation has been in the City for 20 years, starting where the
gymnastics club is at present (Civic Center) and moving to the Whitewater building. The
Whitewater building was sold and the Climbing Club closed. There are over 500
participants.
The Squash Club has been in the City for 27 years in the Royal Hotel. With ownership
change, the Royal Hotel is undergoing development and the Squash Club may close.
There are 60 members and many part time players.
Both Clubs provide programs for all age groups. School groups actively participate.
The multi use area can occupy basketball, floor hockey, yoga, gymnastics, ping pong or
the overflow from the Community Complex Programs.
The new facility would provide a great forum for events/tournaments. This brings
significant spin off revenue to local businesses from out of town guests.
NELSON SQUASH HISTORY
The courts built at the Royal Hotel in Nelson were first built as racquetball courts. There
were 3 racquetball and one squash court. Construction began in 1984 and the courts
opened in January of 1985. Cyril Leblanc was the building owner and Danny Babin
managed the courts. Squash evolved replacing racquetball and several years later we
ended with all four squash courts. During those years several individuals operated the
squash business while renting the courts from the landlord. In the spring of 2011 a new
building owner, Luke Menkes, decided to convert the property into residential and
business spaces. The squash club ended up, as it is now, with two courts and change
rooms on the third floor. There is a small lounge area as well.
SQUASH CHALLENGES
With our existing facility there are great challenges.
1. With the present situation, it is not financially feasible for someone to operate
the courts as a business as done for 20 years. This means no staff to administer
the programs and school groups, clean the facility, staff the lounge area, order
the goods for sale or be available to members.

2. The financial limitations include no Pro Shop, racquet stringer, licensed
lounge, large tournaments, Christmas parties or drop in customers. The money
from these activities perpetuated income for a business owner.
3. The growth potential is non existent. We presently operate as a key entry club.
Members need to pay their dues and pick up the key for access. This
eliminates many who cannot afford a membership. It eliminates drop in fees
with no staff present. The junior program and the school programs have
stopped. Recruiting new members is near impossible without an open facility
for people to enter, watch and gain information.
4. The squash club is under the constraints of the building owner. I understand
Luke Menkes has received permission from the City to strata the building. It
has been mentioned that the squash club may have to purchase the area used
for squash within the strata. On a square foot basis I hazard a guess as to that
cost. Also, there is a need for serious upgrades to the courts, change rooms
and lounge area. These costs and purchasing the facility is unlikely.
5. It takes great effort for volunteers to continue the momentum of squash in
Nelson. It is only a matter of time for players to age and move on to other
activities. With the limitations of our facility, gaining younger players is near
impossible. Growth will not happen and squash may become non existent.
CLIMBING CLUB HISTORY
The Climbing Club was initiated 20 years ago. They were located in the Civic Center
where the gymnastics club is at present. They moved to the Whitewater building under
private ownership and management.
The Whitewater building recently sold and the Climbing Club lease was not renewed.
They were forced to close March 2012. The Climbing Club membership is seeking a new
home.
CLIMBING CLUB CHALLENGES
1. At present the Climbing Club is closed. Their attempt to continue the lease at
the Whitewater building failed. The new owners want the space.
2. With no facility there is no participation. The fear is that lack of participation
may lead individuals towards other activities. With no Climbing facility
people will seek out another sport or game. Regaining membership after a
length of time would be an uphill battle.
3. Finding a building with enough ceiling height to engage the sport is difficult.
The Cinema is the only building available at present that can accommodate
their needs.

MANAGEMENT
The management of the new facility will be conducted by a Board of Directors. The
Board will comprise members from both non-profit societies.
There will be a manager and several staff hired to conduct the business, clean, supervise
activities, run programs, etc.
Coincidentally, the Climbing Club and Squash Club are more active in the winter season.
The hours of operation are similar which makes staffing easier. Most activity will run
from September to April and the facility will be open on a limited basis for the summer.
BENEFITS
It is important to point out that this is a multiuse facility proposed. Squash and Climbing
are the main focus, however, the upper area would be developed with many sports and
games in mind. There are opportunities for basketball, ping pong, floor hockey, yoga,
gymnastics or any number of activities in need of a location. We wish to develop a Multi
Use Facility.
The Squash Club and the Climbing Club are both under the control of private property
business owners. The Climbing Club has closed and the Squash Club is facing the same.
It would be a great benefit if the City, RDCK and both Societies can reach a long term
agreement. This would stabilize both Clubs in a public facility. The City gains a tenant in
a vacant building and hundreds of active individuals gain some long term stability.
The Civic Theatre is surrounded by many sports and games such as gymnastics, dance,
soccer, hockey, swimming, fitness and all other programs offered at the Community
Complex. We welcome working with the RDCK on any initiatives and providing added
space for their programs. Our marketing efforts will be toward all age groups, however,
the youth will be a prime target.
Because of the size of the facility school groups could now entertain squash, climbing,
basketball or other activities desired by the teachers. Students could rotate through
several sports in a single afternoon. This would be great for the youth of Nelson.
Spin Off Revenue:
Historically the Squash Club has hosted two major tournaments annually (November and
March). We bring approximately 75 participants from out of town for each event. Our
sponsors, the Hume Hotel, Best Western and Mountain Hound had great success with out
of town guests. They love the food and shopping in Nelson. They go skiing at
Whitewater and utilize the Community Complex with their families. Some have purchase
ski equipment from Village Ski Hut and they love the Kootenay Co-op.

The Climbing Club has not entertained and event to date. However, several Climbers
attended a climbing event in Spokane recently. There were over 100 participants. With
the new facility, and event can be staged in Nelson. Again, these out of town guests
spend their money in local businesses.
The spin off revenue to local businesses is a major benefit.
The Climbing Club has solicited between 500 and 600 names of participants. They
attempted to continue the lease (Whitewater building) by showing a petition of names
supporting the Climbers to the new building owners. This didn’t work, however it
demonstrates the tremendous loss of the Climbing Club closure. Having a new facility
would reinforce participation.

ANALYSIS SUMMARY:Kim Palfenier of the NRSC is present to inform council of the program for the Rick Hansen Relay End of Day Celebration and request funding support for the event. BENEFITS OR DISADVANTAGES AND NEGATIVE IMPACTS:The presentation is for Council and the public’s information.
LEGISLATIVE IMPACTS, PRECEDENTS, POLICIES:It is within Council mandate and authority to hear the presentation.
COSTS AND BUDGET IMPACT - REVENUE GENERATION:There are no costs associated with hearing the presentation.

COMMUNICATION:Hearing the presentation educates Council and the public about the Rick Hansen Relay – End of Day Celebration.
