Ground floor needs to accommodate workshop with two separate working areas. Workshop in this area benefits from lots of natural light.
Kitchen and dining area in back of the house is short of natural light.
Having bathroom next to the study room could be beneficial, but the disadvantage is, that it could be noisy.
Bathroom is within a short walk from all main rooms in the house, excluding the study room.
Living room positioned in the middle of the house benefits from perfect location, where client can socialize without disturbing anyone working in study as it is divided by partition wall.
Extra room in the back of the house is perfect place to sit down and enjoy good book and relax. Room offers plenty storage space for history books. Room also contains small TV, if clients prefers more private area to enjoy good movie.
Under stair storage area great to storage shoes and coats.
Open plan Kitchen/Dining and Living area benefits from a lost of natural light coming through four main windows. Room is very spacious, which allows a lots of activities in the same time, which was one of the main requirements of client.
Study room is separated by hallway, close to bathroom. By creating window wall natural light was allowed in from 2 main entrance windows.

Hallway kept in purpose along the wall without any natural light, but its disadvantage is actual length of the corridor.
This floor needs to contain also study room, where we need window to gain natural light.
En-suite master bedroom is located next to staircase with highest traffic. This arrangement will not provide enough privacy.

Cinema room with sofa bed offers extra sleeping area in case of more visitors.
All bedrooms contain at least one window and two bedrooms are en-suit.
Extra bathroom on top floor is easy to access from Study room, Cinema room and also from Guest room.
Final decision was made to have hallway with shortest root possible.

Although in this layout master en-suit bedroom gets privacy, actual bathrooms are oversized.
Where long corridor is necessary the width is established according to its position. Minimum width for two people to pass comfortably is 1.30 – 1.40m

Main disadvantage of this furniture arrangement is, that kitchen and dining area, where small seating could be also found, does not have a single window. This could be solved with strong artificial lighting of course, but preferably kitchen space would have some sort of natural light. This option on the other hand offers lots of storage area. Main Living space is located in left part of the house with spacious settee. Washroom benefits from two separate toilets allowing more people to use bathroom in the same time.
Workshop room is located on front of the house, which contains two separate work areas and benefits from a lots of natural light.
Another disadvantage of this layout is size of the main entrance, where its left part has no purpose. Dining area in this layout meets the minimum special requirements to allow client to be seated and served comfortably from both of the sides of the table.

This option benefits from a lots of storage space and separate utility room, where we can find dishwasher and dryer. Bathroom is located in the back of the house, which could be easily accessed from both sides of the property. Study area is in this layout the smallest room, but it still accommodates two work spaces as requested by client. Disadvantage of this spatial arrangement is size of main entrance, which is not in proportion. Property benefits from separate TV room, perfect for socializing. Another advantage of this layout option is big open living/kitchen/dining area.
Open plan Kitchen/Living/Dining has perfect location, but actual furniture and space arrangement leaves big empty area right next to door.

In order to meet clients requirements ground floor on left side of house contains from open plan kitchen/living and dining area enabling client to socialize. Ground floor also comprises a working space accommodating two separate working areas, where main wall is made out of glass to gain natural light coming from main entrance and two large windows.
Entrance corridor leads to the back of the house, where library could be found. Location of the toilets has been carefully considered to enable easy access from all rooms. Extra storage area can be also found underneath staircase.

As North and East side of the house does not include any windows, corridor has been positioned along this walls. Its size is 1.5m, which allows two people to pass comfortably. Due to this fact depth is definitely not and issue, but its disadvantage is its length. Corridor leads along whole two walls of 1st floor. Spatial arrangement includes three bedrooms, two main en-suit and one guest room with separate bathroom. Problem here is, that this arrangement doesn’t have separate study room as requested by client, but study is part of the guest room. Another disadvantage in this layout is dead space on the left side of the stairs.
Missing outdoor scene could be created with artfully draped curtains and wall paper with nice fake view. Perfect use of the long empty walls is also displaying design pieces of our client.

After consideration, spatial arrangement in this situation will work better, if we would reduced size of guest bedroom, where additional seating area is not necessary and rather create another separate room. This way hallway can lead through the middle of the top floor, where it will become smaller, which is definitely more beneficial. Top floor also contains from two main en-suit bedrooms for owner and his son and small study. 1
Study benefits from additional armchair perfect for relax. Room is located in front of the house, benefiting from natural light. Layout was carefully selected to accommodate all needs – big working table, confortable seat and storage.

First floor contains from two main en-suit bedrooms and one guest bedroom with bathroom just across the corridor, which is also easy accessible from cinema room an study. Bathrooms come with separate toilet to allow two people use the bathroom in the same time. Cinema room can be transferred to extra guest bedroom, if needed as it comes with sofa bed.
Design of study room has been kept simple to avoid any distraction, which allows client to be productive. Furniture choice reflects functionality.

INSPIRATION AND MATERIALS OPTIONS
Dentil mouldings provide a touch of classical elegance in space. Could be found not only on walls, but also on furniture.
Original wooden parquet and Georgian features (skirting boards) will stay untouched as per client requirements.
Wallpaper with ornaments will be added behind the beds to soften-up the look. Inspiration comes from surroundings.
Beautiful rich wooden finishes and textured furniture emphasize Georgian style through the house.
Interior features have been inspired by Lace market and its unique qualities and industrial architecture.
Skirting board can add accent to any home. Character of this building is linked to its historical development since iron age.

RATIONALE
Introduction: Our clients Mr Mike Turner (father - in his late sixties) has owned the property for a number of years and is now letting the property to his son Lewis (in his late twenties). Mike is a retired engineer with a keen interest in history. He has stressed the importance of maintaining all historic elements within the property. Lewis is currently studying Product Design at the local University and produces modern art in his spare time. Requirements: On the ground floor it is important to accommodate a kitchen and dining area whilst also having a flexible social area to entertain friends. Lewis would like a separate workshop room to concentrate on his projects, which should be large enough to accommodate two work areas. The property should also contain at least two bedrooms; a master bedroom with en-suite and (a) guest room(s). There should be a main bathroom and a small study. Mike would like to preserve and reflect the historic aspects of the property but Lewis would like a minimalist look accompanied by design pieces. The floor plan is currently largely open plan where use of stud/ partition walls has been approved by the planning authority.
Green zone: To make the most of the natural light, open kitchen/living area has been positioned on South and West part of the property, where most of the windows are located. Layout of this large open plan has been carefully selected in relation with 1st floor. For this reason kitchen cabinetry seats in back of the house, where water pipes lead from ground floor directly to 1st floor bathroom. Room benefits from spacious seating area and dining area, perfect for socializing. If for any reason client prefers more private area to socialize, this could be achieved in separate library room with comfortable settee. This room also offers plenty storage area to accommodate clients history books.
Ground floor bathroom: Washroom needs to be easily accessible from all part of the house, that is why its location is in the middle of the property. Bathroom comes with two separate toilets to allow two people using it in the same time. Workshop: Ground floor also accommodates separate workshop room, which size should be big enough for two separate working areas. Front wall of the Workshop room is made of glass door and windows to allow come through as much natural light as possible from windows next to the main entrance. 23 High Pavement

RATIONALE
Corridor: Two main requirements of client for the first floor was to include small study and at least two bedrooms, one en-suite. One of the biggest challenges here was to decided on main traffic area, corridor. As bedrooms (and study room of course) should really have at least one window, it was obvious, that corridor needed to be either along the walls without the windows or lead through the middle of the top floor. To avoid long unnecessary corridors, final decision has been made. Actual corridor is 1.5m wide to allow two people to pass comfortably.
Top floor arrangement: On this floor we can find two main en-suit bedrooms, one guest bedroom, small study and extra seating room, which comes with sofa bed and can be used as additional guest bedroom, if necessary. Position of the 3rd bathroom has been carefully considered and placed within a short walking distance from guest bedroom, seating room and study. Small study room benefits from a lots of natural light. Important task here was to create calm atmosphere, so furniture choice is very minimalistic as room is quite small. Space behind desk is about 1m, which is more then enough to sit and work comfortable on chair with castors.
Bedrooms and bathrooms: Size of bedrooms is big enough to accommodate spacious double bed, wardrobe, console table and chair. All tree bedrooms comes also with TV. To achieve restful atmosphere bed shouldn't be positioned right next to the door and with respect to the light – all bedrooms come with curtains to block the light coming through the windows, if necessary. Bathrooms contain separate toilet, two basins and shower, where two main en-suit rooms also benefit from bathtub. 23 High Pavement Nottingham Page 15

Final top floor furniture arrangement
RATIONALE
Overall mood: Several options were provided while selecting final design to be submitted in order to obtain planning permission. Choice of interior was focused exclusively on delivering high-end finish by clients requirements, embracing the character of Old Town house. Sensitive to the location and the predominantly traditional style of the neighbouring houses property benefits from beautiful traditional features. Modern twist has been achieved by introducing contemporary furniture, where old now flows seamlessly into the new with a wonderful blend of materials and colours. Space is visually divided in two sections: ground floor– open plan kitchen/dining/living area on left and rest of the property containing from Library/Workshop and Bathrooms. Traditional Georgian staircase leads to first floor, where all bedrooms are located together with small study and extra seating room. In addition to this, property had several restrictions in regards of allocating rooms as North and East sided of the property does not contain any window. For this reason all main rooms and bedrooms has been located along the walls with windows. Getting enough light inside of the rooms is fundamental and essential for any design. Natural light makes rooms feel more spacious and airy. Luxurious designed bedrooms featuring from glorious bedroom chandeliers, sumptuous bedding , warm and welcoming natural décor are perfect place to retreat at the end of the day.
In past silk was mainly used by royalty. Silk in interiors can create timeless look ether modern or traditional.

Storage: Essential for any room is storage to create clutter free environment. Most of the times all essentials are stored behind the doors of free standing/wall mounted of fitted cabinetry. To be able to personalize the space, open shelving solutions are necessary to be able to display the prettier trinkets and personal items.
