SITUATION AND AMENITIESIn a small hamlet of only 5 dwellings, surrounded by the 2700 acres and 20 miles of footpathswithin the National Trust Arlington Estate. Although a more quiet and peaceful rural locationwith abundant wildlife (red deer frequently graze in the field opposite) would be hard to find,the well-stocked Besshill Farm and butchers shop is only 15 minutes walk through the woods,with Kentisbury village shop, garage and newsagent 5 minutes by car. Arlington has a church,although most of the services are now at nearby East Down, where the well-known Pyne Arms'foodie' pub is located and there is also a very active community based in the splendidlyrefurbished village hall. Rural Devon is known for its narrow lanes but there is only a short opensection from the Old School to the A39 Barnstaple to Lynton Road with the former 20 minutesby car or the occasional bus. DESCRIPTIONAs its name suggests, the property was originally the village school, the core of which datesback to 1874. The property was converted to a dwelling and reconstructed within the shell ofthe original stone walls in 2003 with an extension in keeping containing the current dining andutility rooms. Incorporated within the structure and adding considerable character are suchoriginal elements as the distinctive cruck style timber roof trusses and Gothic bath stonewindow surrounds, but with concealed structural steel work supporting the floors and roofframing.
