DescriptionArden House Farm is a charming former farmhouse which has been transformed in recent years to now provide a superb family home and equestrian property. Originally believed to date from 1911 the house bears the Queen’s crest and was likely a farmhouse responsible for a far larger acreage. Since 2004 the house has been subject to a comprehensive scheme of renovation and extension and now provides well proportioned accommodation arranged over 2 floors ideally suited to family living.

In addition to alterations to the house the gardens have been landscaped and excellent equestrian facilities created with stabling, a ménage and approximately 5.6 acres of pasture sub-divided into paddocks.

The house is approached at the front via a hall off which is a cloakroom with W.C. and a kitchen/breakfast room which incorporates a superbly

fitted range of hand painted wall and floor units by Christians Kitchens including cupboards and drawers beneath black polished granite work surfaces, glass and crockery cabinets, a Britannia double oven with 5 ring hob beneath extractor hood, Neff electric oven and microwave, Neff dishwasher, a twin ceramic sink unit with mixer tap, plumbing for washing machine and space for an American style fridge freezer. In the centre of the room is an island with further cupboards and drawer space, wine fridge and all beneath a work surface. A pair of double glazed doors from the kitchen open to the dining room which is an attractive room with curved wall and plenty of windows to take in the natural light and provide views across the garden.

On the opposite side of the hall is the sitting room which is a cosy room with inglenook fireplace with oak mantle and brick inset housing an open fire with grate and a door leads beyond to a side hall which has access to the drawing

room, an impressive room with plenty of space for sofas and dining table and chairs and includes an impressive Adams fireplace housing a multi-fuel burner and with decorative oak surround and brick inset.

At first floor level there are 4 double bedrooms all with fitted wardrobes and 2 bathrooms, one of which is en-suite to the master bedroom which is a large room with extensive wardrobe space.

In addition to the house there is a useful garage block which presently provides garaging as well as a gym but which could easily be reconfigured to a triple garage if required. To the side is a door to a kitchen which includes a range of oak floor and wall units beneath work surfaces, a Bosch oven, plumbing for washing machine, a separate Neff oven with grill and microwave and a single drainer stainless steel sink unit with mixer tap.

A flight of stairs leads to the first floor which is presently one room measuring 11.6m x 4.6m and

used as an office but would readily convert to further living space if required, subject to obtaining any necessary consents.

OutsideThe property is approached through a brick splayed entrance with a pair of electrically operated black entrance gates and over a pavier drive to a large parking area under the north front. Adjacent is the garage block which is constructed of brick under a tiled roof and to the side is an area of lawn upon which planning permission is granted for a leisure complex. Either side of the drive are landscaped gardens with a variety of flowering trees and shrubs and a pond with island and Japanese pergola.

To the west of the house is a further garden with ornamental water feature which runs under the drive and into the pond. The remainder of the land is predominantly down to grass and sub-

There is a 60m x 40m all weather ménage with sand and rubber surface surrounded by post and rail fencing and a stable yard with parking area, hard standing and a range of timber and corrugated stables comprising 3 loose boxes and tack room. The stable yard is served with light, water and power and there is wide gated access to the lane.
