01 Overview Executive Summary

SEEK + Cremorne

The Proposal carefully addresses the needs of building tenants and visitors to the site, as well as the opportunities of the broader Cremorne Precinct and aspirations of its changing community.

It results from a rigorous response to site and context conditions and opportunities, and also embraces the eclectic character of Cremorne in its programming, design expression and materiality. An animated ground plane and activated building edges simultaneously facilitate engagement of the site outward into the context and welcome the community of Cremorne in.

The Public Realm and Landscape Proposal features a new shared street and urban parklet; an animated ground plane and active building edges; a garden edge transition to existing residences; publicly accessible spaces; community facilities; comfortable and safe streets with more greenery and water sensitive urban design opportunities.

All public realm interfaces are improved to create great places for people - places which provide opportunities for social engagement, incorporate community facilities and maximise thermal comfort and environmental performance through planting and water sensitive urban design.

Precinct Context

The Cremorne Precinct is well connected to a significant amount of public open green space generally located to the west of the subject site. The Olympic and sporting precincts are located within a short walking distance, and connection to the Melbourne Botanic Gardens is also easily accessible. The Yarra River provides a buffer of open space and respite within a short walk of the subject site.

The subject site is also well served by public transport. Richmond Train Station is a conveniently short walk away, with Cremorne Street connecting directly to main station entry points and in close proximity to bus stops. Trams also conveniently service the Swan St/Church St precinct, providing easy transport options to all urban conveniences.The network of bicycle access both in Cremorne and the immediate surrounding context is extensive, with a notable scenic bike track through the Botanical Gardens located along the river.

Direct access to Punt Road and the Citilink freeway provides convenient vehicular connection to a large component of the Southern/Northern urban freeways within both the City of Melbourne and to perimeter zones such as Tullamarine Airport.

02 Context Local Context + Existing site interfaces

Local Context

The subject site at 60 Cremorne Street is located within a fine grain mixed use context and a public realm characterised by generally narrow streets and footpaths and limited street tree planting due to spatial constraints.

The eastern boundary of the site is marked by Cremorne Street which is a popular walking and cycling route providing easy connection to and from Richmond Station. It includes serviceable but narrow footpaths, street trees constrained by overhead power lines and some recently introduced rain garden areas.

Marking the northern boundary of the site, Blanche Street is a residential street with non-compliant footpaths and limited on street parking. Blanche Street provides a direct east west link to Gosch’s Paddock.

To the south of the site, Parkins Lane is a bluestone pitcher lined laneway typical of Cremorne.
