Home Buyers

Negotiating Tactics to Use on the SellerIt’s like a debate. On one side are the seller and Real Estate Agent.

On your side, is your Real Estate Agent or property attorneynegotiating with the seller’s Real Estate Agent.

The rules of this game are:• The sellers must convince you that this house IS worth the asking price,

and you must convince them that the house is NOT worth the asking priceIf they have a savvy real estate agent working for them, the agent may showrecent selling prices of homes in the area, which is the most widely acepted guide topricing a house, along with reports of a property appraiser. But it’s not gospel, they mayhave more rooms or more amenities than the house you are buying.

• If the house is such a good deal, why hasn’t it sold yet?If the house you’re looking at is such a good deal, it would have sold long before you gotthere. If the house you are looking at is available for you to buy, you should question thevalue with the seller.

• Use high maintenance fees to your advantage.If maintenance fees are high, this could be a bargaining point for you to drive the price ofthe house down. Just remember, if you are about to walk away, chances are a dozen otherbuyers already have and the sellers are probably starting to panic. High fees can make theseller’s home dif!cult to sell.

• Start nit-picking.If the house has central A/C, check the air !lter and if it’s dirty, it’s a good sign of otherpotentially undesirable issues you might !nd in the house. Think about it, if they areselling and did not spend the $2.00 to change the !lter to make a good appearance, whatelse did the seller neglect?

• Other houses nearby sold for $300,000This is like taking credit for someone else’s work. While neighborhood pricing data isa good basis to start with, you need to convince the sellers that eaach house has itsown intrinsic value, and just because a house 10 blocks away sold for $300,000, this doesnot mean the seller’s house is worth $300,000. Also, just because other buyers paida high price for surrounding homes, does not mean it’s worth that much to you.

How to Feel at Home After You Move(ARA) - Moving to a new community can be a great adventure, if you go with the right attitudeand a sound strategy for settling in. Make an action plan and you’ll stay focused, organized andproactive -- just what’s needed to put roots down fast.

Before You Go* Complete a change of address form with the post of!ce, which can be done online at usps.com.

You’ll also want to send your new address to any publications you subscribe to.* Make initial contact with childcare facilities. Depending on the area you move to, you may

need to put your name on a waiting list.* If possible, enroll your children in school. Firm plans will reduce the stress.* Pack a box with essentials for your !rst few nights, such as prescription medicine,

toiletries, a telephone, clothing, towels, toilet paper and bed linen.* You’ll also want to make arrangements to have utilities transferred to your name or turned on.

Upon Arrival* For safety and peace of mind, change the locks.* Locate emergency services -- police and !re stations and the closest hospital.* Hang drapes or curtains to give you some privacy.* Select one room, perhaps the family room, as a place of refuge. Make it a cozy space, free

PREAPPROVALIf you think homeownership is for you, getting pre-approved for amortgage is a good idea. This determines the size of the mortgageyou qualify for, and therefore, decides the price range for the homesyou can look at.

Pre-approval helps you to:

• Know how much you can borrow.• Confirm your ability to qualify for a mortgage

based on your credit, financial and employmentinformation.

• Strengthen your position to make an offer on a house.A seller will be more willing to accept an offer if the buyer ispre-approved.

To become pre-approved, you'll need to work with a mortgagelender. The mortgage lender will review your credit history, earningsinformation, employment history and assets. You will need toprovide certain documents to the lender to verify this information.

After the review, the lender will give you a "pre-approval letter." Thepre-approval letter tells home sellers that you have the ability toqualify for a certain mortgage amount.

Getting pre-approved is not the same thing as getting pre-qualified.Pre-qualification simply states that the borrower qualifies for a loanbased on some preliminary questions but does not commit themortgage lender to approve the mortgage. The pre-approval processis more thorough. Thelender does most of thework for full approvalexcept for an appraisaland title search becausethere is no propertyidentified to buy.
