History: Last recorded by owner 6/30/2014 via Quit Claim Deed.

All three sales are homes similar in quality. These sales are farther away from the subject than usual becausethe subject is located on the water and finding water front sales requires a wider search pattern. Two fo the thrree sales are located on the waterwith all of the sales located in Roane County. All land adjustments were based on value and not on size alone. No other more similar sales areknown. Sale #3 is a similar quality home located off the water, but with a good lake view. Most weight was placed on sales #2 and #3. Sale #4 is acurrent listing. The subject is appraised for $600,000, after completion of all construction. Comp #3 was listed as having sold with 10 acres perlisting agreement, but the buyer bought 28.85 acres. Sale #3 is lake view and not lake front, so although it is larger in size, it is only somewhatgreater in value due to the value per acre of the subject's land front site.

The sales comparison approach to value was given primary weight with some consideration to the cost approach due to the age of the subjectproperty. Most informed buyers know the cost of construction and available competitiive properties. The income approach was not applicable inthis report. Most weight was placed on sales #2 and #3.

All three sales are homes similar in quality. These sales are farther away from the subject than usual becausethe subject is located on the water and finding water front sales requires a wider search pattern. Two fo the thrree sales are located on the waterwith all of the sales located in Roane County. All land adjustments were based on value and not on size alone. No other more similar sales areknown. Sale #3 is a similar quality home located off the water, but with a good lake view. Most weight was placed on sales #2 and #3. Sale #4 is acurrent listing. The subject is appraised for $600,000, after completion of all construction. Comp #3 was listed as having sold with 10 acres perlisting agreement, but the buyer bought 28.85 acres. Sale #3 is lake view and not lake front, so although it is larger in size, it is only somewhatgreater in value due to the value per acre of the subject's land front site.

The "Assessor's Parcel #" field in the appraisal report is for the parcel number only, not the entire Parcel IDNumber.
