Before you complete the home buying or selling process, it’s required that you first get an appraisal, which gives an estimate of your property’s value, on the home in question. The findings from an appraisal determine the amount a mort- gage lender will let you borrow for the property, while also protecting you from paying more than the house is worth. Additional Items (Doesn’t Affect Value, but Does Affect Perception & Pics) __ Mow the lawn, landscaping in great shape __ Declutter home __ Clean the pool (if applicable) __ Pressure wash house and driveway __ Utilities On (Appraisers will not turn on a circuit breaker) __ Power __ Hot Water __ Heat Source __ Peeling paint (especially homes built prior to 1978) __ Rotten wood __ Access to whole house including attic, basement, detached buildings __ Steps are sturdy __ Are there extra dwellings on property? Ie. Manufactured home. Probably need to remove __ Water stains: find source of leak, repair, and repaint stained area __ Loose hand railings __ Missing or broken shingles, roof at end of life expectancy __ Missing or not working built in appliances __ Excessive moisture in crawl space __ Wood conducive to termites under house. Remove unnecessary loose wood __ Signs of termites. Contact termite company __ Incomplete home improvements.
