A shopping destination

Lewisham Shopping Centre is a South London shopping destination with over 70 shops and restaurants and offers 846 car parking spaces. The centre has a strong retail mix with key anchors including H&M, Next, Sainsbury’s, Argos, BHS, Boots and TK Maxx. Lewisham borough has a bright, bustling and diverse cultural life, and is home to some of the capital’s most exciting and innovative organisations, over 200 artists and 550 creative industries.

The vision

The only way is up! From this day forward all shop design and shop fitting is required to meet the standards expected from our diverse and vibrant catchment area.

We are moving forward to provide a shopping experience that will be enhanced with great store design, quality materials and attention to detail brought to each tenant’s unit.

Landlord approval

All tenant’s store designs will have a Landlord review and will need to obtain written approval by the Landlord prior to commencing with the shop fit out. The design must follow the retail design guidelines and principles, as set out in this Retail Design Standards booklet. Each shop design will be considered on an individual basis. All shop designs approvals are subject to obtaining statutory authority approvals and compliance with the fire strategy of the Centre.

Mall retail criteriaShopfronts

There is an opportunity for each brand to demonstrate an exciting proposition with a bold and welcoming statement. Impactful but simple design statements or layered shopfronts work with considered visual merchandising to announce a great shop to the passing customer.

The essentialsFull height glazing is the key component. All retail frontages must go full height. Full width fascia bands are no longer an acceptable practice.

A clean line, contemporary and frameless approach to glazing is essential.

Glazed corners are to be frameless.

A bottom frame is acceptable in a stainless steel finish to 100mm high.

An active shopfront is fundamental.

Good views into the store must be maintained.

The flank walls next to the window are the most visible space to the customer, use them to make a brand statement.

The entranceAs the main feature of the shopfront, the entrance is all about making an inviting proposition, with an easy transition to cross the threshold.

Use design details to emphasize the way in.

Frameless glass doors with stainless steel patch fittings are welcomed.

Roller shutters may be used provided all guides are recessed into a shopfront entrance structure or set back at least 500mm from the lease line.

Mall retail criteriaSignage

Express yourself, communicate your brand and let the customer know you are here. Only innovative, high quality and well-designed signs will be approved. The detailing qualities will be a distinguishing factor.

A few important notesNo exposed screw fixings, electrical connections or cables on view.

No full-width fascias are permitted.

No flashing signage is permitted.

The back of the sign is to be tidy, with minimal connectors.

The essentialsThe main signage is to appear on the front face of the glazing.

Three-dimensional individual letters and logos are the make up of the signage. Full length fascia bands are not acceptable.

The size of the sign will be reviewed on an individual basis. Strong impressive statements in proportion to the shopfront will always be considered.

Integrated illumination is essential to make your sign stand out. Energy efficient LED is the preferred type of illumination.

Front face, side and halo illumination are all excellent ways to highlight quality signage.

A creative approach to glazing manifestation is essential, and is a building control requirement.

A singular grand statement is far more effective than repetition of the same element.

The retail interior is about promoting the product and encouraging sales. The interior will have a fundamental effect on whether a shop is a success or not. Quality design, good use of materials and considered displays are essential components to the shop interior.

A few important notesCeiling tiles are not permitted in the design control zone.

Slat wall is not permitted in the first metre behind the shop window.

Floor finishes must be flush with the mall floor.

Light levels in the shop window are to reach 1000 lux.

The design control zoneThe first three metres of the shop is considered part of the shopfront.

All aspects of the design will be carefully considered and all finishes must be of a high standard.

The Landlord will review all details within the design control zone.

KiosksLittle shops with great exposure

Kiosks range from little stalls selling goods to great dining experiences that sit within the Centre environment. Every aspect of the kiosk is viewed from all directions making every detail count.

Every aspect counts

Sightlines to other retailers must not be obscured, so height restrictions and vertical proportions are essential.

Vertical totems are not to exceed 2.2metres height and 800mm width.

Counter heights are restricted to 900mm with occasional screens or displays restricted to 1400mm.

Key principles

Create an ambience.

High quality materials with Class O spread of flame ratings.

Consider views from all angles and sightlines to surrounding retailers.

Integrated illumination is essential and all electrical feeds are to be concealed.

Keep it clean.

Signage

All signage is to be integrated with the kiosk design.

Use three-dimensional illuminated individual letters.

Keep to energy-efficient LED illumination.

Do not apply stick-on promotional signage to kiosk surround; integrate it.

Use vertical totems, not horizontal bands.
