Nancy Blumenstalk Mingus Profile

• I’m a dedicated preservationist. I’ve been an advocate of historic preservation all my life, and, over

the past fifteen years, I’ve been concentrating my efforts in this area. I served on the Town of

Amherst Historic Preservation Commission (HPC) for eight years, functioning as chair for three years.

I am a member of several other local, state and national preservation organizations. I have advised

the Orchard Park, Niagara Falls and Hamburg, NY HPCs and helped pass town and county

legislation for historic preservation tax relief. I received my Masters in Historic Preservation from

Goucher College in 2001. My masters thesis was on architect John H. Coxhead, who practiced in

Buffalo from 1892 to 1923 and throughout the country from 1886 to 1934. My website on Coxhead is

available at www.mingusinc.com/Coxhead/coxheadnew.htm. Organizations in Detroit and St. Paul

have used my Coxhead research to get properties locally and nationally designated. Also based on

my personal research, the McKinney Stables in Cuba, NY and the Mennonite Meeting House in

W illiamsville, NY were listed on the National Register of Historic Places.

• I am an experienced preservation consultant. I have consulted with owners of dozens of buildings,

recommending appropriate (and discouraging inappropriate) modifications to their buildings. I have

taught restoration project management sessions at conferences such as Restoration and Renovation.

I currently own, and am restoring, the Erasmus D. Hall House in Knowlesville, NY, a National

Register eligible late Gothic Revival home which had been vacant for twelve years. I have replaced

the boiler, hot water tank, failing roof and livingroom floor joists, rebuilt the windows and stripped and

repainted the exterior. Interior work is also underway. This gives me a strong grasp of the theories

of preservation as well as the economic and practical realities in these types of projects.

• I am a seasoned education and training professional. For nearly thirty years, I have been directly

involved in training and education, designing and delivering courses using all the instructional

methods, from lecture to multimedia. I have trained on topics ranging from computer literacy to

telecommunications on the technical side, and from supervisory basics to Time/Stress Management

on the development side. I received my Masters in Education in 1982 and some of my training jobs

were to customize and deliver a series of project management methodology courses for

Buffalo-based M&T Bank, deliver a series of project management courses to Dallas-based Southwest

Airlines, and to deliver a series of webinars for Sodexho. I currently teach in the online programs at

the University of Phoenix (Intro to Computers, Systems Analysis and Project Management) but have

also designed and taught online courses for Empire State College (Systems Analysis, Database

Systems), DeVry University (Project Management) and Pace University (various MS in Education

courses), as well as traditional courses at the University of Buffalo, Alfred University and Cornell

University.

• I understand technology. I have worked with mainframe computers since 1972, microcomputers

since 1977, and IBM PCs since they were introduced in 1981. On the software side, I currently

specialize in project management packages but I am also an expert user of all the major

spreadsheet, word processing, presentation and graphics packages. I am an intermediate user of

several database and CAD packages, and a variety of programming languages. I have developed

course material for four e-learning systems including Blackboard and e-College as well as two

custom systems.

• I am a professional writer and speaker. I have been a freelance writer and editor for more than thirty

years. I wrote the video scripts and corresponding workbooks for MicroVideo's WordPerfect for

Windows courses, I have written five books, and have had over forty articles in TRAINING,

Computerworld, and other national publications. I was selected to write over twenty essays on

W estern New York municipalities for the revised Encyclopedia of New York State, released in 2003.

My book Teach Yourself Project Management in 24 Hours, released in 2001, has sold more than

20,000 copies and my book Buffalo: Good Neighbors, Great Architecture, released in 2003, has sold

more than 1,500 copies. My book, Houses in the United States; 1821 to 1860, is scheduled for

release in Spring 2008. I have conducted training sessions for hundreds of clients and thousands of

participants. I have presented sessions at more than fifty local, national and international

conferences, appeared twice on public television and have run (often lively) public hearings.

MEMO December 3, 2007 To: Town of Clarence From: Clinton Brown Company Architecture Re: Designation of Landmarks: 10897 Main Street We advise recommending Brace House at 10897 Main Street for designation as a Clarence Landmark based its historic value to the Town of Clarence, its association with historic personages and its architectural style and method of construction.

In 1799, Joseph Ellicott offered lots on old Buffalo Road to those who would build and operate taverns and inns upon them, seeing such establishments as a necessary precursor to further habitation. Buffalo Road was at that time a major portage road running roughly along the course of present-day Main Street that linked the outlying area with Lake Erie and the young trading-port community there. The lots, as logically arranged by Ellicott, were spaced ten miles apart along the thoroughfare and were sold at the company’s lowest price of $2 dollars per acre on a long-term, no interest basis. Taking advantage of this offer, Asa Ransom, a young silversmith from Geneva, New York, established the earliest settlement in Clarence territory this same year at what is now Clarence Hollow. Though it was likely only the Ransom family there at this time, this is noted as the first permanent settlement in the area. Based on the findings of historian John Conlin, the building at 10897 Main Street is believed to be the original Asa Ransom Tavern. In 1801, Joseph Ellicott arrived in the territory, probably boarding at Ransom’s tavern, and opened a land office. The first land purchases from the Holland Land Company in the Clarence area were transacted later that year. Between the then and 1808, the initial settlement in Clarence territory gradually grew in both size and population. Asa Ransom established a saw mill late in 1801 on the banks of the stream that flows through the Hollow and now bears his name (Ransom Creek). He later expanded his operation, building a grist mill in 1803. The constructions of both outfits were important events in the improvement and progression of the nascent settlement and of great benefit to the early pioneers. Ransom’s sawmill allowed for the use of milled lumber and the associated building techniques. Asa Ransom is credited with the founding of The

Town of Clarence, named from the English House of Clarence, formally established in 1808. The early colonists of America brought with them the prevailing architectural styles and building practices of their native lands. The Colonial style is marked by a simple box-like plan, strict symmetry and distinct, even ornamentation emphasizing the entrances and fenestration. Remaining, original examples of Colonial homes are relatively rare. Much more common are later “revivals.” It is often difficult to distinguish these “revivals” from the originals. Two points may be help in this determination: the location, as each Colonial style was built in a rather limited area of the country; and a significant element of hand-crafting evident in the construction and detailing of the dwelling, as Colonials were built before the era of industrialization. Constructed around 1800, the 2-story, side-gabled building at 10897 Main Street is an authentic New England Colonial saltbox. It is considered one of three two-story log homes in Erie County and one of two in Clarence, the other constructed in Pennsylvania German style. It is the only two-story New England Style log home in Erie County, built of hewn logs measuring forty-six feet in length. Its exterior architectural features are characterized by its central entranced, symmetrical facade with regular fenestration, wood clapboard sheathing over dove-tail log wall construction, and brick chimneys at gabled ends. It’s interior of 3,100sf houses five bedrooms, once used by boarders when house was run as a tavern. Rooms are characterized by original plank flooring, exposed timber beams and plaster walls.
