This iswith goodreason.Italy is famous for its beauty and is equally famous for its bureaucracy andcorruption.Soit’sreallynosurprisethatmanypeopledreamofbuyingpropertyinItalybutnevergothroughwithitforthefearofwhatcouldgowrong.The internet is rife with conflicting information, horror stories about shadyestate agents, deals gone wrong, and people being scammed left and right.Imagine trying tomanage a real estate transaction whilst you’re in your owncountryandaboveall,notspeakingthelanguage?Andconsideringthatmostpropertiesneedsomesortofhomeimprovementorrenovation,howdoyouevenbegintostarttothinkaboutthat?Terrifyingright?Wellitdoesn’tneedtobe.Aftermanyyearsofworking in the realestateandholiday rental industries inItalyandcomingacrosscountlessclientsexpressingtheirfearsanddoubtsaboutpurchasingpropertyinItaly,Idecidedtocreateabespokeprogram.Aprogramdesigned toremove thedoubtanduncertaintyandreplace itwithpassionandzestaboutanexcitingnewchapterinyourlife’sjourney.ButbeforeIgointothat,letmeshareabitaboutme,mystory,andwhyIamtherightpersontoguideyouonthis lifechangingjourneyonbuyingapropertyinItaly.MyJourneytoLaDolceVitaMy loveaffairwith Italybegannearly twentyyearsago.At21, Ihadmoved toLondonfromPerth,Australiaandknewnothingoftheworld.Myonlyforayintotravellingwasa trip toThailandand the ideaofEuropeseemedso far-fetchedthatIhadneverseriouslythoughtaboutituntilmovingtoLondonwiththeideaofstayingafewmonthsandseeinghowitwent.Iendedupstayingtwelveyears.IalwayshadafascinationwithItaly,butitwasn’tuntil IwenttoFlorenceonaweekend getaway that something switched inside of me. The beauty at everyangle, the architecture, the elegantly dressed women with their high heelsclickingawayonthecobbledstones---nottomentiontheincrediblefood,wine,andhandsomemen---mademefallinlovewithit.Iwashooked.

GrowingupinAustralia,whichisaveryyoungcountryfromanarchitectureandhistorical aspect, I was totally in awe of Italy. I remember marvelling at theDuomo in Florence and saying to myself, one day I am going to retire here.ConsideringIwas21atthetime,retirementwasalongwayoff.Itallseemedlikeapipedreamandwasquicklyforgotten.ItravelledafewtimestoItalyinthetwelveyearsIlivedinLondonandeachtimemyloveaffairforthisbeautifulcountrygrewandgrew.TheideaoflivingthereseemedsooutofmyreachbutIknewIwantedtomakeithappen.Itwasn’t until December of 2013when things started to fall into place. I waslivingbackinAustralia;IhadmovedtoSydneyin2012andprettymuchhadtheperfectlife:Anamazingapartmentwithharbourbridgeview,anexcellentsocialcircle,asecuresix-figureincomeworkingforoneoftheworld’stopinvestmentbanks. But I was dissatisfied with my life and felt extremely burnt out fromworkinginahighstressenvironment.Myhealthwassuffering.I felt like my soul was craving cultural nourishment. I wanted to live my lifeinstead of being cooped-up in an office environment twelve hours a day. Iwantedtoimmersemyselfintoanewculture,learnanewlanguage,Iwantedtofallinlovewithadark-haireddevastatinglyhandsomeman.Inmyheart,IknewItalywastheanswer.Iwas 34 at the time and knew if I didn’tmake themove now itwould neverhappen. I didn’t let the fact that the only Italian I knew was “ciao bella” andvarious swearwords that Iwon’tmention stopme. I signedup for a six-weekItalian course at the local language school in Sydney and started putting myplansintoaction.MostofmyfamilyandfriendsthoughtIwasabsolutelycrazytoleavemysecurelifeinSydneytomovetoItalywheretheeconomyisfamouslyunstableandtherewasnoguaranteethatIcouldfindwork.Butluckyforme,andforyou,Ididn’tlistentomyheadbutmyheartandattheendof2014IsoldallmyfurnitureandarrivedinItalywithfoursuitcases.IstartedmyItalianjourneyinBolzano,apicturesquetownonthefarnortheastofItaly,ontheAustrianborder.Ifyoulovethemountains,thenyouwouldloveBolzano. It is incredibly beautiful with stunning backdrops of the Dolomitemountainrangethatloomsoverthetown.Due to Bolzano’s close proximity to Austria, it is a dual language town. Mostpeople speak Italian and German. Considering that my Italian was next tonothing,IhadtostartabsorbingtheGermanaswell,butIamsomeonethatlovesachallengeandabovealllovestolearnlanguages.ShortlyaftermyarrivalinBolzanoIwasluckyenoughtolandajobworkingforaluxury global real estate agency called Engel and Völkers, working in theirmarketing department. It was a far cry from my banking environment but I

absolutelylovedit.IalwayshadarealpassionforrealestateandhadrenovatedmanyapropertyinAustraliasoitwasaperfectfitformeandmypassions.TheCalloftheSeaAsmuch as I loved living in Bolzano, itwasn’t the place I had dreamed aboutwhenIwasplanningmymovetoItaly.Itwasn’tacitythatfelt“Italian”enoughforme,duetoit’sstrongAustrianinfluence.Asmuchasitwasbeautifullivinginthemountains, Imissedthesea. Igrewup livingby thebeach inAustraliaso Idecidedtosearchformyperfectseasidehome.NowwithacoastlineasstunningasItaly,tryingtofindmydreamhomebytheseawasnotgoingtobeeasy.WhereshouldIgo?Thereweresomanyoptions.Sicilywasreally tempting,somany beautiful seaside towns, the cost of living was next to nothing incomparisontoBolzanobutitjustfeltabittooisolatedforme.Calabriawasn’tappealing forvariousreasons, Ihadbeen theremany timesonvacationbutitwasnotenticingenoughformeasaplacetoliveallyearround.MyItalianteacher inSydneywas fromPuglia,andIremembershehadspokenabout her hometown during our lessons and how beautiful it was. It hadbeautifullyrusticcountrysideandanimpressivecoastline.IgotontoGoogleandstarted doing some research into Puglia beaches, towns etc and I was in loveimmediately. Ithad themoststunningcrystalbluesea, cute littlewhitewashedcitiesonthebeachandarelativelylowcostofliving.Iwassold.Imoved down to a little town calledMonopoli in Puglia,which if you haven’tbeen,youdefinitelyneedtoaddittoyourbucketlist.Monopoli isanabsolutely stunning townwithBaroquestylearchitecture, littlecobbled streets and bright coloured buildings. It kind of remindedme a bit ofPortobelloRoad inLondon,withall thecolouredhouses. I remembermy firststroll around the old town and I was just in awe of its beauty and it reallybrought tears to my eyes. I felt at home. Like this was the place I had beensearchingforwhenIdreamedaboutmovingtoItaly.Life inMonopoli felt like one long vacation, the dayswere beautifullywarm, IspentmostweekendsatthebeachandIfeltreallyathomewiththehospitalityfromthelocals.ThesouthofItalyisfamousforitshospitalityandfriendliness,incomparisontothenorthwheretheyaremuchmorereservedandkeeptothemselves.I feltathomeinPugliaalmostimmediatelyandIstartedmyprocessoflookingforajob.

IwantedtokeepworkingintherealestateindustryasIabsolutelyloveditandone afternoon I was strolling through the city andwalked past a doorwith acompanysignonitwritteninEnglish.It was a company specialising in real estate and holiday rentals. Perfect! JustwhatIwaslookingfor.Iwentintotheoffice,introducedmyselfandaskedtoseetheboss.Hewasn’tinbut IobtainedhisbusinesscardandwhenIarrivedhomeIsentanemailwithmyCV.LaterthatweekIwascontactedbytheCEOofthecompanyandIstartedworking in their Real Estate Division, managing all the international clientqueriesandtransactions.AnideaWasBornEver sincemoving to Italy, the entrepreneurial side ofmewas in overdrive. IknewthatIdidn’twanttobetradinginmytimeformoneyina9-5officejob.I’dbeenthere,donethatinLondonandSydneyandhadthegreyhairandthestresslinestoshowforit!Iwasalwaysthinkingofwaystoserviceanuntappednicheandcreatesomethingtotallyuniqueandofvalue,butalsoinhighdemand.Duringmyday-to-daymanagementandcorrespondenceinmyjob,Iwasstartingto see a pattern in the queries received. Many people had the dream ofpurchasing property in Italy, but they had a list of fears, apprehensions anddoubtskeepingthemfromdoingit.Theseare themostcommonquestions that I received fromclientsallover theworld:

Duediligence is imperative, especiallywitha complex topic suchas the italianrealestatesystem.Iknewinordertoservicemyclientsinthebestwaypossible,Ineededtosourcepeopleintheindustrywhowereatthetopoftheirgame.TheexpatcommunityhereinItalyisverysmall,ifsomeonedoesanamazingjobeveryonetalksaboutit,sameasifsomeonedoesabadjobtheneveryonetalksaboutit.Iundertooksomeintensivemarketresearchinthevariousexpat/livinginItalygroupsandstartedtakingnoteofwhowerethekeyplayersprovidingthemembers of the groups with the most value, being authentic and above all,professional.It wasn’t long before I had a list of people who I wanted to work with. So it will come as no surprise that real estate in the south is definitelymorefavourableforthosewhohaveasmallerbudgetbutagain,itreallydoesdependonwhatyourobjectivesareforapropertypurchaseandalsothetypeoflifestyleyoudesire.However an interesting point to note is that things such as car and houseinsuranceismorecostlyinthesouththanthenorth.TheCommonCostlyMistakesPeopleMakeNow this one is probably my most favourite module of the program. It ishonestly staggering the amountof people that comeunstuckwhenpurchasingpropertyinItaly.It is soeasy togetcaughtup in theromanticismofowningyourownLaDolceVitabut if youdon’tdoyourduediligence thenyoucouldopenyourselfup tosomeunpleasantandcostlysurprises.Itisn’tuncommonforpropertiestohavemultipleowners.Youmightpurchaseapropertyfromanagentthathasn’tdonehisduediligenceonthevariousownerswhichcancreateanabsolutenightmareforthebuyers.IrecallaspecificcaseofacouplefromtheUKwhohadspenttheirlifesavingsonaproperty inSardiniaonly to findout twoweeksafter theymoved in that thepropertyhadvariousownerswhodidn’tconsenttothepropertybeingsold.Theyarestilltiedupinacostlylegalbattleoverthis.Thepermissionneedstobeobtainedfromeveryoneonthepropertydeedbeforethesalecangothrough.That is justonescenario….therearesomanyothers thatpeoplecomeacross iftheyarenotguidedbyaprofessional.ThisiswherehavinganEnglishspeakinglawyerisimperativeforactingonyourbehalfwheretheduediligenceisconcerned.Theycancheckwhetherthereareany outstanding debts/mortgages against the property, any insolvency issuesetc. The point is to ensure you have absolute clarity onwhat you are buying.Unfortunatelynotallagentsactinanethicalmanner.That isnot to tarall agents in Italywith the samebrush;and innomeansam ImakingageneralisationbutIhaveheardfartoomanyhorrorstoriesaboutagentswhenbuyersareconcerned.Itpaystobecautious.Another big advantage of having a lawyer on your side is that they areindependent.Youcouldbereferredtospecialists fromanestateagentbut that

couldcreateaconflictofinterest,especiallyiftheagentissolelyfocusedonthesaleandreceivingtheircommissions.RenovationLet’sfaceit,mostpropertiesinItalyaregoingtoneedsomesortofrestorationorimprovementsdonetoit.Whenpurchasingaproperty,ensurethatyouhaveanindependentpersonsuchasageometra,oranarchitectthatisnotlinkedtotheestate agent, to check that the property is in order, check that any planningpermissionrequiredtoundertakeworksislegal.Therearemanypropertiesthathave had illegal extensions added to them and these only rise to the surfacewhenapurchasehasbeenmade.Ihaveheardofcountlessstoriesofpeoplebuyingpropertiesforexamplewithapool that has been put in illegally and it had to be ripped out. The buyer islumpedwithafineforhavingapoolputinillegallythathedidn’tevenconstruct.Plus thecostsofhaving thepool takenout.
