As part of the Building Control and Registration process, "the undertaken by Builder" and the "Certificate of Compliance on Completion" is verification that the main contractor to the project understands and is aware of their obligation to comply with the current Technical Guidance Documents. Design Team: The Contractor is to take into account all drawings, documentation and schedules as issued by the design team to include Structural Engineer, Mech & Elec Engineer, Fire Safety and Disability Access Consultant. Any discrepencies should be brough to the attention of the project Architects assigned to the project prior to commencement of works. Building Control and Registration: The contractor will need to inform the design team in advance of any works that will require inspection and certification prior to covering or closing. Failure to give adequate notice may result in opening up works and unnecessary delays. Setting out: The contractor will be responsible for the checking of all dimensions etc., prior to setting out and commencement of works/ ordering of materials. Any discrepancies to be brought to the attention of the project Architect. Contractor to take care during demolition to adjoining properties. A photographic survey to be carried out prior to any works commencing. Tidyness: The Contractor is responsible for the cleanliness of the construction site, access roads and the surrounding properties including the public roadways. All areas to be kept in a neat and tidy manner and the Contractor to provide recycling facilites for construction and staff waste. Security: Security of the site is to be maintained at all times. No unauthorised personnel to be admitted to site. Contractor shall not undertake any work outside specified scope of work with the Architects approval. The site is to be secured outside of normal working hours as per the grant of planning permission. Materials and Workmanship: All works to be carried out with proper materials and in a workman like manner and in accordance with the provisions of Part D of the Building Regulations and all other applicable sections of the Technical Guidance Documents. Workmanship to be in accordance with BS 8000-0: 2014. "Proper materials" means materials which are fit for the use for which they are intended and for the conditions in which they are to be used, and includes materials which: (a) bear a CE Marking in accordance with the provisions of the Construction Products Regulations: (b) comply with an appropriate harmonised standard or European Technical Assessment in accordance with the provisions of the Construction Products Regulations; or (c) comply with an appropriate Irish Standard or Irish Agrement Certificate or with an alternative national technical specification of any state which is a contracting party to the Agreement on the European Economic Area, which provides in use an equivalent level of safety and suitability. Materials include products, components, fittings, items of equipment and backfilling for excavations. All materials, fittings and finishes as specified or equivalent to be approved by Architect before work or ordering commences. Samples to be provided at Architects request. All materials on site to be suitably and adequately protected from damage and weather. Tolerances: Unless specifically stated otherwise, the accuracy of the Works shall be inaccordance with BS 5606:1990 GENERAL NOTES: Basement Construction: Contractor led design for basement construction and approval by design team. Basement Contractor will be ancillary certifier to the project. The preferred method of construction will be a combination of water proof concrete and membrane with drained cavity. Skirtings & Architraves The skirtings will be forbo/ marmoleum and/or equal approved with 125mm upstand, welded seam to fair face blockwork. Architraves will be timber, painted white as per details with this tender. Internal Walls: All walls to the basement will be painted (3 coats) white. There will be no plasterwork except for the kitchen area where there will be a combination of plaster and tile finish. Floors: Basement floors will be as per the specification and with u/f heating throughout and as shown. The finish floor will be a Gerfloor Linoleum or equal approved with a minimum slip resistance of R10. Staircase: New concrete staircase from basement to ground floor level to detail. All risers and goings to be finished in a marmoleum click covering to selected colour with a Gradus A Range nosing with selected colour (yellow). All linoleum to be installed to manufacturers specification and detail with the appropriate underlays etc. Internal Doors: Contractor to supply and fit all internal doors, skirtings and architraves to include vision panel and achieve min fire rating as per door schedule. Lift Shaft: Lift shaft to be min 1700mm * 1930mm as shown to accommodate a 630kg traction MRL Passenger Lift to meet the requirements of Part M, TGD as supplied by Accel Lifts or equal approved. This lift shaft to be constructed to ceiling height of the 2nd floor as shown on cross sections. Please refer to drawings attached. Internal Partitions: No internal partitions to basement level. Ceilings: The u/s of the concrete rc slab will form the ceiling albeit all services to be surface mounted as per the Mech and Elec Engineers specification and drawings. U/S of concrete slab will be painted white. New blockwork as called up. Fair face blockwork to basement level only. All other blockwork plastered and painted as per specification. New stud work as called up to match detail as part of tender document. Plastered and painted as per specification. 37db level to be achieved by providing acoustic batt New brickwork as called up and as selected by the Architect. Existing structure as retained. Compliance with Technical Guidance Documents:All workmanship and materials to conform withthe current Technical Guidance Documents orany amendments made prior to works starting onsite. As part of the Building Control andRegistration process, "the undertaken by Builder"and the "Certificate of Compliance onCompletion" is verification that the maincontractor to the project understands and isaware of their obligation to comply with thecurrent Technical Guidance Documents.

Design Team:The Contractor is to take into account alldrawings, documentation and schedules as issuedby the design team to include Structural Engineer,Mech & Elec Engineer, Fire Safety and DisabilityAccess Consultant. Any discrepencies should bebrough to the attention of the project Architectsassigned to the project prior to commencementof works.

Building Control and Registration:The contractor will need to inform the designteam in advance of any works that will require

inspection and certification prior to covering orclosing. Failure to give adequate notice mayresult in opening up works and unnecessarydelays.

Setting out:The contractor will be responsible for thechecking of all dimensions etc., prior to settingout and commencement of works/ ordering ofmaterials. Any discrepancies to be brought to theattention of the project Architect. Contractor totake care during demolition to adjoiningproperties. A photographic survey to be carriedout prior to any works commencing.

Tidyness:The Contractor is responsible for the cleanlinessof the construction site, access roads and thesurrounding properties including the publicroadways. All areas to be kept in a neat and tidymanner and the Contractor to provide recyclingfacilites for construction and staff waste.

Security:Security of the site is to be maintained at all

times. No unauthorised personnel to be admittedto site. Contractor shall not undertake any workoutside specified scope of work with theArchitects approval. The site is to be securedoutside of normal working hours as per the grantof planning permission.

Materials and Workmanship:All works to be carried out with proper materialsand in a workman like manner and in accordancewith the provisions of Part D of the BuildingRegulations and all other applicable sections ofthe Technical Guidance Documents.

Workmanship to be in accordance with BS8000-0: 2014.

Ground Floor Area:Contractor to note that the existing ground floor area tobe removed and excavated to a depth to allow for theprovision of a new floor build as per section toaccommodate U/F heating. Ground floor throughout tobe finished in selected ceramic floor tile and skirtingwith slip resistant R10 requirement. Contractor to allow€75 per sq.m. from Tilestyle or other equal andapproved.

Internal Doors:Contractor to supply and fit all internal doors, skirtingsand architraves to match existing to include vision paneland achieve 30min fire rating as per door schedule andspecification as supplied by Riverside Furniture or equaland approved.

Lift Shaft:Lift shaft to be min 1700mm * 1930mm as shown toaccommodate a 630kg traction MRL Passenger Lift tomeet the requirements of Part M, TGD as supplied byAccel Lifts or equal approved. This lift shaft to beconstructed to ceiling height of the 2nd floor as shownon cross sections.Please refer to drawings attached.

Internal Partitions:All walls to the Communcations room are 225mm solidblockwork with 18mm plaster both sides painted toselected colour. All other new partitions will be perdetail xx-xx and painted to selected colour. All smartglass walls/doors/ glazing system as per W2W or otherequal and approved. All new partitions will be broughtup to ceiling height unless otherwise shown, as in S6.

Ceilings:RefurbishmentContractor to provide and protection and support toexisting decorative ceilings to be retained. All newceilings in the refurbished main building will be gyprocceiling with replacement ceiling rose and cornice tomatch existing.New Build:Ceiling to the 1st floor office extension to be gyprocplasterboard with isover and/or equal approvedmembrane taped at wall junctions as shown. Compliance with Technical Guidance Documents:All workmanship and materials to conform withthe current Technical Guidance Documents orany amendments made prior to works starting onsite. As part of the Building Control andRegistration process, "the undertaken by Builder"and the "Certificate of Compliance onCompletion" is verification that the maincontractor to the project understands and isaware of their obligation to comply with thecurrent Technical Guidance Documents.

Design Team:The Contractor is to take into account alldrawings, documentation and schedules as issuedby the design team to include Structural Engineer,Mech & Elec Engineer, Fire Safety and DisabilityAccess Consultant. Any discrepencies should bebrough to the attention of the project Architectsassigned to the project prior to commencementof works.

Building Control and Registration:The contractor will need to inform the designteam in advance of any works that will require

inspection and certification prior to covering orclosing. Failure to give adequate notice mayresult in opening up works and unnecessarydelays.

Setting out:The contractor will be responsible for thechecking of all dimensions etc., prior to settingout and commencement of works/ ordering ofmaterials. Any discrepancies to be brought to theattention of the project Architect. Contractor totake care during demolition to adjoiningproperties. A photographic survey to be carriedout prior to any works commencing.

Tidyness:The Contractor is responsible for the cleanlinessof the construction site, access roads and thesurrounding properties including the publicroadways. All areas to be kept in a neat and tidymanner and the Contractor to provide recyclingfacilites for construction and staff waste.

Security:Security of the site is to be maintained at all

times. No unauthorised personnel to be admittedto site. Contractor shall not undertake any workoutside specified scope of work with theArchitects approval. The site is to be securedoutside of normal working hours as per the grantof planning permission.

Materials and Workmanship:All works to be carried out with proper materialsand in a workman like manner and in accordancewith the provisions of Part D of the BuildingRegulations and all other applicable sections ofthe Technical Guidance Documents.

Workmanship to be in accordance with BS8000-0: 2014.

"Proper materials" means materials which are fitfor the use for which they are intended and forthe conditions in which they are to be used, andincludes materials which:(a) bear a CE Marking in accordance with theprovisions of the Construction ProductsRegulations:(b) comply with an appropriate harmonised

standard or European Technical Assessment inaccordance with the provisions of theConstruction Products Regulations; or(c) comply with an appropriate Irish Standard orIrish Agrement Certificate or with an alternativenational technical specification of any state whichis a contracting party to the Agreement on theEuropean Economic Area, which provides in usean equivalent level of safety and suitability.

Materials include products, components, fittings,items of equipment and backfilling forexcavations.

All materials, fittings and finishes as specified orequivalent to be approved by Architect beforework or ordering commences. Samples to beprovided at Architects request. All materials onsite to be suitably and adequately protected fromdamage and weather.

Tolerances:Unless specifically stated otherwise, the accuracyof the Works shall be inaccordance with BS5606:1990
