When you are contemplating a real estate transaction involving a condo, it is wise to order a Status Certificate, a mortgage lender will require it. The certificate is a regulated form with information, such as any arrears of common expenses, lawsuits pending for the condo, and whether units in the building are rented or commercial units. The package will include the condo’s financial statements, budgets, an overview of condo rules and provide insight into whether common expenses are expected to increase or if the condo’s reserve fund (for major projects and repairs) is adequate. Scheduled completion is Summer 2013. This facility is located on Tim Dobbie Drive, across the street from where Norton Park construction project is located, which is approx. 50% complete as well, and scheduled to be finished by Spring 2012. Tim Dobbie Drive will be “Streetscaped” to integrate the new Alton Shared project with Norton Park. Traffic calming measures, sidewalks and public transportation access all to follow. Including a regional art competition for the 2 public transit bus shelters. Alton Village Catholic Elementary School Update This new Catholic School located on Doug Wright Drive in Alton Village is scheduled to open September 2012. It will be 2 stories, and have a capacity of 612 students. It will fall within the St. Paul the Apostle Catholic Parish boundary. For updates on the school you can visit www.hcdsb.org/Schools/Construction If you have questions you can contact 905-632-6300. Keeping Water Away

Although we normally talk about this in the warmer months, it is important to think about your foundation wall and how to

keep it dry as we head into spring in order to maximize the dryness of your home. Go outside and take a look around, especially if it is raining. Water penetration is not complicated.

At the very least, extend the downspouts at least six feet away from the home. This ensures that all of that rain (or snow) that is on your roof gets far away from the basement wall. Look for low spots where water will collect. Fill them in if possible. Are your window wells filled with debris? Clear them today. Low Inventory of Homes

There were 819 property sales through the Realtors Association of Hamilton-Burlington for January 2012; a 10.8% increase over the same month last year. But we saw a 7.7% drop in new listings for the month compared to January of last year. Actual listings were down in all categories, with the largest drop in the condo market.

While sales have edged up compared to last year, we have seen significantly fewer listings than normal. Listing inventory is the lowest it has been in some time. Residential condominiums saw the biggest gain in sale price for a January, with an increase of 7.9% in the average sale price. The average sale price increasing 4.6% for the month.
