Situated in the Parkside District, the 304,000 sq. ft. (28,242 sq m) mixed use development will feature studio, one and two-bedroom units when it opens next summer. “We’ve seen a shift in people wanting to move back to downtown Birmingham to live, work and play, so I think we will attract people from all walks and stages of life,” said Matt Benak, LIV development director of operations and asset management. “We’re centrally located to both UAB and the central business district, so I think we’ll attract pro- fessionals and graduate students, but also those who may be looking to sell their home and downsize or just rather rent than own. Our goal is to provide amenities for our residents with the retail tenants. Location Among Most Challenging Sites in Nationcatalysts for additional development in theParkside District. Birmingham residents areexcited about Birmingham again. MayorBell, the city Council and the city ofBirmingham as a whole are to be commend-ed for making these projects a reality. Theyhad the foresight and vision to see that theseprojects would spur additional investmentand additional dollars spent in downtown. “As for LIV, Birmingham is our home,

and we wanted to be involved in its revital-ization. Because of Railroad Park, RegionsField, the Publix announcement andAlabama Power’s transformation of thePowell steam plant into a multi-cultural cen-ter among other developments, we believethat the Parkside District is going to thriveand become the destination for Birminghamresidents. These projects have givenBirmingham citizens something tangiblethat we could all get behind and has spurredother development and investment in thearea.” LIV Parkside will feature more than 200

apartments along First Avenue Southbetween 17th and 18th streets. LIV ParksideResidences will occupy the entire block bor-dered by 1st Avenue South to the north andby 18th Street South to the east and 17thStreet South to the west. The propertyincludes 2,900 sq. ft. (269.4 sq m) of retail

space at the two northern corners, with thestructure located atop a two-level parkingdeck. The project calls for an elevatedresort-style pool, which will overlookRailroad Park and feature an outdoor fire-place, an elevated outdoor grill and enter-tainment courtyard that will feature a bocceball court. Hoar Construction is serving as the gener-

al contractor. Work began on LIV Parksidein March 2014, with mobilization, trafficprotection, clearing, minimal demolition andmass excavation now completed.Foundations, structure, skin and finishes areamong the tasks remaining. Currently, crewsare working on micropiles, pile caps andgrade beams.“This is another great addition to revital-

izing downtown,” said Alan Herndon, Hoarproject manager. “We are excited to beinvolved.”However, Herndon was quick to point out

that the location presents a major obstacle.In fact, the area is reportedly in the top 10percent of the most challenging sites in thenation.The topographic geology of the area was

known as Railroad Reservation in the 1800s.Testing the soil required taking one boringfor every 700 sq. ft. (65 sq m), or 80 totalborings. The soil would require 201micropiles drilled into the ground to reach

rock. Obtaining these depths through differ-ent strata of loose rock and mud has generat-ed an actual mud pit. Through strict attentionto detail, various geologic challenges wereaddressed from the start to make certain of asolid foundation. “Tough geology is causing some issues,”

said Herndon. “As with all downtown sites,this site has karst formations, which in lay-man’s terms are rock pinnacles. This leadsto unknown bearing strata elevations vary-ing from 20 feet to 200 feet below grade.“It was a fairly clean site. Our biggest con-

cern was protecting the public from the massexcavation, 12 feet at its deepest. We haveaddressed that with security fencing and traf-fic rated barriers. We also have a city-approved traffic control plan that includesextensive signage. ”About 30,000 cu. yds. (22,936.6 cu m) of

dirt is being moved on the project. Herndonalso said crews have an extensive system fortreating groundwater removed during themicropile process. “We have four above-ground tanks with

4,000 gallon capacity each. Silty spoils arepumped into those tanks. Allowing 24 hoursfor settlement, we pump off the clean waterand allow it to run through several ‘floc’ logsat street elevation before the water enters thestorm system. We inspect the water thatenters the storm system daily.”

Equipment being used includes two lulls,three skid steers, two track hoes, a dozer,dump trucks, two track-mounted pile drillingrigs, two large air compressors and severalgenerators. Concrete, lumber, stucco andHardi plank are among the materials beingutilized on the project. Herndon said battling the summer heat in

the Deep South is a concern.“It always is,” said Herndon. “We focus

on that as a major safety factor. We keepemployees hydrated with plentiful water andallow multiple breaks in shaded areas.”The new structure includes two levels of

parking with five levels of apartments withunique amenities. Construction of the poolwill occur in an elevated transfer slab thatwill required substantial waterproofing toprotect the occupied space below. Herndonand his team are mindful of a similar projectin south Florida. “We were touring that site with the struc-

tural engineer and approached the poolarea,” said Herndon. “He became very silentand looked ashen. He went on to explain hehad just realized he had forgotten to factor inthe weight of the water in his design. Wewere able to collaboratively come up with acarbon fiber fix to address the problem. Themotto in building structured pools is toremember the water.”

“One of the goals of the LIV ParksideResidences is to create an urban multi-fami-ly project, with a retail component, thatwould help and activate the Railroad Parkarea with residents who would bring a newenergy to this former industrial area ofBirmingham,” said principal Gary Brock,AIA, of the Maitland, Fla. based architectur-al firm Charlan Brock & Associates. “Withthe leasing and some retail fronting on 1stAvenue South, the project will bring activityto the street and the 228 units will bring awide diversity of cultures to this excitingurban redevelopment area. “The creatively laid out Railroad Park and

the new Birmingham Baron’s minor leagueball park are generating a huge amount ofinterest in this area, and the timing of thisproject will enhance that momentum. Theproject’s design is intended to draw from thesurrounding architectural images and detailsof the older industrial, warehouse structuresnearby.”One of the chief concerns on the project

involved working out the two levels of park-ing, with one level below grade, which pre-sented structural foundation challenges todeal with some of the unstable geo-tech con-ditions on site. “Another challenge, in a good way, was

the process of working with the city’s archi-tectural review board, to make sure the pro-ject’s design would fit into the vision that theboard has for the Railroad Park area,” Brocksaid. “The brick details, including arch

details, and the metal railings are reflectiveof some of the nearby warehouse details.With five stories of housing units over twolevels of structured podium parking, it willfill an entire block with a contemporaryindustrial urban character that will blendwith the newer buildings, the park and thenew Birmingham Barons baseball field.“With the five stories of studios, one bed-

room and two bedroom units sitting on topof the two levels of podium parking, theviews from the units will be elevated toRailroad Park. There’s also a resident poolcourtyard that’s elevated above the podiumparking with units surrounding the courtyardlooking out over 1st Avenue South toRailroad Park, and an elevated ‘Zen’ court-yard for more quiet activities on the alleyside of the building.” Nimrod Long and Associates provided

landscape/hardscape design for the project.The firm also was responsible for the land-scaping and hardscape detailing in the pooland Zen courtyards, which also reflect theindustrial warehouse vocabulary of the proj-ect, according to Brock. “This project can help enliven the street

with wide sidewalk areas for outside din-ing,” said Nimrod Long, III, president ofNimrod Long and Associates “Thestreetscape will also have lots of annualcolor in large pots and expansive plantingsof seasonal color to highlight the building.Our design is part of the streetscape lan-guage that the city established for the Park

District. “The brick pavers and the street trees had

been determined by the city to provide visu-al continuity along the street. LIVDevelopment wanted to use expansive areasof brick pavers to create some high qualityoutdoor patio spaces to create a visuallypleasing and lively street. This is a particu-larly rewarding project because I thinkParkside will become the most desirableplace to live downtown. The location andviews of the city make it easy to design won-

derful outdoor spaces.”Benak said it was a privilege to work on

the project. “It’s an honor and extremely exciting to

be able to be a part of Birmingham’s trans-formation. We have put a lot of blood, sweatand tears into this project, and it was a greatfeeling to see that first shovel in the ground.”
