The Importance of IntelligentPricing
Determining the best asking price for ahome can be one of the most challengingaspects of selling a home. It is also oneof the most important. If your home islisted at a price that is above marketvalue, you will miss out on prospectivebuyers who would otherwise be primecandidates to purchase your home. If youlist at a price that is below market value,you will ultimately sell for a price that isnot the optimum value for your home.

As Figure 1 illustrates, more buyers purchase their properties at market valuethan above market value. The percentage increases as the price falls evenfurther below market value. Therefore, by pricing your property at market value,you expose it to a much greater percentage of prospective buyers. Thisincreases your chances for a sale while ensuring a final sale price that properlyreflects the market value of your home.

The Importance of IntelligentPricing
Another critical factor to keep in mindwhen pricing your home is timing. Aproperty attracts the most attention,excitement and interest from the realestate community and potentialbuyers when it is first listed on themarket (see Figure 2).

How a Commission isDistributed
When selling a property most people know they will be paying a commission.What most people don’t know is how that commission is distributed. It’s oftenassumed that it all goes to the Realtor®. This couldn’t be farther from the truth.In fact, the Realtor® gets a very small portion of the total commission.
The chart below shows how my commission is most frequently divided.The biggest portion goes to the brokerage representing the buyer. That 50% issplit between the sales representative and their broker. Following that a portiongoes to the brokerage of the listing agent. The remainder goes to the listingagent who pays for all the marketing and promotion of the listing as well asbusiness operating costs. Once these costs have been paid, the actual “takehome pay” of the listing agent can be the smallest piece of the pie.
You may find an agent who will lower their commission to get your listing.Remember where the commission is spent - some of the expenditures are notoptional. So where does the discount come from? It comes from the service theygive you – less marketing and less time spent on selling your home.
