EXPERIENCE

A graduate of the University of Northern Iowa with a B.S. in Construction Management, Ben has

over 10 years of experience as a project manager. Ben joined Conlon in 2013 and has directed

regional construction for Conlon’s Coralville, Iowa office since 2015. Ben’s project management

experience includes both extensive remodels and new commercial office buildings, healthcare

facilities, secondary and higher educational institutions, and recreational facilities.

Since joining Conlon in 2006, Rod has worked as a project manager on a diverse portfolio of

and higher education, municipal and manufacturing, office complexes, recreational sports

facilities, and multi-million-dollar private residences. Rod is one of only a handful of recipients of

Exhibit B – Scope of Services

Conlon Construction Co. agrees to provide Preconstruction and Construction

Management as Agent services for the Public Services Maintenance Facility per

the following:

• Public Services Maintenance Facility – Consist of 135,000 square foot garage

and maintenance facility. Demolition of existing construction to be removed by

owner under separate agreement and will be delivered pad ready. Any

services related to removal or preparation of existing conditions are currently

excluded and can be added through an Additional Services Agreement

Preconstruction Services:

• Owners program review and scope development

• Design constructability consultation

• Construction cost estimating at program, schematic and design

Development documents intervals

• Construction scheduling at no less than initial, schematic, and design

development document intervals • Design team selection consultation

• Trade and supplier solicitations

Existing Conditions:

Conlon Construction Company has been made aware that there are existing

conditions that have caused Owner property loss. These may be related to design,

construction, existing conditions, weather events, or other occurrences which have

resulted in insufficient conditions to proceed with construction. We understand that

there are pending claims related to these occurrences. We want to make clear that

we take no liability with regard to these occurrences and have not reviewed any

documents, reports, claims, or existing conditions that would relate to the occurrences.

Should any of the surveys, tests, consultations, designs, installations, materials, or existing

conditions be incorporated to the Work, Conlon construction makes no guarantees

and accepts no liability for any portion of those items which may carry forward. All cost

as may apply to previous Work, shall be reimbursable as per the provisions under Article

8.

Conlon Construction shall be named as additional insured under all existing insurance

policies, including professional liability, and shall be afforded no less than the same

coverage protection as those that are afforded to the owner.

Conlon Construction Co. agrees to provide Preconstruction and Construction

Management as Agent services per the following:

• Existing Public Services Maintenance Facility Derecho Repairs – Project to

consist of interior renovations and roof replacements and repair to existing pre-

engineered metal building structure.

• Existing City of Marion Facilities Derecho Repairs - Analysis and repair

recommendations of existing structures. Extent to be owner determined based

on need.

Preconstruction Services:
