WILSON MIDDLE SCHOOL ADDITIONS

CRA PROJECT NO. 2846

TO: ALL PROSPECTIVE BIDDERS AND OTHER RECEPIENTS OF CONTRACT DRAWINGS & SPECIFICATIONS

NOTE: This Addendum is hereby made a part of the Contract Document, which will be the basis of the Contract. The Addendum is issued to modify and/or correct the original Contract Documents dated September 28, 2015. Attach this Addendum to your Contract Documents. Receipt of this Addendum must be acknowledged on the Proposal Form. Failure to do so may subject the bidder to disqualification.

GENERAL:

1. Each Bid must be submitted on the form provided by the Architect/Engineer, and must be accompanied by a bid bond, certified check, or cashier’s check equal to five percent of the total price submitted inclusive of add alternates. The Owner also reserves the right to reject any or all Bids for any reason whatsoever.

2. The last day which Contractors can ask questions in writing will be five days prior to

receipt of bids. Questions will be answered by Addendum only.

3. All bidders are hereby notified that they are responsible to review all parts of this addendum for conditions and requirements that may apply to their individual contracts. All Plan Holders shall review their Bidding Documents against the Table of Contents and List of Drawings to ensure that all Specifications Sections and Drawings are in your possession.

ARCHITECTURAL SPECIFICATIONS SECTION 000750 – Supplementary General Conditions

1. Paragraph 10.5: ADD the following sub-paragraph:

“10.5.2 Contractor may, at its option and at its own expense, perform tests to determine the presence of lead in coatings found on existing building components. In the absence of such tests, Contractor shall assume that all existing coatings are lead-based paints (LBP). Except in locations where tests have indicated that coatings are lead-based paint negative (with concentrations of lead < 1.0

submit a statement certifying that no materials containing asbestos in any form have been used on the project. The Owner reserves the right to take independent tests for asbestos after Substantial Completion. Any asbestos found shall be removed in accordance with Federal, State, and Local regulations at no additional cost to owner."

ADD the following paragraph B. to section 3.18 COORDINATION WITH HVAC SYSTEMS CLEANING CONTRACTOR: As each HVAC Zone within the building is completed, the Mechanical Contractor shall notify the Building Owner’s Indoor Environmental Professional (IEP), who will then conduct a Visual Inspection of that Zone (Zone Check) in strict accordance with ACR 2006, Chapter 2.

SECTION 230130 – HVAC AIR DUCT CLEANING REQUIREMENTS

1. ADD the following paragraph B. to section 1.3 DOCUMENTS: Coordinate with the Mechanical Contractor and the Owners Indoor Environmental Professional (IEP) to determine size, quantity, and location of cleaning access point requirements; physically marking the location of each opening on the project documents.

2. ADD the following paragraph K. to section 2.3 GENERAL HVAC SYSTEM CLEANING REQUIREMENTS: The ductwork will not be cleaned during the duct installation process. The Building Owner does not consider the cleaning of ductwork (concurrent with its installation) to be sufficient.

SECTION 233000 – HVAC AIR DISTRIBUTION

1. ADD the following paragraph 2. to section 1.5 SUBMITTALS: Coordinate with the HVAC System Cleaning Contractor and the Owners Indoor Environmental Professional (IEP), Specification Section 23 01 30 HVAC AIR DUCT CLEANING, and provide and submit duct floor plan shop drawings showing cleaning access locations on the drawings; physically marking the location of each opening.

2. ADD the following paragraph P. to section 3.1 INSTALLATION:

All duct ends shall be sealed to prevent the intrusion of dust, dirt, and construction debris prior to installation. During installation, the open end of each duct segment shall remain sealed to prevent the intrusion of dust, dirt, and construction debris until the next segment is ready to be installed. This process will repeat until installation is complete and the whole system (including all supply and return devices) is sealed and fully protected. All duct sections shall be stored with both ends sealed as aforementioned in a fully protected, clean and dry location until the actual time of installation. All return air inlets shall be covered with MERV-8 filters, properly sealed to the air inlet device to prevent the bypass of dust, dirt, and construction debris. MERV-8 filters shall be changed every two weeks and replaced with new MERV-8 filters (after initial installation) for the duration of the project for the respective HVAC Zone’s system until final project final completion is achieved. All supply air diffusers shall be sealed to prevent the intrusion of dust, dirt, and construction debris until HVAC system start-up. Just prior to building occupancy (all ductwork having been installed and inspected in each zone and all construction work having been completed), the Owner’s IEP will conduct a final visual inspection of the entire HVAC system. If the IEP finds a difference between the Visual Zone Check and the Final Visual Inspection (in either particulates or microbials), the

Mechanical Contractor will be financially responsible for having a complete duct cleaning (at the direction of the IEP), to be conducted by the Duct Cleaning Contractor. The Mechanical Contractor shall absorb all cleaning and re-cleaning labor costs, all re-sampling labor costs (of the Building Owner’s IEP), and all samples analysis costs through successful verification of cleanliness by the IEP. If the Contractor chooses to seal the interior of duct seams with duct mastic, such mastic shall be approved for internal duct application.

SECTION 260533 – RACEWAY AND BOXES FOR ELECTRICAL SYSTEMS

1. REVISE 3.2(C)(9) to read as follows: “Size conduits to meet NEC, except no conduit smaller than 1/2 inch shall be used unless noted otherwise. Conduits below-grade and in-slab shall be minimum 1 inch.”

SECTION 262213 – LOW-VOLTAGE DISTRIBUTION TRANSFORMERS

1. CLARIFICATION – Depending on when the transformer order is released, it is likely that transformers will need to comply with the 2016 US Department of Energy efficiency regulations. Bidders must account for this in their pricing.

DRAWING E0.1 – ELECTRICAL LEGEND, ABBREVIATIONS, GENERAL NOTES AND DETAILS

1. MODIFICATION - Revise General Note 7 to state, “Exact location and orientation of occupancy sensors shall be as recommended by manufacturer to obtain complete coverage. Sensors must have a coverage pattern such that they can cover the spaces indicated without having to increase sensor quantities. All occupancy sensor time delays shall be set to no more than 30 minutes.

2. MODIFICATION – Revise General Note 23 to state, “Each EF will have its own motor operated damper (MOD) – power the MOD from the fan circuit unless noted otherwise. Each EF (except for EF-A10 and EF-B10) will also have its own line-voltage wall switch by Division 23 – wire through these switches to power the fan and associated MOD.”
