Our Marketing Plan has two elements

1) Conventional Marketing

2) Internet Marketing


Conventional Marketing

• Establish a realistic asking price - A detailed market analysis is preparedand a competitive price is determined. We discuss this analysis and togetherestablish the price. “ A house priced right is half sold”.

• A professional sign is placed on your property - A sign is one of the mostimportant marketing tools we have. My cell phone and website are on sign.

• An MLS® listing sheet is carefully prepared and sent to MLS® - Thissheet is probably the most important aspect of marketing your home and onetaken lightly by many agents. We take great care in presenting your home toon the MLS® system because we understand how important it is.

• Interior and exterior photos are taken of your home - These pictures willbe used for MLS®, the internet and presentation sheets left at your home.

• An in home marketing brochure is prepared - This brochure is left in yourhome for buyers to take with them. It will include pages of colored photos, anMLS® listing sheet, a feature sheet, a copy of your survey and more.

• Home is placed on the internet - Your home is placed in 11 locations on thed l f ll h “ k l ” h f llinternet. More details follow in the “Internet Marketing Plan” that follows.

• Home is distributed to agents who traditionally work your area.• Advertising - An advertising program will be designed for your home which

might included ads in Kijiji, Chronicle Herald, Eastlink Cable TV.


Conventional Marketing

• Open Houses - Open houses do sell houses but not many. Open houses canbe arranged at your option but are not considered critical.

• Hold an Agent’s Caravan - Agents sell what they know. In order to exposeyourself to agents in other companies we will hold an Agent’s Caravan. We willopen your home and invite other agents who have listings in your area to opentheir listings as well. We then invite every agent in HRM to view the homes.This is usually held during the week and is for agents only.

• Distribute your home to other Royal LePage offices - Your home will bedistributed to other Royal LePage offices throughout Atlantic Canada.

• Immediate feedback on showings - We understand owners are interestedin how showings went on their home. We will call you within 24 hours of ashowing with feedback from the showings.

• Update you weekly - We will talk at least once weekly about the sale of yourhome.

• Negotiate all offers on your home - If there is a willing buyer and sellerff h ld d l ll l ll ffmost offers should end in a sale. we will aggressively negotiate all offers.

• Follow up after the sale - After we have an accepted offer our administratorwill ensure all paperwork is sent to lawyers, banks etc.

• Place a “SOLD” sign on your property.
