OVER the last two years the Darwin Rental Market has gone from strength to strength as the demand for accommodation hots up which in turn pushes up prices.It has been largely publicised that the median rental for Darwin and Palmerston surged in 2012 by almost 20 per cent.Unfortunately for prospective tenants I cannot tell you that this is the shape of the market that is changing.The shape change to the Darwin market is focussed upon who is offering up homes for rental.Over the last two years we have experienced a large proportion of our existing landlords and new investors opting to manage their homes privately.
This change comes about in any marketplace where it is deemed to be ‘easy’ to find tenants and there are very few marketplaces in Australia where this is more the case than Darwin and Palmerston.As a landlord this is sometimes an attractive option as you can save a few dollars.Naturally there are pitfalls. Private landlords do not have access to
databases that highlight ‘problem tenants’ like Agents do.Similarly they do not have the buying power to get affordable ‘Landlord’ insurance that actually cover loss of rent and damage to the property on their home like Agents do.
So sometimes a few dollars saved can be a big dollar cost if it goes pear shaped!As a tenant there is only one thing attractive about renting through a private landlord ... you do not have to jump through the hoops that an Agent will make you do to qualify for a rental property.Now for 9 out of 10 tenants this is neither here nor there as most of us look after the properties we rent (I am a tenant also).
