Importance of Renters’ Insurance Although AOP does not require renters’ insurance we do highly recommend it. Your complex is only responsible for the building and not your personal belongings. each month. Rent is due on the firstof each month. A balance duenotice will be sent on the sixth ofeach month for any remaining feeson the account. You are alwayswelcome to pay in advance. Bypaying in advance, it can helpreduce the unwanted stress ofreceiving unexpected letters.We do apologize in advance if youreceive a letter when you havealready paid.

Payments can be made by check,credit, debit or money order. We don’taccept cash payments or loose orrolled coins either. Printed name andapartment number MUST appear onyour check or money order payments.Payments made by check and NOTrequiring a receipt may be left inour drop box during or afterbusiness hours. Payments madeafter 5 p.m. on the 5th of the monthare considered late. When using acredit card, ID is required.

For those who use our AOPResident Portal, please begin usingnew web address listed at the bottomfront page. It is a secure transaction.*You can now put your address inwhen paying online.* For those whopay through checking account, thetransaction is free. For those who paythrough credit card, there is a $4.95fee added to your transaction. Pleasekeep in mind, when making onlinepayments, it can take 3-4 days to postas paid to the AOP system.

Because of this lag time betweensystems, the closer you pay to the fifthday of the month, the more chancethere is you will receive a late notice inthe mail. (Please go to the uppermiddle column for more information.)

As long as you know you paidonline before the sixth of the monthand you see the confirmation screenfor your transaction immediately aftercompleting it, you can disregard thelate letter you may receive in the mail.Any late fees that are posted to youraccount during this time willautomatically be removed as the postis confirmed on our end.

You are always welcome to payover the phone during our businesshours!

For each fax or copy that aresident requests (which we do notrequire), the cost is $2. We will notaccept personal faxes unless it is aform we have requested.

Returned checks will not beredeposited. A $25 late fee will becharged. Late fees will be assessedfrom the time the NSF check wasdeposited.

Security Deposits and Risk

Deposits are refunded within 4-6weeks. If you paid a Risk Deposit,you may request it back aftercompleting your first year, as longas rent was paid on time eachmonth. The request can becompleted at the rental office.

Community Room RentalAny arrangements to rent the

Community Center must be made atleast 48 hours in advance. Pleasecontact the rental office for moreinformation.

Check & MoneyOrder Payments

All payments must be made out toAffinity Orchard Place. If a payment iswritten out any other way it will bereturned and must be resubmitted withthe correct information.

Income & Household ChangesPlease report all income and

household composition changes to usimmediately to avoid penalties. If youjust started receiving DSS, or theamount of your DSS payment haschanged, please stop by the office toshow proof. If you receive Section 8and your income and/or compositionhas changed, please notify Section 8and our office as soon as possible.

ParkingPLEASE DON’T DRIVE ON THE

LAWNS AT ANY TIME.All vehicles must have an AOP

parking sticker displayed and alicense number on file with the rentaloffice. Vehicles not in compliance aresubject to being towed at the owner’sexpense. If you receive the new styleof NYS license plates, update yourpaperwork in the rental office. If youchange vehicles or no longer use an

old vehicle, call the maintenancedepartment (225-8057) so we canremove old records from our files.Overnight guests must park in theleasing office’s parking lot.

Safety ReminderParents are responsible for the

actions of their children and theirguests. We want to remind everyone ofthe 9 p.m. curfew for all children under18. We will not tolerate improperbehavior from minors on the property,and we will hold parents responsible forany actions of children and their guests.Also, make sure that the children &guests are not playing around theparking lot or lane.

RecertificationsRecertifications happen yearly for

every tenant. The process starts fourmonths prior to the anniversary dateof your lease. In this four-monthperiod, everyone in the household age18 & older comes in for anappointment to fill out paperwork &provide us with proof of income &assets. We verify all income & assets;when all is complete, you will come infor your final signature to completeyour recertification. It is very importantthat you comply with yourrecertification. Not cooperating couldlead to lease violations and/ortermination of your lease.Recertification appointments arepre-scheduled & will be sent to you. Ifyou cannot meet at your scheduledappointments, it is up to you to calland reschedule.

Appointments can be madeMonday through Friday during officehours. Maintenance CornerPlease DO NOT attempt to fix a

problem yourself.The maintenance staff

recommends the followingproducts for use on the appliancesin your home. Follow the directionson each product as instructed.

Light-Duty Cleaning Sprays:Spray Nine, 409 and Orange Blastwork very well for general cleaning.These products work on many typesof surfaces, except glass and carpet.

Ranges: Mr. Muscle works best forovens; however, it has a very strongodor, and you must wear gloves whenusing this chemical. We also suggestEasy-Off Oven Cleaner.

Refrigerators, Cabinets andDishwashers: Any light-duty chemicalor soap with water.

Bathrooms: Any light-dutychemical or soap with water. Productswith bleach work best on shower walltiles. Scrubbing Bubbles works great!

Carpet Cleaning: DO NOT USEBLEACH OR PRODUCTSCONTAINING BLEACH! Werecommend having your carpetscleaned yearly to keep them lookinggreat! We recommend the followingbusiness: Brite Star: (585) 353-6878.

These safety tips have beenprovided by NYS Homes andCommunity Renewal and the FireMarshal.

Removal of any fire alarms on thisproperty is punishable by a $50 fineper device and a lease violation.

For your safety, it is important touse the deadbolt on your apartmentdoor. This is the only way to prevent abreak-in at your apartment. Do notallow any person into the building,unless they are a guest of yours. Thisis the only way to ensure thebuilding’s security.

Hallways must be kept clear at alltimes. Any items left in commonhallways are considered a fire hazard.Any items found in a common areawill be stored for 72 hours. The RentalOffice will need to be contacted toretrieve the items. After 72 hours, ifitems are not claimed, they will bethrown out.

Do not wedge open fire or securitydoors. All common area doors are toremain shut at all times. In the eventof a fire, this will prevent it fromspreading. This is for everyone’ssafety and will allow everyone living inthe building a chance to escape.

All furniture should be at least 3 ft.away from windows. A child climbingon furniture can easily fall out awindow and be severely hurt.Electrical items, like a TV, can get wetwhen it’s raining and malfunction.

All grills are to be 10–20 ft. awayfrom the building when used. If you donot comply, you will be sent a leaseviolation and be billed for damagescaused by heat from your grill.

Please be sure to clean out yourdryer vents and pipe on the interior ofyour apartment. If you needassistance, please contact theMaintenance Department.
