A letter from the President Greetings from the Board of Directors to our fellow Landmark owners. Thank you for the opportunity to serve on behalf of the owners, representing your interests as we strive to improve our vacation home. Thankfully, Landmark is operating at near capacity following a very challenging year post Hurricane Michael. We have seen some additional staffing changes since the storm. It has been a task recruiting staff due to the displacement of many of the local residents following Michael; a vast number of people have relocated, escalating the high demand for workers in our area. I am excited to say that at this time we are fully staffed with quality personnel. Jeff Wharton, our VRI representative, has taken on the role of acting General Manager. He has been doing a tremendous job pulling our team together, setting goals and com- pleting needed tasks. Our Office Manager, Kyle Doggett, has assumed the Assistant GM position and is doing a great job as he learns the “ropes” under the mentorship of Jeff. More recently, Katie Pulling (the proud mother of twins!) has moved from the front desk to Administrative Assistant and Toni Hewett has moved from the front desk to the position of Housekeeping Supervi- sor. Our Maintenance Supervisor, David Moore, is building his team, focusing on hiring skilled Techs as they come available. We so appreciate all our supervisory staff as they form a cohesive “Team Landmark”! We are understandably getting questions about status of Landmark following Hurricane Michael. I will endeavor to answer many of the questions and give an up-to-date plan moving forward. The destruction of Michael has obviously been a challeng- ing time for Landmark. However, I am pleased to report that we fared better than many of the properties in Panama City Beach. We sustained significant damage to our roofing systems and flashing, including our newly installed flat roof system--less than 2 years old. This allowed water migration into some of the upper units and exterior walls. We also had significant damage to our 16 th floor clubhouse and common areas. Our pool/hot tub area was damaged by the storm and had to be evaluated by a struc- tural engineer before being reopened for use. The high winds and flying debris damaged the exterior paint envelope around the building. Many doors around the facility were damaged and the trash chute was compromised, blowing off many of the access doors. Obviously there are many other items that are being addressed. We contracted with the emergency remediation company, Belfor, to correct and/or stabilize critically damaged elements at the property, mostly the result of wind damage. In the days following the storm, we hired a public adjuster (PA) to negotiate with the insurance company on our behalf. We also hired an independent engineering firm to access the damage and report back to the PA and insurance company with their findings. Over the last several months we have been in negotiations with our PA and engineers and the Insurance Company and their engineers. I feel that we are turning a corner. In the last few weeks we have started receiving resolution from the insurance company for stage 1 renovations that will include rebuilding the 16 th floor clubhouse, facility painting and roofing. Your Board of Directors approved the hiring of a general contractor, C-Sharp, managed by David Sharp, and an architectural engineering firm, Pend- leton and Bowman, to manage our reconstruction efforts. Both companies come highly recommended and are highly accredit- ed in their respective areas. Our public adjustor is still working with engineering and our insurance company to determine the extent of coverage for other damages around the property. As your Board of Directors, we continue to stay focused on our mission to see the strength and beauty of our property restored and maintained so that our families can continue to make wonderful vacation memories that have been enjoyed over the years. We are committed to fiscal responsibility by keeping your fees as low as possible and living within our means as we continue the different phases of the improvement process. Unfortunately, a lot of the planned renovations and projects we had scheduled for last winter were unable to be started due to Michael. We are, however, very optimistic as we enter the off- season months with our task lists in hand. By now, you should have received the call for resumes for open positions on the Board of Directors. When you receive your ballots, please make every effort to vote online or return them in time for our annual meeting on October 18 th . I can’t stress enough the importance of online voting or sending in your ballots or proxies for the election of Board members. Be sure to visit our By the Beach Realty representative--Cody Rowlett (agent). If you, your family or friends are interested in purchasing one of our available intervals, please call or stop by to visit him in the ground floor office. Whether you want more beach-time or need a week for banking to enjoy elsewhere, our intervals are affordably priced. As we continue with improve- ments, our property and trade value is increasing. Your Board of Directors is here to serve the needs of Landmark and its owners. Please do not hesitate to contact me or any of the Board at any time. A letter from the President

Simply Voting’s online program using your phone or computer. If you

are receiving this paper newsletter; you have not opted in, we do not

have your email address on file, or your email address has changed.

this election! It is a very important thing you can do to help your

Landmark Association! Each year we need a minimum number

of ballots returned to establish a quorum! Failure to establish a

quorum would require a re-scheduled meeting, and costly re-

mailing of election materials.

Please complete and send in your ballot /proxy upon receipt!

Support your Landmark Association and vote NOW to avoid the

cost of a re-scheduled meeting. Thank you

Remember: Fill out the ballot OR the proxy ,but not both. Use

the Ballot to cast your vote. Use the proxy only if you wish to

allow someone else to cast your vote on your behalf; i.e. Presi-

dent, Secretary or a “Write In”. Filling out both the ballot AND

the proxy sections will invalidate your vote.

Vacationing in

Panama City Beach Florida!

Please be advised that the

Leave No Trace Ordinance is in effect for

Panama City Beach, FL. All your personal

items will be removed and disposed of if left on

the beach between the hours of 7 p.m.—7 a.m.

VRI (Vacation Resorts International has been our management

partner for the past 19 years. The board has decided to

continue our management services relationship with VRI

through 2028. We believe we have a contract that is in the best

interests of Landmark Holiday Beach Resort.

SCAM UPDATE

We wanted to again remind owners about the

latest “scam” being perpetrated on Timeshare

Owners and Homeowner Associations. This

fraud is known by several names, Timeshare

Relief or Timeshare Rescue. Owners are

typically contacted by phone or mailing but

also by email. Many times you are asked to

attend a meeting and presented with an

opportunity to sell or give away your

timeshare. We have seen owners pay as much

as $3,000 - $5,000 to transfer their week to a

company or individual. The problem we have

identified is that these companies or

individuals do not pay maintenance fees and

the remaining owners are left to pick up the

tab. And worst of all, even after you have paid,

you may continue to be liable for maintenance

fees if the transfer is not accepted, so please

check with us first.

Individuals and companies involved in these

scams are very cunning and very often change

their tactics. Here are a few warning signs to

look out for, some or all of these may apply:

-Were you solicited by this company by

mail, phone or email?

-Are you asked to attend a presentation?

-Are you asked to “pay” money for the op-

portunity to get out of your timeshare?

-Are you asked to sign a Power of Attor-

ney to complete the transfer?

If you are talking with a company and you

recognize any of these warning signs or

simply have questions, call us first. Landmark

is taking steps to combat these fraudulent

transfers and protect our Association and

owners by implementing new transfer policies

and we may be able to help.

Beer & Wine Service Survey

Owners, please participate…...we welcome your input. A survey will be available on Landmark’s website beginning September 30th to owners interested in providing comments related to a proposed beer & wine ser-vice at the Tiki Hut. This study aims to objectively and rationally assess the owner’s input with this proposed venture. Watch for it on Landmarks main webpage. Thank you

To our Owners…on a sensitive note…

End of life is never something we like to discuss. Unfortunately it is one area that affects real property owner-

ship, like timeshares. Your property may be unnecessarily left hanging in the balance, awaiting probate. You

can avoid this issue by simply changing your deeds to reflect “Right of Survivorship,” along with the name of

whom you wish your timeshare to pass on to in the event of the inevitable. This will save your loved ones a lot of

time, effort, and cost by simply planning ahead. As some of you are aware, all delinquent weeks remain a

burden on those that continue to pay. Please take the time to plan today and don’t put it off any longer.

Float Owners may reserve 52 weeks (12 months) in advance via phone at 6am PT on Fridays, or

can send in a written request (Fax/Email) on the Wednesday prior no earlier than 12am PT which

will be booked by an agent at 6am PT on Friday. Owners may also use the VRI website to book

their Float Week at 6am PT on Fridays.
