A guide to selling a Property
We aim to make the Conveyancing process as stress-free as possible. Selling your property,
especially if you are also buying another property at the same time can be a complex and stressful
matter. We have helped thousands of clients sell their homes and we have the knowledge and

Instructing Taylor Bracewell to act in the sale of your property means you have access to a wealth of
knowledge and experience, making the process as smooth as possible.
To give you an insight into the sale process here are some but not all of the major
milestones.
Contract Issued
Once you have returned your initialpaperwork and a sales memorandum hasbeen received from your Estate Agent (ifany), the contract pack will be issued to thebuyer’s lawyer.
The contract pack will contain copies of theLand Registry documents together with thepaperwork that you have completed at stageone. This enables the buyer’s lawyers toreview matters and report to the buyer.
Instruct
When you choose Taylor Bracewell to actfor you on your sale, your lawyer willsend out all the essential documents atthe outset.
These documents will contain forms andquestionnaires relating to you and yourproperty.
It is vital that as much information issupplied at this stage so that the processcan run as smoothly as possible.

Signing Legal Documents
Once all legal documentation has been approved,your lawyer will make arrangements for these tobe signed by you.
Our lawyers are always happy to arrange a timefor you to attend our offices in Doncaster orSheffield to sign all relevant documentation oralternatively, they can be sent to you in the post.
Legal Enquiries
When the buyer’s lawyer has reviewedthe contract pack they will raise any legalenquiries relating to the property. Yourlawyer will liaise with you to answer thequestions raised as quickly as possible.
If your purchaser commissions a surveyand property searches then their lawyermay also raise enquiries relating to theseresults. Wherever possible we will tryand provide substantive responseswithout the need to discuss these withyou. However, sometimes the enquirymay require your personal knowledge,and our lawyer's will discuss these withyou and prepare replies according to yourinstructions.
Exchange of Contracts
Once you have signed all your documentation and returned them to your lawyer, we will then be ina position to proceed to exchange the contracts.
The exchange of contracts is the stage when the sale becomes binding, and should you or thepurchaser withdraw from the transaction following exchange of the contracts, there would besubstantial financial penalties.
A completion date must be agreed upon exchange of contracts, and your lawyer will discuss yourrequirements for the move date before the exchange. Both you and the buyer must agree to thecompletion date. We will work with you to obtain a completion date as quickly as possible.
If you are selling and buying a property, then your lawyer will ensure that your sale and purchasecontracts are exchanged at the same time, so that your sale and purchase complete on the sameday.
Completion
Your moving date!
Completion is the formal terminology used for the moving date. On the day of completion, the
buyer’s lawyer will forward the sale funds to Taylor Bracewell. When the monies have been received
from the buyer’s lawyer, the sale is formally completed! This is when the keys can be passed to your
estate agents or directly to your buyer. If you are also purchasing a property, we will then complete

as smoothly as possible.
