includes a Comparable Market Analysis with recent sales in the neighborhood and my Past Sales

History which is a brief recap of my recent sales.

Physical CharacteristicsThe subject property is a one story Santa Monica single family residence

located on a large lot north of Wilshire Blvd. The property tax records

indicate 3 bedrooms and 2 bathrooms, 1,270 sq feet on a 7,995 square foot

lot. It was built in 1938.

Observations of the Subject Property

The property is a traditional 1930’s house located in the desirable

North-of-Wilshire neighborhood of Santa Monica. I would characterize the

home as a real fixer upper. I have not seen the inside of the property but

my gut feeling is that the property needs a total rehab including doing anew kitchen and bathrooms. The landscaping is quite overgrown and a bit

of an eyesore. The house is a little on the small side for a 3 bedroom 2 bath

with only 1,270 square feet.

Rent or Sell?

I understand that renting the property is one of the options. I am including

rental comps for 3 bedroom homes in the neighborhood. The rental prices

range from $3,750 to $6,800. Your property (fixed up) would probably rent

from $4000 to $5,000 but it all depends on the scope and quality of the

rehab that you do to it.

Just remember that whether you decide to rent it or sell it you will have to

rehab the property. It is simply not rentable in its current condition.

Fix Up or Sell to a Cash Investor?

If you do decide to sell, you have two choices: Do the rehab yourself and

sell the property as a rehabbed home to a conventional buyer who will get

a loan or sell it all cash to an investor who will do his own rehab.

If you go the rehab it yourself route, you need to do everything that needs

repair or replacement. What you don’t want to do is to do a partial remodel

or just a minor fixup. This will not get you a return on your time or money

because the buyers will focus on what you didn’t do instead of what you

didn’t do. You will end up with a half repaired house and will not accomplish

what you set out to do which was maximize the cash you get from the sale.

The pluses of doing a total remodel is you will maximize the price of the

home. The minuses of doing this is the you will need to spend significant

money to do this, you will delay a sale about 6 months, and someone will

have to oversee the project and make design decisions. You will also be

dealing with the city of Santa Monica for plans and permits which is no fun.

I know what it costs to rehab a home of this size with theses items. You

should budget at least 70k to 100K for these items.

Selling to an rehab investor vs rehabbing it yourself

If you decide to sell to an investor it will be a quick and easy. The investor

will pay all cash, the escrow will be about 3 weeks, and you will not have to

spend another nickel for repairs. Of course the downside is that you will net

less than if you did a full rehab yourself to the property.

PRICING THE PROPERTY

As I said before the rental value of the property is probably between 4K

and 5K depending on the quality of the rehab. As you can see by the sales

comps the value of the property should you sell it would be in the 1.3M to

1.6M range but it again it all depends on the quality and scope of the rehab.

Comparable Market Analysis

A Comparable Market Analysis (CMA) is the tool I use to determine the value of your home. The

first thing I do is pull up your property’s public information data sheet from the title company. The

data sheet will show your property’s address, square footage, year built, bed and bath count, lot size,

ownership, purchase date, and purchase price. I need this data to start my analysis.

Next I search the Multiple Listing Service (MLS) and look for properties with the same characteristics

as your home in your immediate neighborhood. I am looking for similar properties to yours that have

recently sold (SOLDS), are currently in escrow (PENDINGS), and are currently for sale (AVAILABLES). We refer to these properties as Comparable Sales or “ Comps” .

I pull properties with with the same bed & bath count, within 300 square feet of yours, built in the

same era with similar lots. I really try to stay in the same neighborhood. For example, if you have a

home in neighborhood “A”, I don’t want to use comps in neighborhood “B”. I am not a licensed

appraiser, but I follow the same standards and methodologies as a professional appraiser would.

The first group of home I look at are ones that have sold within 90 days. This group is the best for

comparing to your home. The second group are the homes that are in escrow. We know the asking

price of these properties but we won’t know the actual sales price until escrow closes. The third group

is the available homes. These are the properties that are still on the market and are not in escrow.

By looking at the sold, escrow, and available homes that are similar to yours and in the same location, I

can determine how your home stacks up and what it should sell for based on the comps. However,

there are always compensating factors that influence a home’s value. For example, your home may be

remodeled or perhaps you have added a pool or a guest house. Maybe you are on an extra large lot or

your house has views. All of these compensating factors will influence the value of your property.
