The buildings have been measured to calculate the maximum approximate gross internal areas (GIA) in accordance with the RICS Code of Measuring Practice. Measurements are approximate. The site has been measured from digital (online) mapping services.

Availability: Estimated end of March 2018 and at completion of planned construction. Thereafter upon the payment of deposit (one month's rent) and 3 months’ rent in advance.

Lease terms: The units are available on new short or long-term flexible leases for a term to be agreed. Tenants will be responsible for their outgoings.

Utility Costs:

Electricity - invoiced quarterly from sub-meter readings.

Water – reasonable usage included in rent. Beyond that, usage will be charged in agreement with the landlord.

Buildings Insurance: Included in rental figure, depending on use. The tenant is responsible for his or her own contents and Public Liability insurance, a copy certificate to be given to landlord on commencement of tenancy.

Rent: Valued according to requirements. The rent includes car parking and manoeuvring areas but not external storage. External storage rates will need to be discussed onsite depending on particular tenants' requirements.

Service Charges: Included in rental amount. This covers maintenance to both unit and common use areas including driveways and cloakroom.

Business Rates: Tenants will be responsible for any business rates payable.

Use: Previously used as a commercial storage. Unit 5a (i) is suitable for commercial storage, distribution, small-scale manufacturing and hobbyists. *Note, enhanced flooring construction may be available on negotiation.

Please note, for both privacy and security, the site is not suitable for general retail purposes or for casual access by the general public (only by prior appointment with unit tenant).
