Unlessyouwanttoendupinasituationwhereyourconstructionprojectcomestoahaltwhenthebuildinginspectorshowsupmakesureyouhavetakenoutalloftheappropriatepermits.Foryourbuildingpermit,makesureyou’reawarewhoisresponsibleforit,onsomeprojectsthearchitectis,onsometheowner,andonsomeprojectsthegeneralcontractorisresponsible.Nomatterwhoisultimatelyresponsiblenoworkshouldstartuntiltheappropriatepermitisinhand.Inadditiontothemainpermittherearemanyothersmallpermits

soyouneedanunderstandingofsomebasicconcepts,workflowsandtohelpyoualongtheway,technology.

CONSTRUCTIONSUBMITTALCONCEPTS

CutSheet–Asetofdataorinformationonaproductormaterialthatispre-manufactured.Forexampleyougetcutsheetsofwashroomaccessories,lightfixtures,caulkinganddrywallcomponents.ShopDrawing–somethingthatiscustombuiltoralteredtosuit

siteconditions.Shopdrawingswillincludeplans,elevations,sectionsetcofeachcomponenttobeinstalled.Shopdrawingsaretypicallyprovidedforstructuralsteel,rebar,miscmetals,tilelayoutsetc.Theintentionofshopdrawingsistoprovidesitespecificinstallationinstructions.Samples–samplesarebasicallywhattheysaytheyare.Samples

aresmallpiecesorfullsizepiecesofproductswhichrepresentthefinalproducttobeinstalled.Someproductssuchastilemayrequirethatarangeofsamplesbesubmitted.Thiswayyouthearchitectwillgetabetterunderstandingoftherangeofacceptableinflectioninaproduct.Mockups–wheremultiplematerialscometogethertheconsultant

orownermayrequestamockup.Mockupsaregreatwaytocontrolqualityasalotoftheinterfacescanbefiguredoutinadvance.Basicallyamockupisalargesectionofaspecificmaterialorsetofconstrucitonmaterialsinstalledtolooklikethefinalproduct.

CONSTRUCTIONSUBMITALWORKFLOW

Yourcontracttypewillchangewhatyoursubmittalworkflowwilllooklike,however,ingeneraltheywillalwayslookthesame.Step1–SubcontractorReceivesSubmittalfromSupplieror

EngineersSubmittalsThemselves.Step2–SubcontractorSubmitsSubmittaltoGeneralContractor.Step3–GeneralContractorReviewsSubmittal–ifitconformsto

thespecificationcontinueontostep4–ifnotthegeneralcontractormarksupthesubmittalwithcommentsandsendsitbacktothesubcontractorasreviseandresubmit.Step4–GeneralContractorsendsSubmittaltotheConsultants

FundamentalsOfConstructionScheduling

Scheduling,oneofthecornerstonesofasuccessfulprojectandonethatalotofpeopleshyawayfrom.We’veallbeenbeenonthatprojectwherethescheduleisbehind,theschedulewhenpresentedisconfusingornon-existentandit’syourjobtomakethemostsenseofit.Whenyougoogletheterm“schedule”awiderangeofsubjects

comesup,fromadetailedtheorybehinddevelopingtheproperbreakdownstructuretodifferentconceptsonleanplanningandprinciples.Todaywearegoingtoexplaintoyousomeofthefundamentalsofconstructionscheduling.Asasidenote–thisarticledoesexpectthatyouknowhowtooperatetheschedulingsoftware,fortutorialsonschedulingsoftware,unfortunatelyyou’llneedtogoogleit.Tostartlet’sexplainsomeofthebasicterminology:

GanttChart–youknowthoseweirdbarchartsyoualwaysseesomeonebringoutinameeting?Aganttchartisjustafancynameforit.UltimatelyaganttchartisthedefaultdisplayformostschedulesandschedulingsoftwaresuchasMicrosoftProjectorPrimavera.Afewbasicnotes:theganttchartliststheprojectactivitiesalongtheY-Axis.AlongtheX-Axisistheprojecttimeline(byday,month,quarter,yearetc).Thebarsthataredisplayedrepresentthedurationofagivenactivity.WorkBreakDownStructure(WBS)–thinkoftheworkbreakdown

structureasyourcategorieswithinyourschedule.Theyarebucketswhereyoucanentercategoriesandallowyoutodisplayyourinformationinamoreorganizedfashion.Agoodexampleofaworkbreakdownstructurecategorymightbe“Substructure”or“Superstructure”Activities–Activitiesarethebreadandbutterofyourschedule,

eachactivityislistedalongtheYAxisofthescheduleandrepresentsanitemofworkonyourproject.Activitieshavedurations(whichwewillgetinto)andfitwithinacategoryorworkbreakdown.Agoodexampleofacategorymightbe“PlaceConcrete–Level03”.Durations–durationsarethelengthoftimethataparticular

activitywilltakeandthusthelengthofthebarinthegiantchart.Activitiesaretypicallysetuptobe“days”indurationbutmorecomplexschedulingsoftwarescangetdownintothehoursandminutes.Relationships–relationshipsarereallyoneofthemostimportant

partofaschedule.Activitiesandworkbreakdownstructurewithoutrelationshipsarereallyjustanorganizedlist.Relationshipsdefinewhatactivitiesarebeforeandafteranactivityandaretypicallyrepresentedonaschedulewithblackarrows.Therearedifferenttypesofactivitiesbutthemostcommonandwidelyusedisfinishtostart.Agoodexampleofhowanactivityshouldaffectyourschedule,afinishtostartactivitywouldbeappliedtothedrywallasitrelatesto

thepaintingactivity,meaningthepaintingworkwouldonlystartafterthedrywallworkwasdone.Thereareplentyofotherthingstoknowbutunderstandingthe

abovetermsandwhattheylooklikeonaschedulewillgiveyougoodfootingforthenextstepsthatwe’llexplain.

structureisbutdidn’tgointomuchdetail.WementionedyoushouldthinkofyourWBSasthecategoriesorbucketsactivitieswillfallinto.Essentiallytheyarethemajorscopesofworkyouractivitieswillfallinto.Theseshouldbesetupatthestartoftheprojectandplannedoutinadvance.Workbreakdownshouldbesetupsoit’sbrokenupintomajorgroupsfollowedbyamorerefinedbreakdown.Agoodexampleofthisisasfollows:

anothertaskthatyoumaynotbebestsuitedtodoifyou’rejuststartingintheindustry.Oftenittakesmanyyearsofexperiencetounderstandproductivities.ThereareplentyofgreatresourcesforconstructionproductivitiesbutbelowI’veincludedlinkstojustafew:Activitydurationsshouldbebasedinreality.Forexampleifyou
