COBA, the Building Operating System, is thefoundation for intelligent buildings. Easy andsecure access to building functionality in astandard manner forms the basis for conve-nient usage, simple maintenance and efficientservice provisioning.
The COBA Building Operating System containsall information about the facility and the con-ditions therein. It provides transparency tobuilding management and security systemsthrough open, standard interfaces. All systemscan be accessed through one graphical userinterface.

The Lonix solution is open and clearly layered. Different functionalities systems
are implemented using distributed control techniques and standard open commu-
nication networks. The solution is reliable, flexible and easy to use. Intelligent
integration and the use of open technologies allow the system structure to bemodified and extended at minimal cost.
1. SERVICE LAYER
Easy and secure access to building functionality in astandard manner through the COBA Building OperatingSystem allows for convenient usage, simple mainte-nance and very efficient provisioning of maintenanceand security services. For example, professional serviceproviders can monitor alarms, optimize the buildingfunctionality and provide remote diagnostics of alldevices and systems the possibilities are endless.
To ensure extremely fault-tolerant system functionality,the management layer of the solution is not responsiblefor any controls. The role of the management layer isto provide a uniform view to all systems. The controllayer functions independently, even without the man-agement layer.
The management layer complies with client-serverarchitecture and consists of two clearly separate parts:the Building Operating System and client applications,such as the User Interface. The Building OperatingSystem, COBA, is the server software that handles thefollowing tasks:
- Conveying dynamic data from all systems to anyapplication and vice versa
- Conveying alarms to the desired media and appli-cation/user
- Trending of history data from all systems- Ingenious management of user rights based on
predefined user roles
COBA includes a structured object model of the build-ing, its parts and spaces, its connected systems,system parts and effect areas of each system. Modelingenables such applications as generic peak load man-agement of electricity, which automatically takes intoaccount the mode/situation of the building, effect areasof the systems and other prevailing circumstances.
The intelligence of the integrated solution is distributedinto smart control nodes in the control layer, i.e. Lonixmodules. The systems are easy to configure using thegraphical system configuration tool, Project Creation
Tool, which is fully compatible with the COBA BuildingOperating System.
Communication between the modules is done via aFree Topology (FTT-10) Local Operating Network (LON)
with the Standard Network Variables Types (SNVT). Allcommunication is event-based. All systems react toalarms on the control layer without interference fromthe management layer.
To minimize the amount of cabling, control nodes canbe placed in the nearest electric panel, inside air-handling units or in separate cabins when adequate.
All systems use the same control network cabling,which uses free topology to maximize flexibility forfuture modifications and to minimize the need forcables.
To guarantee openness and flexibility of the integrated
systems, the field layer does not include any intelligence.Field devices comply with industy standards, such asPT-1000 for temperature, 0-10 V for other sensors andactuators, potential free contacts for ON/OFF indica-tions and control buttons and 24 V relays for ON/OFFcontrols.
