The opportunity was to redevelopment a riding school, which having operated for a number of years, came into financial difficulty and closed down. Heronslea Group acquired the site and planning consent was granted to replace the existing buildings, structures, ménages, and hard standing with 50 sympathetically designed houses. The site included a number of listed buildings which are being protected and converted into residential dwellings.

The design process included an extensive study on the site’s natural and human history, its ecology, archaeology and location. Its immediate and wider context was assessed for its physical, social and economic characteristics.

Challenges to overcome included noise constraints due to the location of the site being within close proximity to a motorway, existing listed buildings – a barn, farmhouse and other dwellings which needed to be sympathetically converted, existing trees and greenery, a pond and two public footpaths – which ran through the site.

A baseline noise survey was undertaken to establish the sites suitability for residential development due to noise from traffic along the M1 and aircraft flyovers. The noise survey identified that some areas of the site fell within NEC C and the remainder was in NEB B. Consideration was therefore given to the internal and external spaces with enhancements put in place for properties closest to the M1. The whole site was designed to respond to the noise environment. Acoustic fencing was installed

where required and close board fences feature in all rear gardens. An acoustic buffer along the motorway has been enhanced and houses facing the road now create a barrier. The houses closest to the motorway have acoustic double glazing and some units have acoustically treated mechanical ventilation.

A comprehensive study was undertaken of village and its period properties so that the development and new houses would complement and enhance the area. The layout of the site incorporates four distinctive character areas, which vary in appearance. The heritage assessment identified that the predominantly vernacular materials were bricks, clay, tile and flint. All of these materials were therefore incorporated in different combinations and ways to create a unique character to each area. The character areas create clusters of different building styles, similar to how the village has evolved.

Developed by architects who have been hugely sensitive to the environment, this stunning development ensures residents can enjoy a feeling of open space in the shape of two village greens, beautifully landscaped play areas and quiet cul-de-sacs. The design ethos behind The Ridings is that homes should be an oasis of tranquillity and calm and this highly desirable development reflects this ethos in every way.

The concept for the initial branding of The Ridings was divided into three areas – the historical location, the abundance of green space and the famous Equestrian Centre

which was synonymous with the area for over 32 years.

These three core topics formed the foundation of the visual identity to follow, with the equestrian theme very much at the heart of the brand, playing homage to such a local and respected landmark.This ethos was ALSO reflected in the development name – The Ridings – a name that combines exclusivity and premium luxury with a subtle equine connection. The Ridings stands for opulence and refined distinction; a vision very much associated with Heronslea’s own brand values.

From a visual standpoint, it was important to continue these values through to The Ridings wordmark and identity. The stencil typeface exudes prestigious and premium qualities for a distinguished and aspirational aesthetic. This is echoed by the brand identity, which adopts a contemporary graphic horse and shield to create a luxurious crest, reminiscent of the brands of Ferrari, Porsche and Jaguar among others, it was pulled together with a deep emerald, mint and copper colour palette to link the countryside and equine theme.

The overall brand style was applied to a wide array of marketing collateral, utilising imagery in an unorthodox block grid fashion, combined with subtle countryside illustrations of dragonflies and bracken for unique and identifiable visual impact

An extensive marketing campaign has been employed by Heronslea Group and the agents Preston Bennett to promote The Ridings to target audiences:
