President’s Report Bob Tomasic, 480-641-3776 (office) Here's hoping that everyone has recovered from their Thanksgiving feast and that you did take the time to give thanks for all that has so generously been given to each of us. With that in mind and as we head to the Christmas season, take a moment and think about what you may do to help out someone who may be less fortunate. Have a very MERRY CHRISTMAS from both Carol and I. During this next month or so, The Wells Community will fill up and transform into a vibrant and very active small town. I want to remind everyone that all of those activities and various events are all made possible by the dedication and work of the many volunteers who are a vital part of our community. If you are able, don't ask, but rather offer to help out in any way that you can. Not only will it keep The Wells running smoothly, but will give you a sense of satisfaction and well being for playing a part in it. Your Board of Directors will be very active in the very near future as we will work to approve a new budget that is being devised by the finance committee. At the same time we will extend the Ten Year plan which is so vital to our future. Other large projects will include management and landscape contracts which expire at the end of 2018 and needed renovation and/or replacement of some of our physical facilities. The next two Board meetings will be on Tuesday, Dec. 4th at 8:30 am in the board room and on Wednesday, Dec. 12th at 7:00 pm in the clubhouse. See you then, and as always, talk to a board member or myself if you have any concerns. That's why we are here. BobTomasic # 41

Manager’s Report Farnsworth Realty & Management Co. Scott Brenner, HOA Manager Wells HOA Office, 480-641-3776, office email: [email protected] RODENTS, RODENTS, & more RODENTS. The Wells office has received many reports concerning evidence of rodents and rodent activity. Controlling this pest will take a community wide effort that has to be ongoing. Everyone must help in this endeavor. I do have a few friendly reminders : KEEP FRUIT PICKED UP AS IT DROPS, DO NOT LEAVE TRASH OUTSIDE PLEASE DEPOSIT IT IN DUMPSTERS PROMPTLY. ALSO, DO NOT THROW BREAD OUTSIDE FOR THE BIRDS TO EAT, OR LEAVE STANDING WATER OUTSIDE. These simple things that can be done easily will help in our quest in controlling rodents. This rat control must be done year round. If you have fruit trees and you leave in the summer, I urge you to have a caretaker pick up fallen fruit weekly. There are very serious issues that can occur with these pests. A resident came to the office with chewed electrical wires that were in his AC unit. Nobody wants this same type of problem with their AC unit. Another resident came to the office to report a rat was in his house. This was a year round home owner. As always, WATCH WHAT YOU FLUSH!! (PLEASE PICK-UP AFTER YOUR PET) Scott Brenner
