What a difference a year makes! We can at last move on from the plethora of defensive statements such as ‘cautious optimism’ ‘green shoots’ and ‘small steps forward’ and declare that the parks market is very much alive and kicking!

Welcome to our 2016 Leisure Parks Portfolio

The increased economic certainty combined with reverse inflation in certain areas has led to increasing consumer ‘wealth’ – whether actual or perceived – and confidence. This, coupled with the propensity of consumers to commit holiday spend and/or holiday home investment to UK shores has led to holiday and home parks providing the foundation for a sustainable (and interesting) trading platform.

Given the improved general market conditions, the return of key lenders and indeed the interest of new investors into this ‘alternative’ sector, market activity has significantly increased. To say we have been busy is an understatement:

n In the last 2 years we have valued 242 holiday and home parks with an aggregate value of over £1bn

n We continue to sell a park every 3 weeks on behalf of our clients, with park sale prices being the highest for many years

n Our average transaction size has doubled from the previous year, demonstrating that there is a strong appetite for mid-range to large parks

We are a committed team who strive to offer our clients the best service, best advice and ultimately help them achieve the optimum result. Our provision of valuation and agency services continues to increase year on year, meaning our knowledge and experience of this sector is ever evolving. We are presently providing agency services for around 50 parks, we are on every major bank’s valuation panel, and issue around 3 park valuations every week of the year.

2016Market insight

PROPERTY MARKET REVIEW

In 2015 we saw the merger of Park Resorts and Parkdean, which completed in October in a deal reported to be worth circa £1bn. The merger has created Britain’s biggest holiday park operator, with 73 sites across the country.

At a corporate level, 2015 witnessed a sharp upturn in activity with three other major group transactions, including Phoenix Equity Partners’ purchase of the majority shareholding in Bridge Leisure, LDC’s purchase of the majority shareholding in Away Resorts from Close Brothers Private Equity and the sale by Blackstone of the UK Center Parcs business to Brookfield Property Partners.

Within the private and Small and Medium Enterprise (SME) market, transactional activity has increased following a notable improvement in sentiment at the start of 2015. An easing of lending constraints and higher loan to value ratios (LTVs) have provided a stimulus.

KEY PERFORMANCE INDICATORS

With increased activity from lenders and new entrants, the correct professional advice is more important than ever. We don’t just know the market, we understand the business as well. During the last 24 months Colliers International has valued 242 caravan parks with an aggregate value of over £1bn. In doing so, and with the benefit of 60 years sector experience, we have amassed a comprehensive library of operational intelligence which is used confidentially in the trading analysis that underpins our valuations.

The Key Performance Indicators (shown in the infographic opposite) relate to holiday parks that we have valued during the last 24 months, all with over 100 static caravan pitches and which trade predominantly on a holiday home ownership operating model.

2016 INSIGHT

We expect the transactional momentum generated in 2015 to carry forward into 2016. We are aware of a number of private equity houses that are looking to acquire; a direct result of yield compression within the conventional property markets and the associated drive towards alternative sectors. Transactional activity within the SME segment will continue to be sustained by pro-active lenders. The following are our expectations of some of the key trends for 2016:

n Values will continue to be increasingly driven by trading performance. One of the key downside risks to trading performance is the introduction of the new minimum wage in April 2016.

n More positively, the strengthening economy and higher house prices are stimulating consumer confidence and expenditure on ‘big ticket’ items. Real wage growth and reduced savings rates are increasing the level of discretionary spend.

n Low oil prices should further stimulate discretionary spend and low fuel prices will encourage holidaymakers to travel further.

n We should not forget that the inevitable heightened border security and general awareness following recent events overseas will likely lead to an increase in home based holidays in 2016. n
