MARKET REVIEW
NEW HAMPSHIRE
Here in New Hampshire it is anticipated that 2016 will be a repeat of the type of activity we witnessed in 2015. New Listings in the state were up 2.8 percent for single family homes and 4.8 percent for condo properties. Pending Sales increased 11.9 percent for single family homes and 14.4 percent for condo properties. The Median Sales Price was up 5.5 percent to $240,000 for single family homes and 2.7 percent to $172,500 for condo properties. Months Supply of Inventory decreased 22.8 percent for single family units and 26.6 percent for condo units.*
ationally the residential real estate market, experienced a very good year. Purchasing activity was driven in part by continued low interest rates and improved employment. The Federal Reserve increase in
short-term rates this past December inspired many to jump into the market anticipating that there may be additional rate increases in 2016.
The national homeownership percentage is the lowest it’s been since 1993. As rental development continues, especially in urban centers, and as rental rates continue to rise, we may begin to gradually see some pushback on paying a lease versus a mortgage. Lending stringency and interest rates may have an effect on the number of new buyers we see in 2016.
Gross Domestic Product increased at an annual rate near 2.0 percent to close 2015, and chances are favorable to get above 2.5 percent next year. Housing is again considered a cornerstone of the national economy. Contributing factors from within the industry include better lending standards and improved inventory unhampered by foreclosures. Declining unemployment, higher wages and low fuel prices have also nudged buying power forward which translates to conditions which are good for a continuation of positive trends in 2016.*
N
VERMONT
In 2015, residential real estate experienced its best year since the Great Recession ended in 2009. Although inventory could still use a jolt, demand was healthy throughout the year and there was enough supply to keep the engine strong. While interest rates may get the most notice, other topics worth attention in 2016 include affordable inventory for new buyers, competition from cash investors for that inventory and the continuing barrier to entry that is student loan debt.

Sales: Closed sales increased 9.6 percent to 7,460 to close out the year.
Listings: Inventory struggled in year-over-year comparisons. There were 7,724 active listings at the end of 2015. New listings decreased by 1.5 percent to 13,892 for the year. Inventory should rise in 2016, but that will depend upon additions from new construction along with would-be sellers tapping into a market already in their favor.
Prices: The cost to buy a home was unchanged compared to last year with the overall median sales price at $198,500 for the year. Home prices should begin to rise in 2016 but perhaps at a tempered pace as the market approaches a natural balancing point. Price gains should be more in line with historical norms in 2016. Prices for Single-Family homes remained flat compared to last year, and Townhouse-Condo home prices were down 0.5 percent.
List Price Received: Sellers received 90.5 percent of their original list price received at sale, a year-over-year increase of 0.4 percent. Sales prices are expected to increase slightly in 2016, which should translate into further increases in list price received. *
Four Seasons Sotheby’s International Realty enjoyed the number one ranking in this segment of the real estate market in 2015, transacting over 20% of all sales in this category with an Average Selling Price that exceeded the market average by over $100,000.
The luxury market was driven by value. Buyers in this segment of the market exhibited a conserva-tive approach to purchasing only making offers if they determined that a home was priced appropriately. Homes priced correctly sold on average in 184 days; compare that with Active Listings that were averaging 306 days on market at year’s end.
The same dynamic held true with Asking and Selling prices. The Average Selling Price of all sales over $1M in both NH and VT combined was $1.573M. Compare that with the Average Listing Price of $2.075M. **
Overall, the real estate markets in New Hampshire and Vermont were consistent and steady with pockets of real growth depending on the region and price level.
Please don’t hesitate to contact one of our associates for more detailed information on the town (or towns) you intend to sell or purchase in this year.

“If you need a realtor, go with Eileen Warner of Four Seasons Sotheby’s. Throughout our entire experience I knew the only thing she cared about was finding us a home that not only made us happy, but was also a smart decision. Eileen really listened to us and understood what we were looking for from the start. She was was extremely efficient and knowledgeable during our negotiation. Honest, trustworthy, with a sense of style and also fun to be around, she’s the kind of realtor you’d recommend to your sister or best friend.”

“I didn’t know Liz when I decided to choose her as my realtor; I just went with my “gut feeling” and after talking with my fiance, who also got a really good feeling about her. But in the end, by the time I had my closing and sold my house, I would say she had become a good, trusted friend of mine. She went way above and beyond just being a very professional realtor. She was my “cheerleader” when I started to feel overwhelmed with everything; she knew the process inside and out; she responded immediately whenever I contacted her; she was an excellent negotiator with the buyers (in a very realistic, very personable way); she was extremely knowledgeable about the local real estate market; and gave very concrete, realistic, honest, informed advice about everything.”

“Being a first time home buyer is hard enough. My husband and I had a bad experience with a Realtor and thought that buying a home would be horrible. But we were then blessed with Lisa. She knew the ins and outs of home buying, answered all our questions and went through every bad thing we endured for 3 months to get our house. Not sure anyone else would have fought so hard for people she barely knew but she did. She was more than a Realtor by the end, she became our friend. I will be forever grateful for her and all her hard work! I would recommend anyone looking to buy or sell a home to contact her, you won’t be sorry.”

“Leila certainly lives up to her motto of doing the right thing, in fact she goes above and beyond! Even though I was looking to remotely purchase a foreclosed property, Leila went out of her way to help, was quick to reply to inquiries, and always treated me with respect. I would use no other realtor in the future, and give Leila my highest personal recommendation!! Too bad this rating system only goes to 5 stars, I’d give her 10.”

STOWE
“This is just a brief note to thank Deb Staniscia and Diane Rousseau for their help and all effort in selling our home in Mount Holly. We are happy to have ended our journey in Vermont on a not unpleasant note although it’s always a little sad when leaving the principal base for one’s family as the kids grew into adulthood. They contributed a great deal to keeping the final experience as pleasant as it could be. We owe a special thanks to Deb for her patience throughout the last bit of trauma. And our thanks for the departure gift. We will always treasure the Vermont hurricane relief tea lights. We appreciate their thoughtfulness.

“Andrea Kaplan was absolutely wonderful to work with! Everything from the marketing work of photos and videos to keeping us informed of the feedback after showings. She showed the house a lot and we could not have asked for a better outcome. Easy to see she is a true professional working in the field she loves. If we ever move back to Vermont, she will be my first call.”
