FLUID COOLER REPLACEMENT

The Toronto Zoo invites you to submit a quotation to provide labour, tools, materials and equipment to
complete the demolition and removal of existing fluid cooler and supply & installation of a new fluid
cooler including new structural support as per drawings and specifications.
The contractor is responsible for all pricing and all other arrangements with all subcontractors as required
including rigging, cranes, roofing, plumbing, electrical, controls, welding, structural and general
construction on site and working within the confines of regular business operating hours and site rules to
complete the project as per design specifications. The work shall commence once a Purchase Order has
been issued. All work must be completed in the timeframe indicated in the RFQ (Friday, 2014-04-25).
The Quotation package includes Instructions, Terms & Conditions, Specifications, and Forms. Quoted
prices shall remain in effect for a period of ninety (90) days from the Quotation due date.
Site Meeting: A site meeting will be held on Wednesday 2014-01-22 at 13:00 hours (1:00 p.m.)
meeting at the Toronto Zoo, Administrative-Support Centre, 361A Old Finch Ave.,
Scarborough, Ontario.

INSTRUCTIONS
1.1 Ensure that you have received all thirteen (13) pages of this RFQ, plus four (4) Specifications
and two (2) Drawings.
1.2 A site meeting will be held on Wednesday 2014-01-22 at 13:00 hours (1:00 p.m.) meeting at
the Toronto Zoo, Administrative-Support Centre, 361A Old Finch Ave., tORONTO, Ontario.
1.3 Complete all forms in section 4.0 and return by due date and time received on or before
Friday 2014-02-07 (noon, local time) or your quotation will not be considered. Include signed
copies of any addenda with your proposal package.
1.4 Quotations must not be submitted by facsimile, email or any other electronic format.
1.5 Show itemized cost of HST if applicable.
1.6 Toronto Zoo reserves the right to award in whole or in part on the basis of the bids received,
Lump Sum Price or Breakdown Price.
1.7 All Prices submitted shall be quoted in Canadian currency.
1.8 Use the attached submission label, when you submit your response in a sealed envelope or
package and deliver to the Toronto Zoo.
1.9 Quotation prices shall remain in effect for a period of ninety (90) days from the Quotation due
date.
1.10 Include product information, samples, and pictures, as necessary.
1.11 Provide references of at least three (3) clients for whom your company has performed similar
work. References must include photos of three (3) different installations, client company name,
contact name, address and e-mail address.
1.12 If applicable, suggested alternative products are acceptable, however all such products must be
quoted separately and should not replace the Toronto Zoo requested product, work or service.
1.13 It is the responsibility of the Bidder to understand all aspects of the RFQ and to obtain
clarification if necessary before submitting their quotation.
1.14 All bidders must attend the location for a site visit and carefully examine the physical layout and
associated job requirements in order to bid this project.

2.0 TERMS AND CONDITIONS
2.1 Definitions: Wherever used in the Request for Quotation the word “Board” means the Board of
Management of the Toronto Zoo and the word “Vendor” means the person or persons or
Corporation to whom the purchase order is issued.
2.2 Vendor Assurance: Unless otherwise stated, the goods, material, articles, equipment, work or
services, specified or called for in or under this Quotation, shall be delivered or completely
performed, as the case may be, by the Vendor as soon as possible and in any event within the
period set out herein as the guaranteed period of delivery or completion.
2.3 Country of Origin: Wherever possible, the goods, services, materials, articles or equipment,
specified or called for in or under this Quotation, shall be of Canadian origin and manufacture.
2.4 Delivery: The prices stated in this Quotation cover the services, material, articles or equipment
referred to herein, being delivered F.O.B. destination, freight, express, duty and all other charges
prepaid, unless otherwise indicated herein. A detailed delivery ticket or piece tally, showing the
exact quantity of goods, material, articles or equipment shall accompany each delivery. A
receiver’s receipt shall not bind the Board to accept the goods, material, articles or equipment
covered thereby, or the particulars of the delivery ticket or piece tally therefore. The Vendor shall
not be entitled to any interest upon any bill due to delay in its approval by the CEO of the Toronto
Zoo or his designate.
2.5 Invoicing: Unless otherwise indicated herein, the prices stated are payable in Canadian Funds at
the head office of the Board. Any Harmonized Services Tax applicable shall be shown as a
separate item. The Vendor’s GST registration number must be indicated on the invoice.
The Vendor shall clearly show any special charges such as packaging and freight, where applicable,
as separate items on the invoice.
Payments to non-resident Vendors may be subject to withholding taxes under the Income Tax Act
(Canada). Unless a non-resident Vendor provides the Board with a letter from Revenue Canada,
Taxation waiving the withholding requirements, the Board will withhold the taxes it determines are
required under the Income Tax Act (Canada).
2.6 Notice of Delivery: The Vendor shall notify the Purchasing Agent of the Board at the address
given for the mailing of invoices, in writing as soon as possible of the details of the shipment of the
goods, materials, articles or equipment.
2.7 Right to Cancel: The Board shall have the right to cancel at any time this Quotation or any
contract or any part of any contract resulting from this Quotation in respect of the goods, material,
articles, equipment, work or services set out in this Quotation or any such contract or part of such
contract, not delivered or performed at the time of such cancellation, and the Board will not be
responsible to make any payments in respect of any such goods, materials, articles, equipment,
work or services and shall not incur any liability whatsoever in respect thereto.
In the event that the Vendor fails or neglects by any act or omission to comply with any of the
conditions set our herein, this Quotation or any contract resulting from this Quotation may be
unconditionally cancelled by the Board without notice to the Vendor.

2.8 Official Agreement: No verbal arrangement or agreement, relating to the goods, material, articles,
equipment, work or services, specified or called for under this Quotation, will be considered
binding, and every notice advice or other communication pertaining thereto, must be in writing and
signed by a duly authorized person.
2.9 Worker’s Rights: The Vendor shall comply with the conditions of the Board relating to Worker’s
Rights, a copy of which is available on application to the Manager, Fair Wage and Labour Trades
Office, City of Toronto, 18th Floor, West Tower, City Hall, Toronto, Ontario, M5H 2N2 or by
phone at 416-392-7300.
2.10 Indemnity: The Vendor shall at all times well and truly save, defend, keep harmless and fully
indemnify the Board, the City of Toronto, Toronto Region and Conservation Authority and their
servants, employees, officers or agents, hereinafter called the “Indemnities”, from and against all
actions, suits, claims, demands, losses, costs, charges, damages, and expenses, brought or made
against or incurred by the Indemnities, its or their servants, officers, employees, agents or invitees
in any way relating, directly or indirectly, to goods, material, articles or equipment supplied or to
be supplied, or to the supplying of goods or services, pursuant to this Quotation, or any other claim,
action, suit, demand, loss, cost, charge, damage or expense relating to copyright, trademark or
patent with regard directly or indirectly with any such goods, services, material, articles or
equipment or the supply or performance thereof.
2.11 Insurance: The Contractor shall, at his/her own expense obtain and, until the work is fully
complete maintain, broad-scope insurance coverages, hereof, satisfactory to the Chief Executive
Officer as to form and substance, with the indicated policy form of the Canadian Construction
Documents Committee (CCDC), its equivalent or better subject to such modifications therein to
cover unusual aspects of the work, working conditions or other circumstances as may be specified
elsewhere in the Contract.
1.1 The Contractor shall effect, maintain and keep in force, at its sole cost and expense and
satisfactory to the Chief Executive Officer as to form and substance the insurance described
below:
1.1.1 All risks property insurance on property of every description and kind owned by the
contractor or for which the Contractor is responsible while on the premises of the Board
in an amount not less than full replacement value. The policy shall be endorsed to
provide a waiver of subrogation against the Board for any loss or damage to insured
property, however caused.
1.1.2 Commercial general liability insurance, including owners’ and contractors’ protective,
products, completed operations, personal injury, employer’s liability, contractual liability,
occurrence basis property damage, liability arising from the sale of serving of alcoholic
beverages and provisions for cross liability and severability of interests with a limit of not
less than Two Million Dollars ($2,000,000.00) per occurrence. The policy shall be
endorsed to name the Board as an additional insured with respect to the operations of the
Contractor under this agreement.
1.1.3 Standard automobile liability insurance for all owned vehicles with limits of not less than
Two Million Dollars ($2,000,000.00) per occurrence.
1.2 All policies of insurance required to be taken out by the Contractor shall be placed with
insurers licensed to conduct business in the Province of Ontario and shall be subject to the
approval of the Chief Executive Officer, acting reasonably.

1.3 The Contractor shall deliver to the Board evidence of the insurance required prior to the
commencement of the agreement, in form and detail satisfactory to the Chief Executive
Officer acting reasonably.
1.4 The provisions of this section 2.11 shall no way limit the requirements and obligations
imposed on the Contractor elsewhere in the Contract, nor relieve the Contractor from
compliance therewith and fulfillment thereof.
1.5 The parties agree that insurance policies may be subject to deductible amounts, which
deductible amounts shall be borne by the Contractor.
1.6 The provisions of this article shall in no way limit the requirements and obligations imposed
on the Contractor elsewhere in the Contract, nor relieve the Contractor from compliance
therewith and fulfillment thereof.
2.12 Compliance with Laws & Acts: The Vendor will be required to comply with all federal,
provincial and municipal laws and regulations in providing Goods and Services including, without
limitation, the Occupational Health & Safety Act (OHSA) and the Workplace Safety & Insurance
Act, 1997, Accessibility for Ontarions with Disabilities Act (AODA) 2005 or any successor
legislation, as applicable, and to provide to the Toronto Zoo, upon request, periodic reports
confirming such compliance.
1.1 Governing Law: This RFQ and any quotation submitted in response to it and the process
contemplated by this RFQ including any ensuing Agreement shall be governed by the laws of the
Province of Ontario. Any dispute arising out of this RFQ or this RFQ process will be determined
by a court of competent jurisdiction in the Province of Ontario.
2.13 Liability for Acts of Vendor Employees, Contractors or Agents: The Vendor acknowledges
responsibility and accepts liability for the acts of any of its employees, contractors and agents while
on Toronto Zoo property. The Toronto Zoo reserves the right to request background checks for any
individual providing the services requested on behalf of the Vendor.
2.14 Guaranty of Quotation: All goods, material, articles, equipment, work or services, specified or
called for in or under this Quotation, shall be supplied or performed at the price or process and on
the basis set forth or referred to in and in accordance with the Offer and this Quotation. The basis
on which this Quotation is given shall include any specifications, plans, price schedules, samples,
addenda or other details pertaining thereto, or provided in connection therewith.
2.15 Right of Notice: Any notice that the Board may be required or desire to give to the Vendor shall
for all purposes to be deemed to have been sufficiently and properly given and afforded by
registered mail addressed to the Vendor at the address shown for the Vendor on this form and shall
therefore be presumed to have been received by the Vendor on the third day following such
registration.
2.16 Formal Contract: The Vendor may be required and shall, if requested by the solicitor for the
Board so to do, to execute and enter into a formal contract that is satisfactory to the solicitor for the
Board, in order to document the contract resulting from this Quotation and to embody indemnity
and related provisions that in the opinion of such solicitor are required to protect the Board.

2.17 Charity Status: The Toronto Zoo is a registered charitable organization (registration #BN
119216398RR0001) and accordingly may be eligible for preferred pricing which should be
reflected in the Quotation as submitted.
2.18 Performance Evaluation: The Contractor’s performance will be evaluated by the Chief
Executive Officer and/or Chief Executive Officer’s Representative during the Contract and at the
end of the Contract. In the event that the Contractor’s performance is considered unsatisfactory by
the Chief Executive Officer and/or Chief Executive Officer’s Representative, the Contractor and/or
its affiliates may become ineligible from bidding on future contracts issued by the Board.
3.0 PROJECT REQUIREMENTS
The work shall commence immediately upon receipt of a Purchase Order. Supply all labour,
materials, equipment and all services necessary for the execution and completion, to the Toronto
Zoo’s satisfaction, the removal, of the existing fluid cooler and supply & installation of a new fluid
cooler, supports, associated equipment, components, controls, piping, tubing, wiring and all other
requirements written, implied or expected to complete the entire project and put into operation.
3.1 SCOPE OF WORK
1. Supply all labour, materials, equipment and services necessary to complete the removal, of the
existing fluid cooler and supply & installation of a new fluid cooler and new structural supports
as per design specifications.
2. Work site to be cleaned on a daily basis. Project waste to be disposed off site.
3. Do not scale drawings. All dimensions are to be verified on site.
4. Any discrepancies must be brought to the attention of the Toronto Zoo.
5. Contractor must adhere to Toronto Zoo Policies and Occupational Health & Safety Act at all
times when on Zoo property.
6. Contractor is to check in and out at Security when entering or exiting Zoo property.
7. Adjacent areas must be protected during site work, service connections, delivery and placement.
The Contractor is to make good any/all damages upon completion of work.
The Contractor is responsible for all pricing and all other arrangements with their subcontractors as
required. Work is to commence as soon as the award is made and be completed, installed and fully
operational by Friday, 2014-04-25
3.2 CONTRACTOR RESPONSIBILITIES
1. Regular meetings/communication with the Toronto Zoo Project Team to review project
status and to discuss issues that may arise during the project.
2. Provide samples, mock ups, etc. as required.
3. Provide product information, MSDS sheets to the Project Team prior to start of the work
where applicable.

4. Protect adjacent areas not included in the project. Any damage caused will be the
responsibility of the contractor to rectify at no additional cost to the Zoo.
5. Protect adjacent exhibits and holdings to prevent heat or dust towards the holding and
exhibit.
6. Clean-up the work area daily and making good any damage caused as a result of the
work.
7. Secure the work site and provide construction signs and barriers to prevent injury to Zoo
personnel and the public who will require access to the space during the work.
8. Upon award of contract, Contractor is to finish all work, including clean up and de-
mobilization by the completion date specified.
9. Submit all shop drawings for review and approval prior to start of fabrication. Review of
shop drawings shall not mean that the Toronto Zoo approves detail design inherent in
shop drawings, responsibility for which shall remain with the Contractor submitting
same, and such review shall not relieve the Contractor of his responsibility for errors or
omissions in shop drawings or of his responsibility for meeting all requirements of the
subcontract documents.
10. Submit close out documents as requested. Include warranties and “As built” drawings.
3.3 SAFETY SPECIFICATIONS
1. It is the responsibility of the Contractor to protect the site as required during construction. 2. Ensure that awareness of public safety is considered and protect visitors in the vicinity
during the construction period.
3. All necessary personal protective equipment must be worn at all times and MSDS sheets must be available on site as required.
4. The contractor is to abide by applicable Toronto Zoo Health & Safety Policies, the
Ontario Health and Safety Acts, the Ontario Building Code and all other applicable codes including the Fire Codes.
5. It is the responsibility of the Contractor to ensure that the work site is properly protected
at all times. All work sites must be marked and barriered adequately with construction signs posted to secure and isolate the work site from the public or other personnel that have access to the area.
3.4 OTHER INFORMATION
The successful bidder must demonstrate the ability to complete the work to standards acceptable
to the Zoo and prove past performance in the completion of similar types of work for other clients
by providing relevant examples of work and references. The successful bidder must also
demonstrate and guarantee that they can produce the work in the allotted time.

VIRTUAL Engineers General Requirements
1. GENERAL
1.1 General
1.1.1 Work in this Specification is divided into descriptive sections which are not
intended to identify absolute contractual limits between Subcontractors, nor
between the Contractor and their Subcontractors. The Contractor is responsible
for organizing division of labour and supply of materials essential to complete
the Contract.
1.1.2 Specifications and Contract Drawings are complementary and items mentioned
or indicated on one may not be mentioned or indicated on the others.
1.1.3 Mention in the Specifications or indication on the Contract Drawings of
materials, products, operations, or methods, requires that the Contractor provide
each item mentioned or indicated of the quality or subject to the qualifications
noted; perform according to the conditions stated each operation prescribed; and
provide labour, materials, products, equipment and services to complete the
Work.
1.2 Scope of Work
1.2.1 This Work includes the supply of labour, materials and equipment for the
replacement of the existing fluid cooler at the Toronto Zoo as described in these
Specifications and Contract Drawings.
1.2.2 Remove and legally dispose of existing fluid cooler, piping and existing
equipment as indicated. Ensure that all metals are routed to an appropriate
recycle centre.
1.2.3 Provide all electrical work including wiring, disconnects and devices necessary
for a complete installation.
1.2.5 Restore fire rating for walls penetrated. Make good existing adjacent surfaces
affected by this work as herein specified and as shown on Drawings.
1.2.6 Seal, patch, and paint to match existing finishes. All cutting and patching
required shall be by experienced trade only.
1.2.7 Ensure that Work is organized to allow uninterrupted use of building.
1.2.8 Contractor shall include all necessary provisions and plan work so that
equipment and materials fit existing doorways and stairs.
1.3 Submittals
Be prepared to submit samples of any or all specified materials if requested.
1.4 Job Conditions
1.4.1 Report in writing to the Consultant, prior to commencing work, any conditions
or defects encountered on the site, upon which the Work depends and which
may adversely affect the performance of the work.
1.4.2 Report in writing to the Toronto Zoo’s representative and to the Consultant if
mould is encountered during demolition and removal work. The Toronto Zoo’s
representative and the Consultant shall assess the conditions and issue further
instruction to the Contractor.
1.4.3 Do not commence work until such conditions or defects have been investigated
and corrected.
1.4.4 Commencement of work implies acceptance of surfaces and conditions. No
claim for damages or resulting extra work will be accepted except where such
conditions cannot be determined prior to construction. There is no asbestos in
the affected areas of the building.
1.4.5 Be responsible for making good any damage resulting from Work in this project.
In all cases make repairs or restoration to match existing conditions.

1.4.6 Any item not specifically mentioned in the following Specifications or shown on
the Contract Drawings but is implied or required to complete the Work will be
considered to be included in the total price.
1.5 Utilities
The Contractor is responsible for all damage and subsequent repair to utilities resulting
from their operations.
1.6 Site Inspection
1.6.1 During the site visit determine all conditions, difficulties and limitations that
may be encountered and may affect the performance of the work.
1.6.2 Verify all dimensions and requirements that will affect the execution of the
Work as specified. Contractor shall include all necessary provisions and plan
work so that equipment and materials fit existing doorways and stairs.
1.6.3 Failure to follow this procedure does not relieve the Contractor from their
responsibilities to carry out the Work in accordance with the contract documents
at the awarded tender price.
1.6.4 Contract Drawings are, in part, diagrammatic and are intended to convey the
scope of Work and indicate general and approximate locations and arrangements
of Work. Contract Drawings do not show all details, construction types and all
other building elements built into the existing project. The Consultant is not
responsible for accurate presentation of the existing building construction.
Obtain more accurate information about locations, arrangements and sizes from
study and coordination of Contract Drawings and site conditions. Become
familiar with each and every condition affecting these matters before proceeding
with work.
1.6.5 Contract Drawings and Specifications complement each other, and neither is to
be considered alone. Hence, any item omitted in one, but mentioned or implied
in the other must be provided.
1.7 Contractor's Use of Site
1.7.1 Restrict areas for work and storage as directed on site by the Toronto Zoo’s
representative. Onsite storage space is very limited.
1.7.2 Do not encumber site with materials or equipment and do not block/obstruct
entrances, delivery area, stairs or fire exits.
1.7.3 Maintain free access route for ambulance, fire and garbage trucks.
1.7.4 Do not disconnect any services without prior written authorization by the
Toronto Zoo’s representative. Restore all interrupted mechanical/electrical
services at end of each working day.
1.7.5 Allow for uninterrupted use of the building by the occupants for the duration of
the Work. Notify the Toronto Zoo’s representative prior to gaining access to
perform Work on areas related to this project.
1.7.6 Equipment and materials must fit existing stairs and doorways.
1.7.7 Any Work creating excessive noise, dust, vibration, odour or other disruption
must be completed after normal business hours.
1.8 Applicable Standards
All work shall be done in strict compliance with all codes specified in the contract
documents including the Ontario Building Code and all local and municipal by-laws and
regulations.
1.9 Warranty
1.9.1 Before final payment is made, guarantee all materials and quality of Work
supplied in performance of this contract for a period of two years from the date
of Substantial Completion of this project.

1.9.2 Make good promptly, without any expense to the Toronto Zoo, any defects
which occur during the guarantee period, including leaking of joints,
deterioration and loosening of built in elements or where required replacement
of the elements.
1.10 Work Schedule
1.10.1 Submit a Work schedule for Toronto Zoo’s approval within two weeks after the
contract is awarded. All Work shall be carried out between 7:00am to 5:00pm
weekdays except demolition and work that may affect air supply/quality to the
building. Any work (including welding and soldering inside the mechanical
room) that may affect air supply/quality to the building must be done during
after hours or weekends with prior approval from the Toronto Zoo. Any
demolition work that may impact staff or public must be done before 7:00am or
after 5:00pm with prior approval from the Toronto Zoo.
1.10.2 Once construction Work for each phase has started, it must be carried out and
completed in a continuous time period.
1.10.3 Execute removal and installation Work to ensure that adequate heating and
ventilation are maintained and the work areas remain in operation throughout
construction.
1.10.4 Coordinate bypass of Fire Alarm devices with Toronto Zoo representative
whenever required.
1.12 Qualifications of Contractors & Workmen
1.12.1 Work shall be done only by a recognized established Contractor, having at least
five years proven satisfactory experience in Ontario.
1.12.2 Where required by the manufacturer of specialty products, only Contractors
approved as applicators shall be allowed to do the work.
1.12.3 Workmen shall be skilled tradesmen, thoroughly trained, possessing a document
of apprenticeship in trade performing under this contract.
1.12.4 At any time, should the work be unsatisfactory in the Toronto Zoo
representative’s opinion, such document of proof of the workman's experience
must be presented or the workman replaced.
1.12.5 Do not employ unfit person or anyone unskilled in their required duties. The
Toronto Zoo reserves the right to require the dismissal from the place of work,
workers deemed incompetent, careless, insubordinate or otherwise
objectionable.
1.12.6 Give particular attention to finished dimensions and elevations of the Work. Make
finished Work fit indicated spaces accurately. Make finished Work flush, plumb,
true to lines and levels and accurate in all respects.
1.13 Inspection and Testing
1.13.1 The Toronto Zoo reserves the right to perform tests of the materials and/or
equipment being used to establish compliance with the Specifications at any
time during the construction period.
1.13.2 Be responsible for inspection and testing as required by the Contract
Documents, statutes, regulations, by-laws, standards or codes or any other
jurisdictional authority. Give the Consultant timely notice of the readiness for
inspection, date and time for such inspection for attendance by the Consultant.
1.14 Permits, Inspection & Approval Certificates
1.14.1 If required, the Building Permit will be obtained by the Toronto Zoo. Be
responsible for all other permits, tests and certificates, as required by the local
municipality or testing agencies. Pay all associated costs.
1.14.2 Comply with all laws, ordinances, rules and regulations relating to the work and
to the preservation of the public health.

1.14.3 Be responsible for the safety of all workmen and equipment on the project in
accordance with all applicable legislation.
1.15 Environmental Conditions
1.15.1 Ensure protection of the building and products that are sensitive to damage by
moisture.
1.15.2 Adhere to minimum weather conditions as set out in manufacturer's printed
recommendations.
1.16 Shop Drawings and Samples
1.16.1 Arrange for the preparation of shop drawings as called for in the Contract
Documents or as may be reasonably requested by the Consultant. The
Contractor and each Subcontractor shall operate as experts in their respective
fields and all shop drawings and samples shall conform to the requirements of
the Contract Documents.
1.16.2 The term “shop drawings” means drawings, diagrams, schematics, illustrations,
schedules, performance charts, brochures and other data which are required to
illustrate details of the Work.
1.16.3 In addition to shop drawings specified in the specification sections, submit shop
drawings required by jurisdictional authorities in accordance with their
requirements.
1.16.4 Before submitting to the Consultant, review all shop drawings to verify that the
Products illustrated therein conform to the Contract Documents.
1.16.5 Be responsible for dimensions to be confirmed and correlated at the Site, for
information that pertains solely to fabrication processes or to techniques of
construction and installation and for coordination of the Work of all sub trades.
1.16.6 Submit shop drawings for the Consultant's review with reasonable promptness
and in orderly sequence so as to cause no delay in the Work or in the work of
other Contractors. At the time of submission, notify the Consultant in writing of
any deviations in the shop drawings from the requirements of the Contract
Documents. The Contractor will be held responsible for changes made from the
Contract Documents which are not indicated or otherwise communicated in
writing with the submission.
1.16.7 Drawings submitted by the Contractor as required herein are the property of the
Toronto Zoo who may use and duplicate such drawings where required in
association with the Work.
1.16.8 Submit shop drawings, as indicated in each section of the Work.
1.16.9 Submissions shall include three (3) bond prints of each sheet or one copy in
electronic format (PDF or AutoCAD file is acceptable). However, in instances
where catalogue items are specified, three (3) clean hard copies of the
manufacturer's catalogue must be submitted.
1.17 Additional Work and Changes
No additional Work shall be undertaken by the Contractor unless approved in
writing by the Consultant or Toronto Zoo’s representative.
1.18 Access to place of Work and Access
Contractor to co-ordinate with Toronto Zoo for access card and key
requirements.
1.19 Contractor's Site Office
Office space and telephone will not be provided by the Toronto Zoo.

1.20 Washroom Facilities
Contractor may use washroom facilities in the building as long as washrooms are kept
reasonably neat and clean. Washrooms are not to be used for any construction activity or
construction clean-up.
1.21 Parking
Very limited parking will be allowed on site.
1.22 Power and Water
The Toronto Zoo will provide temporary electric power and water for construction. The
electric power will be supplied through existing 120V, 15A receptacles. If additional
power source is required Contractor shall coordinate with the Toronto Zoo and arrange
for at their expense. No Uninterrupted Power Supply (UPS) circuit shall be used.
Standard 12.5mm exterior hose bibs are available for water. Some janitorial sinks are also
available inside. No chemical and large debris to be dumped into sinks.
1.23 Heating and Ventilation
1.23.1 Seal all existing ducts in work area to prevent any dust, fumes etc from entering
the general HVAC system. All air supply to work area and all air exhaust from
work area shall be self contained and independent from the general building
HVAC system.
1.23.2 Furnish and install temporary heat and ventilation in enclosed areas when
required to facilitate work and to protect products against dampness and cold, to
prevent moisture condensation on surfaces or to provide adequate temperature
and humidity levels for storage, installation and curing of materials.
1.24 Site Signs
Contractor’s site signs are not permitted.
1.25 Safety Signs
Provide safety signs and boards for attention of staff and visitors.
1.26 Cutting and Patching
All cutting, patching, required for the completion of this project, whether shown on the
Contract Drawings or not, shall be the Contractor's responsibility.
1.27 Fire Protection
1.27.1 Take precautions to prevent fires. Provide and maintain temporary fire
protection equipment of a type appropriate to the hazard anticipated in
accordance with authorities having jurisdiction, governing codes, regulations,
by-laws and to the satisfaction of the Consultant and insurance authorities.
1.27.2 Provide and maintain fire extinguishers and accessories as required on the site.
All fire protection measures shall have the approval of all prevailing regulations.
1.28 Safety Requirements
1.28.1 Existing Structure:
.1 Consider hazards to existing structure during work and report
immediately to the Toronto Zoo any present or anticipated dangerous
conditions.
.2 Do not overload existing structure. All materials placed on the existing
structure must be distributed sufficiently to keep all loads well within
the allowable live load for this structure as defined under the Ontario
Building Code. Contractor will be held responsible for damages caused
by overloading the existing structure with material and equipment.
1.28.2 Provide MSDS sheets for all materials used.

1.28.3 Obtain hot work permit where required by Toronto Zoo.
1.29 Project Supervision and Coordination
1.29.1 Take reasonable measures to control noise during construction. Control
execution of all work to minimize interference of occupants' use of the building.
Be responsible for workers' activities while on the site.
1.29.2 Keep at the job site at least, one copy, including all amendments, of each of the
following:
.1 Contract Drawings
.2 Specifications
.3 Change Orders
.4 Daily records of all work performed
.5 Occupational Health and Safety Act, latest edition
.6 Project Work Schedule
1.29.3 Notify all staff and sub-contractors that you are entirely responsible for site safety.
No actions or lack of action by the Toronto Zoo or Consultant shall be deemed to
be an instruction related to safety of the workplace.
1.29.4 Contract Drawings are intended to convey the scope of work and indicate general
and approximate locations and arrangement of work. Verify all lines, levels and
dimensions shown and report all discrepancies to the Consultant before
commencing work.
1.30 Material Delivery and Storage
1.30.1 Deliver materials in original bundles, packages and containers. Take particular care
that materials are carefully handled to prevent damage to new and existing work.
Storage space will not be provided by the Toronto Zoo.
1.30.2 Do not install damaged materials. Remove all damaged materials promptly from
the project site.
1.30.3 Toronto Zoo will not accept any delivery on behalf of Contractor
1.30.4 Removing the existing fluid cooler and installing the new will necessitate using a
crane. Carefully measure the site to determine crane requirements. Propose and
discuss crane location for lifting and its access to the location with Toronto Zoo.
Submit work schedule.
1.31 Contract Drawings
1.31.1 The Contract Drawings accompanying the Specifications are to be considered
as diagrammatic only and do not show all the structural and construction
details. Any information involving measurements of building shall be taken
from the architectural and structural drawings and at the building site. Make
without additional charge any necessary changes or additions to the runs to
accommodate structural conditions.
1.31.2 The Contract Drawings and these Specifications shall be considered an
integral part of the Contract Documents. Neither the Contract Drawings nor
the Specifications shall be used alone. Misinterpretation of any requirements
of their plans or Specifications shall not change the requirements or intent of
the Specifications for proper completion of the work to the full approval of
Consultant.
1.31.3 Should any discrepancy appear between these Specifications and the Contract
Drawings to cause doubt as to the true meaning and intent or the drawing and
specification, a ruling shall be obtained from the Toronto Zoo before
submitting the tender. If this is not done, it will be assumed that the more
expensive alternative has been included in the contract.
1.31.4 Any error or inconsistency in the Contract Drawings or Specifications noted
after award or contract must be reported to the Consultant before commencing
work.

1.32 Cleaning
1.32.1 Keep work area clean and tidy. Provide hoardings to isolate the Work area or as
directed by the Toronto Zoo.
1.32.2 Remove all materials, equipment and debris from the property and leave the
premises clean and tidy to the Toronto Zoo's satisfaction. If the site is not kept
clean, the Toronto Zoo reserves the right to have the site cleaned at the Contractor’s
expense from the outstanding amount owed plus administration.
1.32.3 All debris must be removed from the premises and taken to an authorized disposal
area at the Contractor's expense at the end of each day's work. Use of Toronto
Zoo’s garbage container is strictly prohibited. Route metal waste to suitable recycle
centre.
1.33 Final cleaning
1.33.1 Before final inspection, replace glass and mirrors broken, damaged, and etched
during construction, or which are otherwise defective.
1.33.2 In addition to requirements for progress cleaning, Work shall include final cleaning
by skilled cleaning specialists on completion of construction.
1.33.3 Remove temporary protections and make good defects before commencement of
final cleaning.
1.33.4 Final cleaning shall remove dust, stains, paint spots, soil, grease, fingerprints, and
accumulations of construction materials, interior and exterior to the building for all
new work throughout new and existing Building. Work shall be done in
accordance with manufacturer's instructions for each material.
1.34 Pre-Construction Meeting
Attend a pre-construction meeting, arranged and conducted by the Toronto Zoo. Provide
construction schedule at pre-construction meeting.
1.35 Progress Meetings
Attend regularly scheduled progress meetings to be held on site at times and dates that are
mutually agreed to by the Toronto Zoo, Consultant, and Contractor.
1.36 Record Drawings
1.36.1 The Contractor shall provide and maintain on site up-to-date record drawings which
shall be marked reflecting any changes and deviations made to the Contract
Drawings accepted by the Consultant.
1.36.2 Mark in coloured ink on a set of whiteprints, which will be provided, every
change and deviation from runs of piping, conduit and other services from
where shown on Contract Drawings, so that on completion of the job the
record drawings shall indicate the exact location of all services as actually
installed. Record drawings shall be kept at the site and shall be kept up to
date as the work progresses. Submit completed record drawing before final
certificate of job acceptance is issued.
1.36.3 Upon completion of Work, the record drawings shall be submitted to the
Consultant for review.
1.36.4 Acceptance of record drawings by the Consultant does not constitute a
guarantee by the Consultant of their accuracy, nor does the acceptance by the
Consultant remove the Contractor’s responsibility for any inaccuracies that
may be on the record drawings.
1.37 Final Inspections and Close Out
1.37.1 Final acceptance of Work will be given by the Toronto Zoo and Consultant when:
.1 The complete system has been inspected tested and accepted in writing by
the Toronto Zoo and the Consultant.

.3 Operating instructions have been reviewed with the operating personnel
to ensure a thorough understanding of the equipment and its operation.
1.37.2 Provide Toronto Zoo with all Warranty Certificates with:
.1 The proper name and address of the Toronto Zoo and of the Project.
.2 The date the warranty commences, which corresponds to the date of
Substantial Completion of this project.
.3 The signature and seal of the company issuing the warranty, countersigned
by the Contractor.
1.37.3 Make good all known deficiencies in the Work.
1.37.4 Notify Consultant of readiness for final field review only after completion of the
Work.

3. EXECUTION
3.1 Preparation
3.1.1 Clean all openings to be fire stopped using sealant or foam by removing all
foreign matter and contaminants such as oil, dust, grease, frost, water, surface
dirt and any protective coating.
3.1.2 Clean surfaces just prior to application of sealant or foam.
3.1.3 Mask areas adjacent to openings to fire stopped with sealant or foam.
3.2 Installation
3.2.1 Mineral Wool: Friction fit mineral wool felts into openings as indicated on
Contract Drawings. Use impaling clips as appropriate.
3.2.2 Sealant: Use sealant only in well ventilated areas where vapours will not
accumulate. Install mineral wool as backing material where sealant is to be
applied. Apply sealant in a continuous operation using positive pressure to
properly fill and seal the opening. Tool or strike the sealant with light pressure
to spread the sealant against the back up material and the opening surfaces.
3.2.3 Foam: Use foam only in well ventilated areas where vapours will not be trapped
or accumulate. Install mineral wool as back up damming material. Pack into
voids around penetrations. Completely mix each component (A & B) in separate
container to ensure they are homogeneous prior to combining. Combine
components in accordance with manufacturer's instructions. Pour mixture into
the void to a level one third of the depth of the final expanded thickness.
3.3 Adjustment and Cleaning
3.3.1 Remove excessive sealant immediately by dry wiping while still uncured,
followed by cleaning with solvent such as Xylol, Toluol or Methyl Ethyl
Ketone.
3.3.2 Remove masking as soon as sealant or foam application is complete.
3.3.3 Remove excess foam once it has cured.

1. GENERAL
1.1 General Requirements
1.1.1 Conform to Section 010000, General Requirements.
1.2 Scope of Work
Provide all materials, labour and equipment necessary for application of sealants.
1.3 Qualification
1.3.1 Application of sealants shall be by approved and recognized skilled applicators
and done in strict accordance with manufacturer's printed directions, using
pressure gun and equipment approved by the sealant manufacturer.
1.3.2 Indication of lack of skill on part of caulking applicator shall be sufficient
grounds for rejecting the Work.
1.3.3 The purpose of this Work is to provide a positive barrier against penetration of
air and moisture.
1.4 Job Conditions
Do not apply materials when ambient air temperature and surface temperatures are below
5ºC.
1.5 Protection
Where necessary to prevent contamination of adjacent surfaces, mask areas adjacent to
joints with masking tape. Remove tape promptly.
1.6 Warranty
1.6.1 Submit warranty covering defective materials and workmanship for a period of
two years from the date of Substantial Completion of this project.
1.6.2 The following shall be judged defective work: leakage, hardening, and cracking,
crumbling, melting, running of sealants, loss of adhesion or staining of adjacent
work or surfaces.
1.6.3 Repair or replace any caulking materials judged defective, and work of other
trades damaged due to faulty or defective work of this trade, at no cost to the
Toronto Zoo.
1.7 Product Handling
1.7.1 Deliver sealants to site in sealed containers bearing the following information:
.1 Manufacturer's name
.2 Brand name of sealant
.3 Reference standard to which sealant complies.
1.7.2 Store materials in dry area having an ambient temperature within limits
recommended by material manufacturer.
2. PRODUCTS

3. EXECUTION
3.1 Preparation
3.1.1 Ensure that joint surfaces are structurally sound, free from contaminants that
may adversely affect the adhesion of the sealing materials.
3.1.2 Clean surfaces with a solvent or cleaner recommended by the manufacturer of
the sealing materials.
3.1.3 Before commencing with sealing, test materials for indication of staining or poor
adhesion.
3.1.4 Apply primer to joint surfaces as recommended by sealant manufacturer.
3.1.5 Clean porous surfaces such as masonry, concrete and stone by mechanical
abrasion.
3.1.6 Give notice no less than 24 hours to the Toronto Zoo for an inspection of all
areas and joints that have been prepared to receive caulking.
3.2 Installation
3.2.1 Commence sealing only after adjacent surfaces scheduled to receive an applied
finish have been finished.
3.2.2 Examine joint sizes and correct to achieve proper width/depth ratio:
.1 6.35mm (¼ inches) x 6.35mm (¼ inches) minimum joint size
.2 6.35mm (¼ inches) to 12.7mm (½ inches) depth shall equal width
.3 For wider joints than 12.7mm (½ inches), the sealant manufacturer's
representative shall be contacted.
3.2.3 Prime joints if recommended by sealant manufacturer.
3.2.4 Apply sealant under pressure in accordance with manufacturer's specifications
with hand actuated guns. Gun nozzle shall be of proper size to fit, fill and seal
joint.
3.2.5 Force sealant into joints in full bead, making certain that void-free contact is
made with sides of joint. Tool joints to produce a slightly concave surface.
3.2.6 Install joint backing materials at locations as detailed or where required by
sealant manufacturer's direction. Compress material not less than 30 percent.
3.2.7 Ensure that the correct sealant depth is maintained.
3.2.8 Remove excess sealant or droppings which would set-up or become difficult to
remove from finished surfaces. Do not use chemicals, scrapers or other tools
which affect the finished surface. Replace finished surfaces damaged due to this
work to Consultant's approval at no additional cost to the Toronto Zoo.
3.2.9 Use sealing materials to gun grade or tool grade consistency to suit joint
condition. Use gun with proper size nozzle.
3.2.10 Apply sealant to exterior joints from exterior of building.
3.2.11 Superficial point with skin bead application is not acceptable.
3.3 Adjust & Clean
3.3.1 Do not use chemicals, scrapers, or other tools which would damage surfaces of
caulked materials when excess compound or droppings are removed.
3.3.2 Use materials recommended by sealant manufacturer.

1. GENERAL
1.1 Scope of Work
This Work includes all labour and materials necessary to replace existing fluid cooler for
the Toronto Zoo Education Building. Work shall include but not be limited to:
1.1.1 Remove and legally dispose of existing fluid cooler and associated components:
.1 Electrical disconnect switchboxes.
.2 Existing support structure.
.3 Vibration isolators
.4 Existing piping as indicated.
.5 Electric tracing, wiring and insulation.
1.1.2 Supply and install a new fluid cooler in the same location as indicated, complete
with:
.1 New support structure and vibration isolators
.2 New control panels to control pump, dampers and immersion heaters
.3 New closed coupled centrifugal pump and fan motors complete with
variable frequency drives (VFDs).
.4 New 3kW immersion heater and thermostat.
.5 New supply, return and drain piping and piping insulation.
.6 Disconnect switches.
.7 Electrical heat tracing cable
1.1.3 For roof, wall and floor openings obtain the services of a professional structural
engineer to verify the location and additional support requirements. Provide
structural support and reinforcement as required. 1.1.4 Reconnect existing water supply pipes. Be responsible for making all
connections. Verify site conditions and if necessary, replace pipe connections
and water supply shut-off valves.
1.1.5 Insulate supply, return and drain pipes.
1.1.6 Be responsible for all electrical wiring, disconnects and provide any low voltage
power control required for the system.
1.1.7 Test and commission fluid cooler system.
1.1.8 Ensure equipment start-up and project inspection by qualified factory-trained
representative.
1.1.9 Restore fire rating for walls penetrated. Make good existing adjacent surfaces
affected by this work as herein specified and as shown on Drawings.
1.1.10 Seal, patch, and paint to match existing finishes. All cutting and patching
required shall be by experienced trade only.
1.2 Shop drawings and Product Data
1.2.1 Comply with Section 010000.
1.2.2 Submit shop drawings for fluid cooler to include product description, model,
dimensions, component sizes, rough-in requirements, service sizes, and finishes.
Include rated capacities, operating weights, furnished specialties, accessories,
sizes and locations of piping, plans, elevations, sections, details of components,
and wiring connections. Submit wiring diagrams including power, signal, and
control wiring.
1.3 Codes and Standards
1.3.1. NFPA 70 - National Electrical Code.
1.4 Equipment and Materials
All equipment and materials unless specified otherwise, shall be new and free from
defect. All equipment and materials shall be approved by Underwriters Laboratories of
Canada (ULC) or Canadian Standard’s Association (CSA) and shall bear ULC or CSA
labels.

1.5 Identification
1.5.1 Provide lamacoid identification labels for all for all equipment to match
equipment tags as shown in Schedules on Contract Drawings.
1.5.2 Identification labels shall be black with white engraved letters.
1.6 Accessibility
All work shall be installed so as to be readily accessible for operation, maintenance,
repairs and future replacement.
1.7 Warranty
1.7.1 Comply with Section 010000.
1.7.1 Submit warranty covering defective materials and workmanship for a period of
two (2) years from the date of Substantial Completion of the Project.
1.7.2 The following shall be judged defective work:
.1 Leakage.
.2 Improper response to automation signals.
.3 Under performance.
2 PRODUCTS
2.1 Fluid Coolers
2.1.1. Closed circuit fluid cooler, forced draft type as per fluid cooler schedule.
Features to include:
.1 Entire fluid cooler shall be constructed of heavy gauge mill hot dip
galvanized steel. Zinc coating shall be minimum 2.35oz/ft2 (C-235).
Pan-fan section shall include centrifugal fans and drives mounted and
aligned in the factory.
.2 Brass float valve.
.3 G-235 access doors with wing nuts.
.4 Close coupled centrifugal pump.
.5 Pump and fan motors: totally enclosed, ball bearing type with 1.15
service factor
.6 Coil: encased in steel framework, hot dip galvanized after assembly.
.7 PVC eliminator in multiple sections
.8 Tapered discharge hood with dampers and actuators.
.9 3kW immersion heater and thermostat.
2.1.2 Fluid cooler shall be complete with control panel(s) to control pump, dampers
and immersion heaters.
2.1.3 To avoid reinforcements of the existing building structure, the operating weight
of the fluid cooler shall not exceed 2243kg (4950lbs) with options specified.
2.1.4 Acceptable products:
.1 Evapco: LSWE 4-5H6-T
.2 BAC VXI-27-1R (Custom built to match existing)
2.2 Fluid Cooler Controls
2.2.1 A modulating thermostat with well immersed in fluid cooler return pipe will be
used to control the fan speed. Existing sensor can be reused if in good condition
2.2.2 Modify existing controls and add all necessary components, connections and
wiring to achieve the sequence of operation.
2.2.3 Sequence of operation:
.1 If loop water temperature drops below 50° F a red light will light up
and alarm will sound.
.2 With loop temperature below 68° F, supplementary heat from boiler
will be injected to maintain a loop temperature between 65-68° F.
.3 Between 68-88° F, no supplementary heating, no heat rejection.
.4 At 80° F, Fluid cooler discharge dampers shall open.

.5 At 85° F, fluid cooler spray pump shall start.
.6 At 88° F, Fluid cooler fan will start at low speed.
.7 Between 88 and 92° F, Fluid cooler fan speed shall modulate between
25% to 100% to maintain a loop water temperature at 90° F.
.8 Loop water temperature above 107° F: Alarm will sound.
2.3 Piping
2.3.1 Plumbing and drainage piping:
.1 Type “L” hard copper to ASTM B88 standards, with wrought copper
sweat fittings. Solder shall be lead free with matching flux.
.2 Ball valves for plumbing and drainage: 150 PSIG/600WOG rating,
bronze body, full port, TFE seals, double o-ring design, chrome plated
solid bronze ball, lever handle.
.3 Acceptable products: KITZ 59, TOYO 5049A or MAS B2F
2.3.2 Hydronic piping:
.1 ASTM, A53 Grade B schedule 40 black steel pipe, screwed, flanged or
welded.
.2 Malleable iron or steel to ANSI Standard B16.3 "Malleable - Iron
Threaded Fittings". Steel butt-welding fittings.
.3 Unions: malleable iron, brass to iron, ground seat, to ASTM A47M.
.4 Nipples: schedule 40, to ASTM A53
2.3.3 Pipe insulation:
.1 Rigid performed fibreglass pipe insulation with reinforced ASJ/SSL
vapour retarder jacket. Increase insulation size on pipe 1 ¼” and
smaller to the next size where pipe is heat traced.
.2 Insulate fluid cooler supply, return and drain pipes located outdoors and
domestic cold water piping with 1” thick insulation. Use aluminum
jacketing and aluminum fitting covers for all insulated piping outdoors.
.3 Install pipe insulation as per manufacturer’s recommendations..
Acceptable products: Owen-Cornings, Knauf, John Manville.
Aluminum jacketing and fitting covers: ITW Thermoclad plus coated
aluminum jacketing, stucco embossed, 0.4 mm (0.016”) thick, with 0.6
mm (0.024”) thick aluminum fitting covers. Install with stainless steel
screws and aluminum strapping.
2.4 Disconnect Switches
2.4.1 Acceptable manufacturers: Allen-Bradley, Cutler-Hammer, Siemens and
Square-D (Schneider).
2.4.2 ON-OFF switch position indication on switch enclosure cover.
2.4.3 Mechanically interlocked door to prevent opening when handle in ON position.
2.5 Electrical Heat Tracing:
2.5.1 Self-regulating heat tracing cable, of suitable power density to protect against
freezing at -29° C with 1” thick insulation.
2.5.2 Complete with power connection and circuit fabrication kits.
2.5.3 Waterproof outdoor ambient air temperature sensing thermostat.
2.5.4 Splice kits, end terminations.
2.5.5 Attachment tape, “Electrical Heat Tracing” label.
2.5.6 Acceptable product: 3M TTS Heat Tracing system.
2.6 Variable Frequency Drives:
2.6.1 VFDs shall be of pulse width modulated, voltage source type utilizing fixed
diode input rectification and IGBT output devices.
2.6.2 VFDs shall have 120% of rated FLA for 60 seconds and 150% of rated FLA
instantaneous.

2.6.3 VFDs shall be suitable for input voltages of 208 V ±10% or higher, 3 Phase,
50/60 Hz.
2.6.4 VFDs shall be UL or CSA certified.
2.6.5 VFDs shall be complete with 3% input (Internal or external) reactors.
2.6.6 VFDs shall have modbus communication device for communication to BAS.
They will also include hard-wired inputs and outputs for speed control, start-stop
and interlock.
2.6.7 VFDs shall include minimum 4 line by 20 character backlit LCD display and a
keypad on the front panel for programming, operating, monitoring and
diagnostic capability.
2.6.8 Acceptable products: ABB ACS-800 series, Danfoss, Siemens. VFD will be
supplied as part of the Fluid Cooler package.
2.7 Vibration Isolators:
2.7.1 Vibration isolators for Fluid Cooler shall be housed spring mounts with top
access adjustment bolt, locknut and neoprene acoustic insulation pad.
2.7.2 Static deflection 1” with the Fluid Cooler full of water. All springs shall have a
minimum additional travel to solid equal to 50% of the rated deflection. The
spring outside diameter shall not be less than 80% of the compressed height.
2.7.3 Acceptable products: Andre HVAC International or equivalent by Mason (Type
C) and Vibro-Acoustics. Refer to schedule on drawings for load, type and size.
2.8 Flexible Pipe Connectors:
2.8.1 Flexible pipe connectors shall be stainless steel corrugated hose and braid type,
with carbon steel flanges for sizes 3” and larger, stainless steel NTP screwed
connections and union for smaller. For 3” size, maximum permanent offset shall
be ¾” and maximum intermittent offset shall be 3/8”.
2.8.2 Acceptable products: Metraflex Model SLP (Size 3”) and Metraflex SuperFlex
(2” and smaller.). Approved equivalents from Flex-Hose.
3 EXECUTION
3.1 Examination
3.1.1 Prior to installation, Contractor to ensure, that manufacturer’s clearance
requirements can be met as space is limited space.
3.1.2 Examine fluid cooler, piping and conditions for compliance with requirements
for installation tolerances and other conditions affecting performance.
3.1.3 Examine roughing-in for piping systems to verify actual dimensions and
locations of piping connections before fluid cooler installation.
3.1.4 Proceed with installation only after any unsatisfactory conditions have been
corrected.
3.1.5 Contact manufacturer’s representative for additional instructions where required.
3.2 Demolition and Cleaning
3.2.1 Remove existing fluid cooler and accessories as specified within the drawings
and specifications.
3.2.2 All existing equipment and material not required in the final installation shall be
carefully removed at the appropriate time. Existing unused electrical and
mechanical equipment shall be disconnected from power source and made safe
for removal. Unused conduits, wiring shall be removed.
3.2.3 Legally dispose of all materials removed. Metals shall be routed to a suitable
recycle centre and documentary proof of disposal shall be provided to Toronto
Zoo.
3.3 Installation
3.3.1 Install in accordance with Contract Drawings, manufacturer's instructions and
schematics. Contact manufacturer’s representative for additional instructions

where field conditions may not permit installation per manufacturer’s written
instructions. Install fluid cooler as per manufacturers' instructions. 3.3.2 Coordinate location and installation of:
.1 new vibration isolators
.2 new electrical disconnects
.3 new plumbing and drainage piping
.4 new hydronic system piping.
Adjust locations and elevations to suit field conditions and to ensure proper fluid
cooler operation. 3.3.3 Install with manufacturer-required clearances for service and maintenance.
3.3.4 Attach “Electrical Heat Tracing” label on all heat traced piping over insulation
jacket.
3.3.5 Flexible Pipe Connectors:
.1 Install when fluid cooler is full of water and the vibration isolators are
levelled, adjusted.
.2 Install without twisting and offset. Avoid torque when installing NTP
connections.
.3 Support pipe rigidly and independently at both ends.
3.3.6 Painting:
.1 Remove dirt and grease with mineral spirits and wipe dry with clean
paper towels.
.2 Remove rust, scale using sandpaper, wire brush. Grind welds to clean
metal surface.
.3 Apply paint as per manufacturers’ recommendations, observing
allowable ambient temperatures.
3.4 Electrical Work
3.4.1 Provide all material, equipment, and labour required for a complete and
adequate installation. Make all necessary allowances in tender price for
removal, relocation, rerouting, reconnection of existing electrical equipment,
and wiring as may be necessary for the execution and completion of this project.
No allowance will be made later for any expense incurred through failure to
make this examination.
3.4.2 Remove and/or relocate and reinstall all wiring, fixtures, and equipment as
necessary to accommodate alterations. Wiring located in areas being altered or
demolished, but feeding outlets or equipment required to remain in service shall
be rerouted as required to maintain the continuity of these services.
3.4.3 Replace all cabling with plenum-rated, shielded cable, 1.02mm (18 gauge)
minimum.
3.4.4 All wiring shall be run concealed where possible except that conduits in
unfinished areas and on existing walls and ceiling may be installed on surface.
3.4.5 Power shutdown, if required, must be coordinated with Toronto Zoo’s
representative.
3.4.6 Certain items are identified on the Contract Drawings as existing equipment to
be “removed”. Disconnect said equipment and make safe. Obsolete conduits and
cables shall be disconnected from their source of supply, cut back to a suitable
point, and left in place unless they interfere with the new Work, in which case
they shall be removed.
3.4.7 Conduits sizes shall be in compliance with ESA. All surface conduits shall be
installed parallel to the building.
3.4.8 Conduits for panel feeders and branch circuit wiring shall be thin wall Electrical
Metallic Tubing (EMT) conduit.
3.4.9 Provide separate insulated ground conductor in all conduits, as per code.
3.4.10 Minimum conduit size shall be 12.7mm (½ inches).
3.4.11 Contractor to connect new fluid cooler wiring to existing ‘A-A’ panel reusing
the existing branch circuit for fluid cooler and immersion heater.

3.5 Firestop and Smoke Seal
3.5.1 Provide firestop and smoke seal materials around pipe or duct penetration
through floors and fire rated walls and partitions. Pack and seal void between
the sleeve and pipe insulation for the full depth of the sleeve with ULC approved
methods to maintain the integrity of the required fire separation as required by
the Ontario Building Code.

3.6 Start up, Testing and Commissioning
3.6.1 Engage a factory-authorized service representative to inspect and test equipment
components and field installation, including piping and electrical connections
and report any deficiencies.
3.6.2 Engage a factory-authorized service representative to start up, commission fluid
cooler and control accessories and demonstrate system operation and service
requirements for Toronto Zoo and service personnel.
3.7 Balancing
3.6.1 Engage an independent balancing contractor who is a current member of AABC
or NEBB
3.6.2 Balancing scope shall include the following:
.1 Verify pump and fan operation, measure CP-1, CP-2 pump flow, all
motor amperages, fan speed, pressures and temperatures.
.2 Verify correct operation of VFD in response to BAS output to control
the fluid cooler temperatures.
.3 Submit preliminary test report, note discrepancies, and after
modification, retest and submit final test and commissioning report.
