Dear SIORs and Industry Friends,
The New Year is upon us and real estate business appears to be moving forward at a very fast pace throughout the state. It’s time to get down to business.
I am privileged to serve the Florida SIOR Chapter with the finest, hard working Execu-tive Committee and Board of Directors that we have ever had. They are making my job fun.
Branding, Branding, Branding, is what the membership is asking for and SIOR National is working to enhance the “My SIOR” website and new advertising for the major real estate publications. We at the local level have our own Social Media/Public Relations Director, Christy Vogel of Marketing Direction set to tackle the task of marketing Florida SIORs to individuals involved in the real estate industry and to let them know that when you hire an SIOR you are getting the “Best of the Best” broker in the business!
The Spring Chapter meeting at the Celebration resort in Orlando on March 13th and 14th is shaping up to be a meeting that you don’t want to miss. Our first chapter tennis match sponsored by Prologis starts on Thursday morning and it will be a hoot! Our ed-ucation session on Friday includes an update on My SIOR, Linked In/Card Munch and demonstration of 3 of our favorite iPad applications.

Miami, FL October 23, 2013 – DCT Industrial Oper-ating, LLC a division of DCT Industrial Trust, purchased "Southeastern Headquarters Building" in Sunshine State International Park, just off the Golden Glades Interchange in Mi-ami Gardens on October 22, 2013. The 233,988 square feet building on 489,993 square feet of land sold for $11,800,000. Ted Konigsberg of Infinity Com-mercial Real Estate repre-sented the Seller, a subsidi-ary of Groupe Pacific in the transaction, and David Al-bert, Andrew Lehrer and Devin White of CB Richard Ellis represented the Buyer.
DCT Industrial is one of the largest industrial REITs in North America, specializing in bulk distribution and in-dustrial properties, based in Denver, Colorado.
At one time, this multi-tenanted location at 1400 NW 159th Street (a.k.a. 15800 NW 13th Avenue) was the former Southeast-ern Headquarters of Jeffer-son Stores.
Ted Konigsberg stated, "Timing was everything re-garding this transaction. Over the last few months, we've been able to attract some great new tenants. The building is 100% leased. The Buyer got a good deal on a fully occu-pied multi-tenant building. DCT has now established critical mass in this sub-market. The building did not conform with the core hold-ings of Groupe Pacific, which will now re-deploy the capital received into proper-ties aligned with their devel-opment strategy."
West Palm Beach, Fla. – NAI/Merin Hunter Codman, Inc., one of South Florida’s leading commercial real estate services firm, wants to start a revolution — a “responsibility revolution.” Here, in one of the nation’s big-gest regions for charity balls, luncheons, polo parties, tea soirees and more, the firm says businesses need to keep pace, and donating dollars to charita-ble efforts is not enough. Says Neil E. Merin, Chairman of NAI/Merin Hunter Codman, “It’s not just about bottom-line profits but bottom-line benefits to our communities. If businesses in the Palm Beach and Treasure Coast regions donated even a small fraction of their efforts to promoting employee involve-ment in socially responsible causes, we could ‘move’ a lot more mountains.”
NAI/Merin Hunter Codman is challenging area firms to estab-lish programs that allow em-ployees to donate company time to non-profit causes.

Miami, FL – (November 2013) – State Street Realty brokerage firm has brought the Prologis International Cor-porate Park, which consists of 350,000 square feet, to full 100% occupancy with the closing of over 100,000 square feet in deals so far in November 2013. Prologis International Corporate Park is a Class “A” Industrial Busi-ness Park centrally located in the heart of the Miami Airport West.
State Street Realty President George Pino, SIOR, RPA, working on behalf of Prologis completed over 100,000 square feet of transactions in November 2013. “Our long history with the Prologis prop-erty and our proficient knowledge of the Miami Air-port industrial market place were instrumental in finalizing these transactions.
“With current market vacancy rates for Class-A product in the Miami Airport West sub-market under 50,000 square feet at less than 2 percent, we decided to multi-tenant this building at Prologis ICP to enhance its long-term val-ue. Limited supply and light speculative development will likely lead to a continuation of rental growth through 2014,” said Pete Crovo, market of-ficer, Prologis Florida.
Some Noteworthy Deals in-clude NNR Global Logistics USA leased 53,760 SF, Steve Digiacomo, SIOR of Digiaco-mo Group and Gabriel Garcia-Menocal, SIOR of NAI Miami represented the Tenant.
Southern Paper, LLC leased 20,160 SF, Luis Marquez of Casal Group represented the Tenant.
Weiss-Rohlig USA LLC leased 26,880, David Albert of CBRE represented the Ten-ant.
“At work” days might involve “working” on repainting build-ings for Kids in Distress, fueling food drives for the Urban League, nailing two-by-fours for Habitat for Humanity, or clean-ing up area beaches, among other worthwhile causes that need man and woman power behind them — not just dollars.
A few years ago, NAI/Merin Hunter Codman began a com-pany program along these lines, called “Real Leaders.” The program allows every em-ployee, firm wide, to take off up to 20 hours per year to assist non-profit causes, donating their “sweat equity” on compa-ny time.
Firm employees recently donat-ed sweat equity to Thanksgiv-ing-related events, helping to distribute 450 turkeys to needy families throughout Palm Beach County in support of the Urban League and One 5 Bas-ketball charity’s all-star annual Thanksgiving Food Drive. NAI/Merin Hunter Codman employ-ees also assisted with Florida’s “Big Heart Brigade” that pre-pared and delivered tens of thousands of Thanksgiving meals to the needy, efforts spearheaded by the Palm Beach Gardens Fire Depart-ment and Christ Fellowship Church.
Jordan Paul, CEO of NAI/Merin, challenges other firms on the Gold Coast and Treas-ure Coast to set up socially responsibility programs that meld with their own corporate culture, if such a program is not already in place. “A company needs to lead by example,” said Paul. “Leadership in the workplace can carry over to community initiatives. “There’s no better time to instigate these type of initiatives than now while executives are getting ready to implement 2014 agen-das.”

CNL Commercial Real Estate completed construction of Her-itage Park, a three-story, 86,000-square-foot office building in the center of Winter Park, FL. CNL Commercial Real Estate broke ground in August 2012 on the project, located at 941 W. Morse Blvd. Brasfield & Gorrie constructed the building and is also an an-chor tenant. Other tenants in-clude HQ Regus, who will begin to source smaller medi-cal tenants in December. Re-maining space is available through CNL's Alex Rosario and Paul Reynolds
Fort Lauderdale, FL, Elias Porras, SIOR, CCIM and Ronald Schagrin, SIOR of Colliers International South Florida leased 24,390 sf at Lakeside Plaza located in Corporate Park at Cypress Creek in Fort Lauderdale. It was a mad dash to complete these deals prior to the end of 2013, Ron brought them all four deals across the finish line.
After considering other states, American Express has confirmed it is purchas-ing about 40 acres in Sun-rise, FL, for construction of a regional headquarters. Tom Sclafani, vice president, public affairs for American Express in New York, said the deal to buy the land in the Sawgrass Mills submar-ket from Coral Gables-based Flagler Development is ex-pected to close before the end of the month. The company, which has a nearly 40-year history of op-erations in Florida, currently leases space in South Flori-da for a variety of business functions ranging from cus-tomer service to human re-sources, sales and market-ing. Current operations in-clude a customer service center in Plantation and facil-ities in Miramar and Weston. American Express plans to consolidate those facilities into the Sunrise campus, where it plans to build a 400,000-square-foot building on the east side of NW 136th Avenue south of Sunrise Boulevard. Construction would begin in fourth-quarter 2014, with
Duke Realty Corporation ac-quired the Dade Paper build-ing at 9601 NW 112th Ave. in Miami, FL from Dade Paper & Bag Company for $30 million, or about $134 per square foot. The single-story, 223,104-square-foot industrial building was built in 2003 in the Medley Industrial submarket. It fea-tures 30-foot clear heights on a corner, fenced lot. Steve Medwin, SIOR, CCIM, Nick Wigoda, SIOR and Matt Maciag with Jones Lang LaSalle represented both the seller and the buyer in the sale.
Land O’Frost, Inc. sold six office buildings at 6925 Lake Ellenor Dr. in Orlando, FL to Heaven III LLC, a subsidiary of Kingstone Family Holdings, for $2.6 million, or approximately $24 per square foot. The deal totals 109,940 square feet and includes Buildings 1 - 6. The facilities were all constructed between 1974 and 1975 and range in size and use. The center is located in the Southwest sub-market in Orlando Central Park, one of the area's premier office and industrial parks.

chases Dade Paper Bldg
Juice Juice & Juice, Inc. sold the vacant industrial building at 2175 Premier Row in Or-lando, FL to REMS Group, Inc. for $1.39 million, or about $69 per square foot. The 20,207-square-foot ware-house was built in 2000 in the SW Orange County Industrial submarket, part of the Orlan-do Central Park. Matt Sullivan, SIOR, CCIM, Wilson McDowell, SIOR, CCIM, and Bobby Isola of Colliers International Central Florida represented the sell-er. Lee Morris, SIOR, CCIM with Cushman & Wakefield of Florida, Inc. represented the buyer.
